ROMEOVILLE, ILL. — Meridian Design Build has begun construction on a new 188,166-square-foot cold storage facility in Romeoville. The build-to-suit facility is situated on a 35-acre site located at Airport Road just west of Southcreek Parkway. The property will include office space, dry storage, a refrigerated palletizing area and a -10°F freezer sized to accommodate 21,000 pallet positions. The new building will also include 36 loading docks, 75 exterior trailer stalls and 177 auto parking positions. A refrigerated elevated building link will be constructed to accommodate conveyance of product from an adjacent production facility. WBS Equities LLC and Abbott Land & Investment are providing development services for the project. Meridian has retained Ware Malcomb to provide architectural and structural design services for the project. Jacob & Hefner Associates will provide civil engineering services.

KAPOLEI-TRADE-CENTER

KAPOLEI, HAWAII – A partnership between Angelo Gordon & Co. and Metric Holdings has acquired Kapolei Trade Center, a 221,000-square-foot industrial center, for $35 million. The property is located at 2045 Lauwiliwili Street inside the Kapolei Business Park in Kapolei. The center includes 17 detached industrial buildings on 11.8 acres. It was built in 2008. Kapolei’s seller, iStar Financial, initially acted as the project’s lender, taking control of the center in 2010. It was stabilized before iStar’s decision to sell the asset. The center’s listing agents are Guy Kidder and Scott Mitchell of Colliers International. The partnership, called AG-Metric KTC Holdings, has previously acquired the former Hawaii Raceway, now known as Malakole Industrial Park.

SALT LAKE CITY — Lofgren Distribution Warehouse, a 40,328-square-foot industrial building in Salt Lake City, has sold to Engineered Wall Systems (EWS) for an undisclosed sum. The building is located at 250 West 2855. The exterior wall panel systems provider will use the facility as its new company headquarters. EWS was represented by Kelsie Akiyama of Newmark Grubb ACRES. The seller, Lofgren Funiture, was represented by Robert Kingsford of Newmark Grubb ACRES.

ORLANDO, FLA. — McCraney Property Co. has signed a lease with FedEx Ground to occupy 60 percent of the 142,638-square-foot Building 3 in the John Young Business Park in Orlando. The 25-acre John Young Business Park consists of a three-building portfolio totaling 393,000 square feet. Construction was recently completed on Buildings 2 and 3, which were built speculatively. JLL represented FedEx Ground in the lease transaction, and David Murphy of CBRE represented McCraney.

SPARKS, NEV. — Schnabel Ventures and its partners have acquired Kleppe-Greg Business Park, a 150,000-square-foot industrial flex business park in Sparks, for an undisclosed sum. The five-building park is located at 1215 & 1275 Kleppe Lane, 1250 & 1220 Greg Street and 1455 Deming Way. It will soon undergo a major renovation.

DENVER — WG Enterprises LLC has acquired two industrial buildings in Denver for $3.1 million. The buildings are located at 8100-8300, 8130 and 8131 East 40th Ave. They total 18,158 square feet. WG Enterprises was represented by Greg Knott and Brad Gilpin of Unique Properties. The seller, the Duff Estate, was represented by Alec Rhodes, Tyler Smith and Aaron Valdez of Cassidy Turley.

The park is located at 5224 NE 158th Ave. The fluid system seller and manufacturer was represented by Niall Travers of Cresa Partners. The landlord, CWOR Commerce Park 10 LLC, was represented by Steven Klein, Peter Stalick and Zach Francis of Kidder Mathews.

MCALLEN, TEXAS — Conn’s Inc. has signed a new lease for a 353,602-square-foot distribution center located at 6900 International Parkway in McAllen. Bob Crenshaw, Chuck Berger, David Chew and Paul Douglass of Newmark Grubb Knight Frank represented the owner, Worthington Property Investments LLC, in the negotiations. Billy Gold of CBRE’s Houston office represented the tenant. The facility is located near U.S. Expressway 83 and the Anzalduas International Trade Bridge. Conn’s is an electronics, home appliance and furniture retailer with 11 locations across Texas.

EL PASO, TEXAS — AIC Ventures, a private real estate investment fund manager, has acquired a 115,000-square-foot industrial facility leased to Austin Foam Plastics in El Paso. The company designs, manufactures and supplies protective packaging for product manufacturers. Sonny Brown Associates LLC represented the seller. The name of the buyer was not released.

WILLOWBROOK, ILL. — NorthMarq Capital has arranged a $4.5 million refinancing loan for a 50,157-square-foot, flex industrial warehouse in Willowbrook. The property is located at 7100 Madison St. James Murphy of NorthMarq Capital’s Boston office structured the five-year loan with a 25-year amortization schedule for the borrower, a Boston-based equity fund. A life insurance company provided funding for the loan.
