NEW YORK CITY — Massey Knakal, now Cushman & Wakefield, has arranged the sale of a development site located at 191-231 Moore St. in Brooklyn’s East Williamsburg neighborhood. The 2.3-acre site sold for $28.3 million, or $167 per buildable square foot, in an all-cash transaction. The site is located in a dual M1-1/M1-2 zone, which permits a total of approximately 169,496 buildable square feet for retail or commercial development. Additionally, the site features more than 1,100 feet of frontage on Moore, Seigel and White streets. The site current consists of five industrial buildings, totaling nearly 47,000 square feet. Brendan Maddigan and Stephen Palmese of Cushman & Wakefield handled the transaction. The buyer and seller were not disclosed.

RENO, NEV. – Moldman Systems has leased 35,100 square feet of distribution space at Reno Aircenter. The space is located at 4649 Aircenter Circle in Reno. Moldman is a low-pressure injection molding machine developer and distributor. The landlord, IndCor Properties, was represented by J. Michael Hoeck, Dave Simonsen, Michael Nevis and Steve Kucera of The NAI Alliance Industrial Properties Group.

Bridgestone Albany Georgia

ALBANY, GA. — Hart Corp. has brokered the sale of a 473,132-square-foot industrial facility in Albany, a city in South Georgia. The seller, Bridgestone America Tire Operations, sold the asset to Clark Associates Inc., an online supplier of restaurant equipment, for an undisclosed amount. CBRE represented Bridgestone in the transaction, and Jim Belcher and Bart Hardison of Hart Corp. represented Clark Associates. Justin Strickland of the Albany/Dougherty Economic Development Commission and Walt Farrell of the Georgia Department of Economic Development assisted in the transaction.

Sitex-Mahwah-NJ

MAHWAH, N.J. — Sitex Group has acquired Sharp Plaza, a mixed-use campus located in Mahwah, for $40 million. Situated on the New York state border at the intersection of Routes 17 and 287, the campus includes a three-story, 147,000-square-foot Class A office building, a 350,000-square-foot warehouse building and 23 acres of undeveloped land. The office building is currently leased to Sharp as its North American headquarters on a long-term basis. The warehouse, which is expandable by 200,000 square feet, currently has an 80,000-square-foot vacancy. The remainder of the warehouse is long-term leased to Sharp and Amazing Savings. Sitex Group plans to reposition the warehouse vacancy and market the vacant land for office or warehouse build-to-suit opportunities. McBride Real Estate represented Sitex Group in the acquisition.

SHOREWOOD, ILL. — Bob’s Discount Furniture has leased a 751,966-square-foot warehouse and distribution building in Shorewood. The company is expanding its retail furniture business into the Chicago area. The Connecticut-based furniture retailer will move into the space in April. The newly constructed facility is located at the Heartland Corporate Center, about 40 miles southwest of Chicago’s central business district near the intersection of Interstate Highways 80 and 55. JLL represented Bob’s Discount Furniture in the transaction providing site selection, tenant representation, and business and economic incentive services.

CARLSTADT, N.J. — CenterPoint Properties has sold its facility at 30 Commerce Road in Carlstadt for an undisclosed price. Caudalie, a French skin care company, purchased the property, which is located on 1.44 acres and features two exterior loading docks, in an off-market transaction. The facility offers close proximity to New York and major highways, including Interstate 95, the New Jersey Turnpike and New Jersey Routes 46 and 80. Andrew Houston, Larry Casey and Robin Ritter-Ceriello of DTZ represented the seller in the deal.

Ross Stores Fort Mill South Carolina

FORT MILL, S.C. — DTZ has brokered the $14 million sale of a Class A, 255,168-square-foot distribution center located at 1092 Wilson Business Parkway in Fort Mill, a suburb of Charlotte. The distribution center is fully leased to Ross Stores Inc. Beacon Industrial LLC purchased the asset from an institutional investor. Rob Cochran and Jared Londry of DTZ’s capital markets team represented the seller in the transaction.

CHANDLER, ARIZ. – Zounds has leased 11,639 square feet of office space at Galveston Tech Center in Chandler. The Class A office-flex building is located at 6825 W. Galveston. The current lease brings the center’s occupancy rate to 92 percent. Zounds will be relocating its engineering, office and warehouse/shipping departments to this location to accommodate the company’s growth. Zounds was represented by Cory Sposi of Commercial Properties. The landlord, ViaWest Group, was represented by DTZ’s Mike Heanel, Andy Markham and Will Strong.

HOUSTON — DCT Industrial Trust has arranged three pre-leases totaling 172,000 square feet in its northwest Houston development, DCT Northwest Crossroads Logistics Centre. The leases bring the first phase of the development, a 362,000 square foot, multi-tenant building, to 100 occupancy. In June 2014, the company pre-leased 52 percent of Northwest Crossroads Logistics Centre I through a 190,000 square foot lease with Lennox. The development will be completed in the first quarter of 2015. When finished, DCT Northwest Crossroads Logistics Centre will span 682,000 square feet across two buildings. The company began construction on Phase II, a 320,000-square-foot building, in the third quarter of 2014. Phase II is slated for completion during the second quarter this year.
