MIAMI TOWNSHIP, OHIO — Accelevation, a data center infrastructure manufacturing company, has signed a 264,000-square-foot industrial lease at First Flight Commerce Center in Miami Township near Dayton. The industrial business park, which is currently under development, will total six buildings and 1.8 million square feet upon full build-out. Acclevation is scheduled to take occupancy in the first quarter of 2025 and will fully occupy Building 1. Doug Whitten of CBRE represented the landlord, Kansas City-based NorthPoint Development. Bill Buntyn and Todd Cochran of Colliers represented the tenant. Building 1 will feature a clear height of 36 feet, eight dock-high doors, four drive-in doors, 267 parking spaces and 66 trailer parking spaces.

PARAMOUNT, CALIF. — CBRE has arranged the sale of Paramount Business Center, a multi-tenant industrial park at 6407-6431 Alondra Blvd. in Paramount, just south of Los Angeles. A local private investor acquired the asset from a publicly traded REIT for $7.6 million. The 30,224-square-foot center features 11 units, ranging in size from 2,025 square feet to 3,794 square feet, with each unit offering 18-foot clear heights, one grade-level door and a high-image storefront. Situated off Interstate 710, the building is 15 miles from both the Ports of Los Angeles and Long Beach. Mark Shaffer, Gerard Poutier, Anthony DeLorenzo, Bryan Johnson and Dylan Rutigliano of CBRE Investment Properties, along with Barbara Perrier and Eric Cox of CBRE’s National Partners, represented the seller in the transaction.

SACRAMENTO, CALIF. — Madera Finra Properties has acquired 1 & 3 Wayne Court, a two-building industrial asset in Sacramento. Terms of the transaction were not released. At the time of sale, the 52,800-square-foot warehouse facilities were 45.5 percent leased. Ryan Sitov, Melinda Marino and Mark Detmer of JLL Capital Markets represented the undisclosed seller in the transaction.

HOUSTON — Locally based developer Griffin Partners has broken ground on Carter Crossing, a 137,171-square-foot speculative industrial project in North Houston. Carter Crossing will be situated on a nine-acre site near Beltway 8 and I-45 and feature 3,707 square feet of prefinished office space, 32-foot clear heights and 28 dock-high loading doors. Transwestern is the leasing agent for the project, which is expected to be complete before the end of the year.

HOUSTON — Clay Development has completed Kennedy Greens Distribution Center III, a 110,250-square-foot industrial project in Houston. The 7.7-acre site is located at 13520 JFK Boulevard on the city’s north side and is part of a larger, 145-acre development. Building features include 32-foot clear heights, 2,600 square feet of office space and parking for 186 cars. The site can also support parking for up to 32 trailers.

GEORGETOWN, TEXAS — Clopay has signed a 23,140-square-foot industrial lease in the northern Austin suburb of Georgetown. The manufacturer of overhead and garage doors will occupy space within Building 3 at CrossPoint Business District, the first phase of which will feature 488,758 square feet of space across three buildings and 61.7 acres. The company expects to take occupancy this summer. Darryl Dadon and Olivia Reed of CBRE represented the landlord, a partnership between Jackson-Shaw and Diamond Realty Investments, in the lease negotiations.

WHITE MARSH, MD. — Merritt Properties has signed three new tenants to join Phase I of White Marsh Interchange Park, an industrial park underway in the Baltimore suburb of White Marsh. Phase I, which totals 235,900 square feet across three buildings, was delivered in late May. Restaurant Depot, a national wholesale foodservice supplier, has signed a 60,000-square-foot lease; Dill Dinkers, a pickleball operator, has signed a 24,400-square-foot lease; and Sensi Auto, an automotive solutions provider, has secured a 6,560-square-foot lease. Situated on 56 acres near I-95, Phase I of White Marsh Interchange Park features buildings with clear heights ranging from 20 to 32 feet, truck courts, rear-loaded docks and drive-in capabilities. Merritt Construction Services, Merritt’s construction division, will be responsible for the build-out of all three tenants’ spaces. At completion, White Marsh Interchange Park will span 750,000 square feet across nine buildings.

ARLINGTON, WASH. — EQT Exeter has purchased Gayteway Business Park buildings B, C, F and G from Chris Gayte and Brent Nicholson of Gayteway Business Park for $70.6 million. Situated on 22.3 acres in Arlington, approximately 45 miles north of Seattle, the four Class A industrial buildings total 365,000 square feet. Located at 20101 and 19927 67th Ave. Northeast, the buildings offer dock-high and grade-level loading, concrete truck courts, 24- to 30-foot clear heights, abundant parking and ESFR sprinklers. Brett Hartzell and Paige Morgan of CBRE National Partners represented the seller in the deal. Al Hodge of Broderick Group assisted on the transaction.

AURORA AND DENVER, COLO. — Brennan Investment Group has purchased two distribution facilities, totaling 206,000 square feet, in Aurora and Denver. Terms of the transaction were not released. The properties are located at 18245 E. 40th Ave. in Aurora and 4999 Oakland St. in Denver. At the time of sale, the Oakland property is fully leased to a single tenant, and the 40th Avenue property is partially leased.
