PERRIS, CALIF. – Duke Realty has announced plans to build a new 783,407-square-foot spec bulk warehouse building in the Inland Empire East submarket of Perris. The new building will be located near the Ramona Expressway and I-215. The building will be called Perris Logistics Center II. It is currently pre-leasing. The building is scheduled for completion in August 2015. Steve Bellitti and Thomas Taylor of Colliers serve as the leasing agents.
KENILWORTH, N.J. — Bussel Realty Corp. (BRC) has arranged the sale of an industrial facility located at 25 Sidney Circle in Kenilworth. Scheininger Real Estate purchased the 17,200-square-foot property for $1.5 million from BPS Company. The property features 16-foot ceilings, one loading dock, one drive-in and 1,410 square feet of office space. The buyer purchased the facility for Flexline and plans to use it to manufacture specialty hose assemblies for the pharmaceutical, steel, food and aviation industries. Gregory Irving of BRC represented the buyer in the transaction.
DENVER – A 189,210-square-foot industrial building in Denver has sold to Gladstone Commercial Corporation for $10 million. The building is located in an industrial park, near Downtown Denver. It has direct rail service and easy access to I-25, 1-270 and the Denver airport.
ORANGE, TEXAS — Marcus & Millichap has arranged the sale of Affordable Storage, a 23,340-square-foot self-storage facility located in Orange. Danny Cunningham and Brandon Karr of Marcus & Millichap’s Fort Worth office marketed the property on behalf of the seller, a private investor. Cunningham also secured the buyer, another private investor. Affordable Storage is located at 19238 Texas 62. The property was built in 2003 and was expanded in 2004 and 2005. The property features a manager’s office, perimeter fencing and lighting, garage-style roll up doors, personalized keypad entry, video surveillance and concrete driveways. LINDEN, N.J. — Duke Realty Corp. has opened the first of three warehouse properties at Legacy Commerce Center, a 60-acre Class A industrial and retail development at the former site of a General Motors’ assembly plant in Linden. Located at 801 W. Linden Ave., the 495,000-square-foot building features 50-by-50-foot column spacing, a 36-foot ceiling, an ESFR sprinkler system and parking for 300 vehicles. Legacy Commerce Center will offer 1.1 million square feet of space with 10 proposed retail pad sites and three proposed industrial sites, offering for-lease space and build-to-suit opportunities. Mindy Lissner, William Waxman, Steven Beyda, Susan Strauss-Rickwalder and Jamie Dennison of CBRE Group are overseeing leasing and marketing for the complex on behalf of Duke Realty.
SENATOBIA, MISS. — Hart Corp. has brokered the sale of a 198,723-square-foot facility on an 18.7-acre site in Senatobia. Jim Belcher and Bart Hardison of Hart Corp. represented the buyer, Calbee North America LLC, a Japanese joint venture. Colliers International represented the seller, The Hollingsworth Co., in the transaction. Tim Climer of the Tate County Economic Development Foundation and Emlyn Jackson of the Mississippi Development Authority assisted in attracting Calbee North America LLC to the facility.
FARMERS BRANCH, TEXAS — Lee & Associates has brokered the sale of a 31,204-square-foot industrial building located at 3320 Beltline Road in the Dallas suburb of Farmers Branch. Nathan Denton of Lee & Associates’ Dallas/Fort Worth office represented the buyer, Lina Ramey & Associates. Adam Curran with Mercer Co. represented the seller, HYJY Investments.
VALENCIA, CALIF. – IAC has broken ground on a new 1.3-million-square-foot industrial development in Valencia. The new project will be called IAC Commerce Center. It will be the largest industrial center to break ground in North Los Angeles County in 25 years, according to CBRE, which has been retained to market and lease the property. The center will be situated on 70 acres along Witherspoon Parkway, adjacent to the Valencia Commerce Center. It will be completed in three phases. The first phase will include 400,000 square feet. It is scheduled for completion in the third quarter of 2016. Land development is anticipated to take about 12 months.
AUSTIN — CBRE has brokered the sale of McNeil 1, a 246,390-square-foot industrial complex in north Austin. Glendale, Calif.-based PS Business Parks purchased the asset from Investors Warranty of America Inc. for an undisclosed price. McNeil 1 is located at 12317 Technology Blvd. in Austin and includes 140,000 square feet of space available for lease. The building is located near several companies including Flextronics, Luminex and VISA. Mark Emerick, John Barksdale and Darryl Dadon of CBRE represented the seller and retained the leasing assignment on behalf of the buyer.
BEAUMONT, TEXAS — NAI Houston represented Spring Safety in the company’s lease renewal of 10,215 square feet in Beaumont. The property is located at 3880 Washington St. Jason Whittington of NAI Houston represented the tenant, Spring Safety, a division of Spring Holdings Inc., in the transaction. Ryan Harrington of Foxworth Real Estate Co. Ltd. represented the landlord, Perth United Limited Partnership. Sprint Safety is a rental company specializing in safety, breathing air and confined space entry equipment.
