PONDER, TEXAS — Henry S. Miller Brokerage has arranged the lease of a 16,000-square-foot industrial building in the far north Dallas/Fort Worth suburb of Ponder. Sharewell HDD Drilling Products, a supplier of equipment and services for the drilling industry, will occupy the facility, which is located at the intersection of FM 2449 and South Florance Road. Brett Owens of Transwestern represented the tenant in the negotiations. Grant Brodeur of Henry S. Miller Brokerage represented the landlord, New Castle Properties.

SALT LAKE CITY — Industrial Income Trust (IIT) has acquired Westport Distribution III, a 415,000-square-foot industrial bulk distribution facility in Salt Lake City, for an undisclosed sum. The facility will be located at 6050 West 700 South. IIT acquired Westport Distribution I & II in February 2013 for $47.5 million. The buildings total more than 750,000 square feet. The trust was represented by Zach Anderson and Bryce Blanchard of Newmark Grubb ACRES in this latest transaction. Mike Falk and Steve Condie of the same firm represented the seller, Buzz Oates Real Estate.

LOS ANGELES – Atlas LA 4th St. LLC has purchased a former Coca-Cola production facility in Los Angeles for $19 million. The 123,600-square-foot facility is located at 963 East 4th Street in the city’s Arts District. It was originally constructed in 1915. The new owner plans to convert the building into creative office and retail space. It served as the West Coast headquarters for Coca-Cola until 1923. It was used as a production facility after that. The building’s last occupant was T.T. Toys. The LLC was represented by Mollie Dietsch and Matthew Artukovich of Lee & Associates Central Los Angeles’ Commerce office. CBRE represented the seller, Harmony Investments, in this transaction.

ROMEOVILLE, ILL. — Magid Glove & Safety Manufacturing Co. LLC, a supplier of safety equipment, has acquired a 703,973-square-foot industrial building from Venture One Real Estate. The purchase price was undisclosed. The property is located at 1300 Naperville Drive in Romeoville, approximately 30 miles southwest of Chicago. Magid Glove & Safety will combine the operations of two Chicago plants into one larger, modern headquarters, manufacturing and distribution facility. The building features 100,000 square feet of office space, a partially air-conditioned warehouse, more than 250 trailer stalls, 24-foot clear ceiling heights and heavy power. Brad Weiner and Whit Heitman of Cushman & Wakefield along with Jeff Girling and Terry Lynch of Paine/Wetzel represented the buyer, Magid Glove & Safety, in the transaction. Jason West and Sean Henrick of Cushman & Wakefield represented the seller, Venture One Real Estate.

RYE, N.Y. — NAI Friedland has arranged the sale of an approximately 12,000-square-foot warehouse at 30 Nursery Lane in Rye for $1.6 million. David Kucera of County Coach Corp., a Westchester County bus company, purchased the facility to accommodate the company’s expansion. The warehouse and partial office space offers 12- to 14.5-foot ceilings and is accessible from I-95 and I-287. The building offers multiple offices, a conference room, large sales meeting room, and two lunchrooms.

HOUSTON — NAI Houston has arranged a 20,400-square-foot industrial lease in north Houston for Delta Subsea LLC, a provider of remote operational vehicle services and solutions. Constructed in 2012, the facility features 32-foot clear heights and is located at 1616 Southcreek Lane. Delta Subsea will use the building as the headquarters of its Tooling Solutions Division. Dan Boyles Jr. and John Ferruzzo of NAI Houston represented the tenant in the negotiations. Mike Spears of National Realty Group represented the unnamed landlord.

TUSTIN, CALIF. — A 42,340-square-foot industrial building in Tustin has sold to an unnamed buyer for $5.9 million. The building is located at 2652 Dow Ave. It is the headquarters for Meridian Graphics. The printing and graphic company has signed a lease at the property for the next seven years. The transaction was executed by Justin Smith and Phil Cohen of Lee & Associates.

PHOENIX — Airport Business Park, a 39,994-square-foot industrial building in Phoenix, has sold to Airport Business Park Phoenix LLC for $2 million. The building is located at 2328 E. Van Buren Street. It was built in 1982. Airport Business Park is currently 95 percent leased to 28 tenants. The LLC was represented by Paul Boyle and Rick Danis of Cassidy Turley. The seller, Airport Business LLC, was represented by Leroy Breinholt of Commercial Properties.

A local financial institution sold the building to LP Stcynske LLC of Roseville, Minn. David Stokes and Boston Weir of Cassidy Turley represented the seller.

LAFAYETTE, IND. — Coldwell Banker Commercial Realty Services has arranged a 237,900-square-foot industrial lease in Lafayette, approximately 63 miles northwest of Indianapolis. Toyota Tsusho America Inc., a trading company headquartered in Japan, has leased the industrial building located at 1521 Kepner Drive. Jim Shook Jr. of Coldwell Banker represented the tenant, Toyota Tsusho America Inc. The landlord, Stag II Lafayette LLC, represented itself in the transaction.
