CLAYTON, N.C. — Novo Nordisk, a Danish pharmaceutical giant, has broken ground on a 1.4 million-square-foot manufacturing facility in the Raleigh suburb of Clayton. The drugmaker plans to invest $4.1 billion in the development in order to boost the production of diabetes treatment Ozempic, weight loss drug Wegovy and other injectable therapies. Operations at the 56-acre site will include filling and packaging syringes and injection pens. According to CNBC, the demand for Wegovy and Ozempic has outstripped supply in the United States over the past year. The disparity has led to “intermittent shortages,” reports the national news outlet. In 2024 alone, Novo Nordisk is investing $6.8 billion into pharmaceutical production, up from approximately $4 billion last year. “It took us a century to reach 40 million patients, but through this expansion and continued investment in our global production, we’re building Novo Nordisk’s ability to serve millions more people living with serious chronic diseases in the future,” says Lars Fruergaard Jørgensen, president and CEO of Novo Nordisk. “This is yet another real signal of our efforts to scale up our production to meet the growing global need for our life-changing medicines and the patients of tomorrow.” The expansion project will double …

SCHERTZ, TEXAS — Bob Mills Furniture has signed a 114,396-square-foot industrial lease in Schertz, a northeastern suburb of San Antonio. The space within Schertz Corporate Center, which was originally built in 1981, includes retail showroom space. Stewart Skloss and Eva Horton of Newmark represented the tenant in the lease negotiations. Joe Simmons of AQUILA Commercial represented the landlord, a Texas-based entity doing business as PV Schertz LLC. The location is the company’s ninth in the state and 12th nationwide.
IRVING, TEXAS — Fort Worth-based investment firm PHP Capital Partners has acquired Freeport 7, a 56,076-square-foot industrial building in Irving. According to LoopNet Inc., the freestanding building at 9150 N. Royal Lane was built in 1985 and renovated in 2012 and features 18-foot clear heights in addition to 17 dock-high loading doors. At the time of sale, Freeport 7 was fully leased to Inspire Event Solutions, a wholly owned subsidiary of asset manager Ashford Inc. The seller was not disclosed.
HOUSTON — Locally based brokerage firm Oxford Partners has arranged the sale of an 8,100-square-foot industrial building in North Houston. According to LoopNet Inc., the building at 21315 Inverness Forest Blvd. was constructed in 2014 and features 28-foot clear heights. Julia Ly and Matt Rogers of Oxford Partners represented the buyer, Pillar Investment Group, in the transaction. Mike Taetz of Colliers represented the undisclosed seller.
Brinkmann Constructors, Scannell Properties Plan 150,000 SF Manufacturing Facility in Mesa, Arizona

MESA, ARIZ. — Brinkmann Constructors, in partnership with Scannell Properties, is developing an industrial facility in Mesa for Super Radiator Coils, a company specializing in heat exchanger manufacturing. Constructed of concrete tilt-up panels, the 150,000-square-foot building will include more than 45,000 square feet of Class A office space, 130,000 square feet of fully conditioned manufacturing floor space, gantry crane systems and clean room areas that support advanced manufacturing. The state-of-the-art facility will operate as a western U.S. production hub for Chaska, Minn.-based Super Radiator Coils. The new location will consolidate and expand the company’s manufacturing capabilities to support the growth of the company’s operations in the Western region. Ware Malcomb is serving as architect for the project, which is slated for completion in fall 2024.
PHOENIX — Marcus & Millichap has arranged the purchase of an office and industrial property in Phoenix. Matt Hamblin acquired the asset for $1.9 million. Doug Fielding Jr. of Marcus & Millichap procured the buyer in the deal. Located at 4535 E. Broadway Road within Cotton Business Center, the facility offers 6,039 square feet of fully air-conditioned space, 16-foot clear heights, a 14-foot drive-up roll-up door, a lobby, various office sizes, a bullpen area, a server room, a break area, two ADA restrooms and skylights for natural light. Smart Pest Solutions occupies the space in an 80 percent office and 20 percent warehouse layout.
BROADVIEW, ILL. — Ironworkers Local 63 has opened its new 12,000-square-foot training center at 2525 Lexington St. in Broadview, about 12 miles west of downtown Chicago. Dubbed the “glass house” and designed by Gensler, the property is visible from I-290. Tradespeople within Ironworkers Local 63 help build the glass facades on skyscrapers in Chicagoland. Inside, the facility provides lab-like instruction spaces, a pressurized testing chamber, five-ton bridge crane and adaptable training structure. Skyline Construction was the general contractor.
SAN ANTONIO — Toyota is planning a $531 million expansion of its manufacturing facility in San Antonio, which is informally known as Toyota Texas. The initiative is expected to create more than 400 new full-time jobs. The centerpiece of the expansion will be the development of a new 500,000-square-foot facility that will be dedicated to producing drivetrain parts such as transmission systems, driveshafts, axles and wheels. A construction timeline was not disclosed. The Japanese automaker’s San Antonio plant spans about 2,000 acres and has been in operation for nearly two decades. The facility is the exclusive home of the Tundra truck and all-hybrid Sequoia SUV, both of which are assembled on the same production line. The plant rolled out approximately 181,000 new vehicles in 2023 alone. Over the last two years, users were more frequently being outbid for industrial properties (partially stabilized and vacant). Now, with the investment herd very thin, it has allowed users and buyers to take a crack at the opportunities. The users face the same hurdles where the cost of capital is not cheap, but it is more palatable when their business pays the mortgage or rent. I anticipate vacancies ticking up through Q4 2024, but beginning in Q1 2025, I feel confident we will see transaction frequency rise. In turn, the vacancy rate will lead to a softening of rental rates and increased concessions, but the fundamentals are strong for the industrial market, and it will turn on a dime in Q1 2025. Majestic Sunroad continues progressing significantly with the Landmark at Otay projects, delivering roughly 845,000 square feet by Q4 2024. CHESTERFIELD COUNTY, VA. — Condair Group AG, an evaporative technologies manufacturing company, has announced plans to develop a $57.2 million production facility in Chesterfield County, roughly 20 miles southwest of downtown Richmond. Scheduled to begin operations in early 2025, the development will span 400,000 square feet. Governor Glenn Youngkin of Virginia approved a $700,000 grant from the Commonwealth’s Opportunity Fund for the project, which will create 180 new jobs, according to a press release issued by Chesterfield County. Condair is also eligible to receive state benefits from the Major Business Facility Job Tax Credit, as well as The Port of Virginia Economic and Infrastructure Development Zone Grant Program. Condair also considered South Carolina as a location for the facility.
