CARROLLTON AND COPPELL, TEXAS — ML Realty Partners LLC has arranged 182,764 square feet in lease transactions in its recently delivered industrial developments in Carrollton and Coppell that total 603,276 square feet. Crosby Trade Center, a two-building development in Carrollton, has leased 90,705 square feet to Cashion Home Services LLC, Gunder Associates Inc., Pacific Coast Transportation Inc. and East Penn Manufacturing Co. Park West Crossing, a four-building development located in Coppell, has leased 92,056 square feet to JAS Forwarding Inc., Southwestern Carpets Ltd. and J.C. Ehrlich Co.

Potpourri-Littleton-MA

LITTLETON, MASS. — MA Littleton Land LLC, a joint venture between an affiliate of Braintree, Mass.-based Condyne Investment Fund II and New York City-based Square Mile Capital Management, has broken ground for a 450,000-square-foot build-to-suit fulfillment center for Potpourri Group. The building is slated to be fully operational in the first half of 2016. Potpourri, a multi-channel direct-to-consumer retailer, will relocate and expand its fulfillment center to the new facility at 3 Distribution Center, in Littleton. The facility will feature a 150-person call center, warehouse space, 400 automobile parking spaces, 18 shipping and receiving docks, 14 trailer staging bays, an emergency generator and racked mezzanine pick levels. Greg Zais and Neil Ross of Jones Lang LaSalle Boston represented Potpourri both on its national site search and documentation, while Deborah Tamulis of Thomson Partners Boston represented Littleton Land LLC in the deal.

CORONA, CALIF. – A 201,345-square-foot industrial building inside the Magnolia Point redevelopment project in Corona has sold to Developlus Inc. for $20.1 million. It is the project’s largest building. The Class A warehouse and distribution space is located at 1560 E. Sixth Street. Amrapur manufactures bedding, towels, comforters, draperies and other home textiles overseas. It imports and distributes from its U.S. headquarters. The company was represented by Ted Sawyer of Lee & Associates. The seller, CT Realty, was represented by Jeff Ruscigno of the same firm, and by CBRE’s Ben Seybold.

TEMPE, ARIZ. – American Solar Electric has leased 18,800 square feet of industrial space in Tempe. The space is located at 1230 W. 23rd Street. The residential solar system and roofing services company consolidated offices into the property. The building features ground-floor and mezzanine office space, warehouse space and a fenced yard. American Solar was represented by Rod Beach of CRESA. The landlord, Bishop Family Trust Dated 1995, was represented by DTZ’s Kent Hanson.

HOUSTON — First Industrial Realty Trust has arranged two long-term leases totaling 273,018 square feet at its 351,672-square-foot First Northwest Commerce Center development in Houston. The leases bring the facility to 78 percent leased. A leading global supplier to the energy industry will use 194,364 square feet of the facility for distribution and assemblage, and an international technology and manufacturing company will occupy a 78,654 square-foot space that will serve as a design, production and distribution center. Both leases will commence Sept. 1, 2015. Located in the Northwest submarket of Houston at 4800 W. Greens Road, First Northwest Commerce Center features 32-foot clear heights, a sprinkler system, truck courts and excess trailer storage, as well as access to major transportation systems via Beltway 8. Royal Pratt and Chad Parrish lead First Industrial’s development and leasing efforts for First Northwest Commerce Center.

DALLAS — Brennan Investment Group LLC has purchased and leased back to Arbor Metals an industrial property located at 811 Regal Row in Dallas.  Arbor is an international trader, processor and stocking metal service center for stainless steel and aluminum strip and coil. The building serves as the company’s headquarters and sole manufacturing facility. This acquisition increases Brennan’s Southwest regional portfolio to 21 buildings.

Westridge Logistics Center McDonough

MCDONOUGH, GA. — Lincoln Property Co. Southeast has arranged three leases totaling nearly 72,000 square feet at Westridge Logistics Center, a two-building industrial campus totaling 324,112 square feet. Westridge is located in the South Atlanta industrial submarket of McDonough. Denton Shamburger of Lincoln represented the landlord in all three transactions. The deals included Thom Sawyer Logistics Solutions signing for 26,286 square feet, Legacy Commissary Services signing for 15,172 square feet and an unnamed tenant signing for 30,343 square feet. Rusty Epperson of Wilson, Hull & Neal Real Estate represented Thom Sawyer Logistics Solutions, and Bob Robers of Transwestern represented Legacy Commissary Services in their lease transactions.

CARTERET, N.J. — CBRE Group Inc. has arranged the sale of a warehouse and distribution property located at 200 Milik St. in Carteret. TIAA-CREF purchased the 232,134-square-foot property for $49.5 million from The Hampshire Companies. Constructed in 2012, the facility features 36-foot clear ceiling heights, 52-by-50-foot column spacing, ESFR sprinkler systems and up to 40 loading docks. The seller began construction of the property on a speculative basis and fully leased the building to FedEx Ground prior to completion. Jeffrey Dunne, Kevin Welsh and Brian Schulz of CBRE Group Inc. represented the seller and the buyer in the transaction.

Hanna-Circle-Indianapolis

INDIANAPOLIS — The Opus Group is developing a speculative industrial property at 3901 Hanna Circle at the Airport Business Center in Indianapolis. The industrial office and warehouse facility will feature 433,000 square feet of space. Situated on 26.2 acres, the property will feature 32-foot clear heights, 40 loading docks with four drive-in doors, ESFR sprinkler systems, T-5 fluorescent lighting and parking for 288 cars and 63 trailers. Construction began in May, with completion slated for February 2016. The building will be owned by a joint venture partnership between Opus Development Co. and Founders Properties. Opus Development Co. is the project’s developer, Opus Design Build is serving as design-builder and Opus AE Group is the architect and engineer of record. DTZ has been retained to market the property for lease.
