LOGAN TOWNSHIP, N.J., AND CARLISLE, PA. — Reno, Nev.-based Dermody Partners has broken ground on the development of two industrial facilities in New Jersey and Pennsylvania. In New Jersey, Dermody and its capital partner, Great Point Investors, have broken ground for the construction of a multi-tenant facility at 1110 Commerce Blvd. in Logan Township. Situated within LogistiCenter Logan, the 171,600-square-foot facility is slated to be complete in June. The property will feature 32 feet of clear heights, 106-car parking spaces and 39-trailer parking spaces. In Pennsylvania, Dermody and Pacific Coast Capital Partners have broken ground on construction for a 602,250-square-foot facility at One Ames Dr. within LogistiCenter Carlisle industrial park in Carlisle. The facility will feature 36 feet of structural clear height, 142 loading docks, 187-car parking spaces and 93-trailer parking spaces. The facility is slated for completion in September.

CLIFTON, N.J. — Tulfra Real Estate has partnered with Hampshire Cos. to acquire a distribution facility located at 65 Industrial St. South in Clifton for an undisclosed price. The former Glaxo SmithKline building, features 202,000 square feet of space, including 28,000 square feet of office space, as well as 16 loading docks and 200 on-site parking spaces. The buyers have launched a major repositioning program for the former manufacturing plant to convert the property to a single-tenant use and increase the ceiling height to 27 feet. Additional renovations include a new ESFR sprinkler system, new exterior skin, T5 lighting, epoxy floors and new electrical and mechanical systems, as well as 22,000 square feet of space for lab and/or office use. The name of the seller was not released.
BELLEVILLE, ILL. — IMPACT Strategies has completed a $1.1 million expansion project for Chelar Tool & Die Inc., a Belleville-based tool manufacturer. Construction of the 12,000-square-foot addition began in October 2014 and completed in March. IMPACT Strategies built a single-story, pre-engineered metal building. The facility is equipped for making metal stamping dies, metal stampings, specialty precision machinery and Blanchard grinding. IMPACT Strategies collaborated on the project with architect EWR Associates Inc. of Fairview Heights.
SOUTHFIELD, MICH. — Friedman Integrated Real Estate Solutions has brokered the sale of two industrial buildings in Southfield. The properties include a 19,350-square-foot building and a 21,500-square-foot building. The properties are located within the Southfield Research Park at 21644 Melrose Ave. and 21666 Melrose Ave. The seller, RREF KB-MI STRI LLC, sold the building to Nexcess, which provides web-hosting solutions. Dan Verderbar and Rick Tabbi of Friedman represented the seller and the buyer in this transaction.
LAS VEGAS — Construction has commenced on LogistiCenter Cheyenne, a 381,804-square-foot distribution facility in North Las Vegas. The facility is located at 4025 East Cheyenne Ave. The 20-acre property is situated in the Interstate 15 corridor. Key West Coast markets like Los Angeles, Phoenix and Utah are within a one-day drive of the center. The project is being developed by Dermody Properties. It is scheduled for completion this October. The facility will feature a 32-foot clear height, 80 trailer stalls and 248-car parking stalls. Hillwood Investment Properties is the strategic financial partner on the project. United Construction Company will act as the general contractor. The property is being marketed by Susan Borst and Dan Doherty of Colliers Las Vegas.
TEMPE, ARIZ. – SmartStop Self Storage has acquired a 350-unit self-storage facility in Tempe for $4.4 million. The facility is located at 3803 South Priest Drive. It is currently 89 percent occupied. The facility was built in 2005. SmartStop owns five other facilities in the Phoenix area. The new facility will be managed by and rebranded under the SmartStop flag.
WESTON, FLA. — CBRE has arranged a long-term 230,600-square-foot industrial lease in Weston. The tenant, Gold Coast Freightways, originally occupied half of the Class A distribution center but will now lease the entire facility. Tom O’Loughlin and Larry Genet of CBRE represented the landlord, Clarion Partners, in the lease transaction. Luis Marquez of the Casal Group represented Gold Coast Freightways, a less-than-truck-load carrier based in Miami.
PHOENIX – A 94,885-square-foot distribution building in Phoenix has sold to Cohen Asset Management for $5.1 million. The building is located at 2021 E. Jones Ave. It is situated southwest of Phoenix Sky Harbor International Airport. Cohen was represented by Matt McDougall of Lee & Associates. The seller, Michael Lewis Company, was represented by DTZ’s Andy Cloud.
SKOKIE, ILL. — Darwin Realty & Development Corp. has arranged a 44,288-square-foot industrial lease at 3712 Jarvis Ave. in Skokie. CenterPoint Properties leased the space, which is within an 89,441-square-foot building, to Eco-Brite Linens, a company that specializes in laundering linens for assisted living facilities. David Conroy and Tim Gallagher of Cawley Chicago represented the tenant in its 10-year lease. Dan Prendergast of Darwin Realty represented the landlord.
WEST ALLIS, WIS. — DTZ Barry has brokered the sale of a 69,820-square-foot distribution center in West Allias. 1650 S. 108th St. LLC purchased the industrial property, which is located at 1650 S.108th St., from DDP LLC. Jim Young and Kurt Van Dyke of DTZ Barry brokered the transaction. Investor 1650 S. 108th St. will lease the property to Hajoca Corp., a privately held distributor of plumbing, heating and industrial supplies.
