MILWAUKEE — New York-based Gramercy Property Trust Inc. has acquired one office and four industrial properties totaling approximately 590,000 square feet for $44.4 million. The properties include a portfolio of three single-tenant industrial properties totaling approximately 450,000 square feet in the Milwaukee; a cross-dock truck terminal located in Milford, Conn.; and a 115,000-square-footm Class A call center, office and operations facility in Charlotte. The properties are fully leased with a weighted average lease term of 6.7 years.

PHILADELPHIA — HFF has arranged $50 million in financing for a 10-property industrial portfolio in central Pennsylvania. The portfolio features 86 buildings totaling 2.12 million square feet of industrial space. HFF worked on behalf of the borrower, Hager Pacific Properties, to secure the 17-year, 4.15 percent fixed-rate loan through a correspondent life company. The portfolio is currently 100 percent leased to Jacobson Cos., a warehousing and distribution company. Ryan Ade of HFF’s Philadelphia office and Mark Wintner of HFF’s Los Angeles office represented the borrower for the loan.

FREMONT, CALIF. – JC Paper has signed a 10-year lease extension for 214,809 square feet of warehouse space in Fremont. The space is located at 47422 Kato Road. The Kato Road complex was built in 1997. JC Paper was represented in-house by Mark Clarke. The landlord, Westcore Properties, was represented by its own Meghan Sandlin.

CARLSBAD, CALIF. – Lincoln Property Company has purchased a 68,392-square-foot R&D/office park in Carlsbad for $11.9 million. The park is located at 5993 and 5999 Avenida Encinas. It was 80 percent occupied at the time of purchase. This is Lincoln’s fourth purchase in North County over the past year. Rick Reeder and Aric Stark of DTZ represented both the buyer and unnamed seller in this transaction.

IRVINE, CALIF. – Pinnacle Exhibits LLC has leased 92,802 square feet of industrial space in Irvine. The space is located at 9 Holland, within the Irvine Spectrum. The 180,982-square-foot industrial building is now fully leased. The designer, builder and manager of 3-D brand environments was represented by Ryan Harman of Lee and Associates’ Irvine office. The landlord, CT Holland Industrial LLC, was represented by CBRE’s Gregg Haly, Jeff Carr and Dave Desper.

RIVERSIDE, CALIF. – Westcore Properties has acquired a 260,000-square-foot ground and air industrial facility at March Air Reserve Base near Riverside for an undisclosed sum. The facility is located at 17101 Heacock Street. The property is currently occupied by AMRO Fabricating Corporation and Ross Dress for Less. HFF’s Anthony Brent, Ryan Martin and Jeremy Womack represented both the buyer and seller, a joint venture between Marhub, LLC and Global Port Ramp Services, in this transaction.

FOREST PARK, OHIO — Brennan Investment Group has sold a 149,760-square-foot industrial facility in Forest Park, a suburb of Cincinnati. The Class A industrial facility is fully leased to National Bedding Co. (NBC) under a long-term net lease. The property, located at 1680 Carillon Blvd., was built for NBC in 2004. NBC uses the facility to assemble and distribute Serta mattresses. The acquisition also included additional land for future expansion of the building. GRAND PRAIRIE, TEXAS — Lee & Associates has negotiated the lease of an 86,240-square-foot industrial space located at 833-861 S. Great Southwest Pkwy. in Grand Prairie. Tom Walrich of Lee & Associates’ Dallas/Fort Worth office represented the tenant, Hardwoods Specialty Products, a wholesale distributor of quality hardwood lumber, plywood and overlay products. PISCATAWAY AND SOMERSET, N.J. — JLL has represented SHI International in three separate transactions, totaling 870,000 square feet, in New Jersey. SHI sold a 153,000-square-foot office building, located at 33 Knightsbridge Road in Piscataway, to Rutgers, The State University, for an undisclosed price. Bill Brown of Cushman & Wakefield represented the buyer in the transaction. Additionally, SHI completed a 10-year lease with Trammell Crow Co. and Clarion Partners for a 305,751-square-foot warehouse located at 10 Knox Dr. in Piscataway. SHI will use the newly constructed facility to accommodate its growing warehouse and configuration business. Nathan Demetsky and Paul Torosian of JLL represented the building owner in the deal. In the final transaction, SHI acquired a 414,000-square-foot office building, located at 300 Davidson Ave. in Somerset, from MetLife Inc. for an undisclosed price. The building is located adjacent to SHI’s headquarters at 290 Davidson Ave. Jeffrey Dunne of CBRE Inc. represented MetLife in the transaction.

NEWARK, CALIF. – HealthyPets has purchased a 70,000-square-foot e-commerce facility in Newark for more than $10 million. The facility is located at 7000 Gateway Blvd. The property will serve as the pet industry wholesaler’s corporate headquarters and as its third warehouse. It will be situated near Google and Facebook, adjacent to the former Sun Micro Campus. HealthyPets was represented by Dan Bergen of Colliers International and Bob Ferraro of CBRE.
