BELLE PLAINE, IOWA — Binswanger has brokered the sale of a manufacturing facility located at 200 Industrial Park Blvd. in Belle Plaine, approximately 87 miles east of Des Moines. The 107,070-square-foot property, formerly a Benco Manufacturing facility, sold to Frontier Natural Products Co-op for an undisclosed price. The natural and organic food products wholesaler and distributor plans to use the facility as a food processing and distribution site. LOCKLAND, OHIO — Irvine Wood Recovery has acquired an industrial building located at 531 N. Wayne Ave. in Lockland, a suburb of Cincinnati. T&R Janszen sold the 97,000-square-foot property for $850,000. Situated on nearly nine acres, the property features heavy electrical services, nine docks and one drive-in door. Jeff Bender of DTZ represented the buyer in the transaction.
GREEN COVE SPRINGS, FLA. — Newmark Grubb Phoenix Realty Group has arranged a 208,000-square-foot industrial lease at 4627 JP Hall Blvd. in Green Cove Springs, a town located along the St. Johns River roughly 33 miles south of Jacksonville. Santa Paula, Calif.-based Calavo Growers leased the space at the 793,583-square-foot, multi-tenant warehouse and cold-storage distribution facility, which is located on a 141-acre tract and is rail-served by CSX. John Richardson and Bryan Bartlett of Newmark Grubb Phoenix Realty represented the landlord, Green Cove LLC, in the lease deal. Kevin Kelly of CBRE represented Calavo Growers. The deal is expected to bring 262 new jobs to the area.
LAS VEGAS – Shred-It Corp. has leased 22,000 square feet of industrial space in Las Vegas. The facility is located at 4524 Lawrence Street in North Las Vegas. It was built in 1998 for the U.S. Corp of Engineers and the U.S. Army Reserves. The new 10-year lease was executed by Curtis Sanders of Cushman & Wakefield | Commerce.
PLAINFIELD, IND. — WPT Industrial REIT has renewed its lease with Fullbeauty Brands Inc. for the single-tenant property located at 3003 Reeves Road in Plainfield. The online retailer has renewed its 741,092-square-foot lease for five years at a renewal rate that exceeds in-place rental rates. The lease expires on August 31, 2021, and extends the REIT’s overall weighted average lease term to just over four years. Built in 2003, the property features 36-foot clear ceiling heights, an ESFR sprinkler system, and metal halide and T-5 lighting, as well as ample dock doors and trailer/auto parking.
NOVI, SOUTHFIELD AND FERNDALE, MICH. — Cushman & Wakefield|Signature Associates has brokered three industrial transactions, totaling 111,020 square feet, in Michigan. In Novi, Jim Montgomery of Cushman & Wakefield|Signature Associates represented Radius in the purchase of 26,390 square feet of high-tech space located at 40230 Grand River Ave. from an undisclosed seller. In Southfield, 25900 W 8 Mile LLC acquired 35,000 square feet of industrial space at 25900 Eight Mile Road. Montgomery Associates represented the seller, Volvo, in the transaction. In Ferndale, Joe Hamway of Signature Associates represented E&J Properties LLC in the sale of a 49,630-square-foot industrial space, located at 1551 Academy St. John Boyd, also of Signature, represented the buyer, J&J 1551 LLC, in the transaction. The transaction prices were not released for the deals.
ERLANGER, KY. — Nevada-based Dermody Properties, in a joint venture with Hillwood Investment Properties, plans to develop an 898,560-square-foot facility in Erlanger for Wayfair Inc., an online home furnishings and décor retailer. The facility will be located on a 52-acre site at 1600 Donaldson Road adjacent to the Cincinnati/Northern Kentucky International Airport (CVG). Dermody Properties and Hillwood leased the land site from CVG earlier this year. The facility, known as LogistiCenter at 275, will be the largest single development by square footage in the history of Dermody Properties. DTZ represented Wayfair in the lease transaction. Paul Hemmer Co. is the general contractor on the project. Construction is expected to be complete in the second quarter of 2016.
BOLINGBROOK, ILL. — Cushman & Wakefield has arranged a 361,000-square-foot industrial lease for online retailer Swap.com in Bolingbrook. The property, owned by Prologis Inc., is located at 850 Veterans Parkway in Bolingbrook. The long-term lease marks the second major expansion for Swap.com since its founding in 2013. Swap.com previously occupied a smaller footprint in a separate ProLogis building. Situated on the north side of I-55 between Route 53 and Weber Road, the asset provides 30-foot clear height ceilings, ESFR sprinklers, heavy power, 37 exterior loading docks, four drive-in doors, and parking for 224 cars and 321 trailers. Swap.com offers a selection of pre-owned baby, kid’s, maternity and women’s apparel and accessories. Jason West of Cushman & Wakefield represented Swap.com. in the transaction. Magazine named United Global Logistics as one of the top 5,000 fastest growing private companies in the country. Property features include 9,000 square feet of office space, 18-foot clear ceiling heights, one interior truck dock, one drive-in door and 80 parking spaces. Richard G. Daly of Darwin Realty represented the buyer, Robert Weisheit Co., which acquired the property for the expansion and relocation of its manufacturing business.
