HOUSTON — Full-service commercial real estate company Levey Group has leased 18,300 square feet of warehouse space in Houston to RIEX Co. LP, a manufacturer of fasteners, sealing products and construction supplies. Located at 8850 N. Sam Houston Parkway West, the facility is part of the Sam Houston Business Park, which includes three tiltwall facilities. Joseph Smith of CBRE represented the Levey Group in the negotiations, while Nick Peterson of NAI Houston represented tenant.

NEWINGTON, CONN. — ADS Warehouse Solutions has signed a 306,900-square-foot lease at 475 Willard Ave. in Newington, located about eight miles south of Hartford, Conn. ADS Warehouse Solutions, a logistics management company for Jade Marketing Group and Onyx Design Groups, signed a long-term lease to become the largest tenant in the building, occupying nearly half of the 614,600-square-foot distribution center. Boasting both exterior and interior loading docks, the space will now serve as a distribution center for the clothing manufacturer’s jean brands, which include Amethyst Jeans, Ariya Jeans and T.K. Axel Brand. Chris Metcalfe and Bill Bronson of CBRE New England represented the landlord, Hampshire Cos., in the transaction. Tim D’Addabbo of Cushman & Wakefield represented the tenant in the transaction.

DALLAS — Investment firm Karlin Real Estate has provided a $7.2 million loan to DFW Economy Industrial LLC for the refinancing of a three-property industrial portfolio in the Dallas/Fort Worth Metroplex. The assets total 268,000 square feet and include two buildings in Arlington and one in Mesquite. The properties, all of which include incubator and office space, were collectively 88 percent leased at the time of the closing. DFW Economy Industrial purchased the portfolio in 2006. Karlin Real Estate, an affiliate of private investment firm Karlin Asset Management, is based in Los Angeles.

MASON CITY, IOWA — Lee & Associates has arranged the $10.1 million sale of a Kraft Foods Jell-O distribution facility in Mason City, a city in northern Iowa. Ryan Barr and Ryan Bennett of Lee & Associates represented both the seller, Mason City DST, and the buyer, Store Capital Acquisitions LLC, in the transaction. The property is situated adjacent to the Kraft Foods manufacturing plant, which produces the nation’s entire supply of refrigerated ready-to-eat Jell-O and Jell-O pudding snacks. The 112,066-square-foot, temperature-controlled property is a mission-critical facility for the food brand, which currently has five years remaining on its double-net lease.

ELK GROVE VILLAGE, ILL. — First Industrial Realty Trust Inc. has sold 1850 Touhy Avenue, a 169,000-square-foot industrial property in suburban Chicago, to BK Equities. The property is located southeast of the Route 83 and Landmeier Road intersection in Elk Grove Village. Eric Tresslar, executive vice president, Joe Bronson, vice president, and Kyle Barrett, associate with NAI Hiffman’s industrial services group, represented First Industrial in the transaction. Matthew Stauber of Colliers represented the buyer, BK Equities.

BOSTON — Growing freight shipping and delivery services firm Skema Courier Inc., has leased 13,947 square feet of warehouse and office space at 370 McClellan Highway in East Boston. Richard McKinnon, director of brokerage services for The Grossman Cos. Inc., represented the owner, 370 McClellan Highway LLC, in the transaction. Steve Nohrden, vice president of Burgess Properties, represented the tenant. Skema relocated from its long-time Chelsea facility to take up residence at one of the closest air freight facilities to Boston’s Logan International Airport.

CYPRESS, CALIF. — Stockbridge has purchased the Cypress Distribution Center, a 543,431-square-foot industrial project, for $60 million. The Class A center is located at 6550 Katella Ave. and 11130 Holder Street in the Orange County suburb of Cypress. The project contains two buildings that are separately parceled. Notable tenants include Empire Warehousing, ILAD, VF Outdoor, Inc. (Vans) and Integrated Alarm Services. CBRE’s Kevin Shannon, Darla Long and Barbara Emmons represented the seller, Colony Realty Partners, alongside Cushman & Wakefield’s Rick Ellison and Tom Sheets.

CAROL STREAM, ILL. — COM2 Computer Recycling Solutions has signed a 207,758-square-foot industrial lease at 500 Kehoe Blvd. in Carol Stream, located about 45 miles west of Chicago. The four-year lease expands COM2’s Carol Stream footprint and provides the company with space for continued growth.COM2, headquartered in Carol Stream, is a provider of comprehensive electronics recycling solutions that partners with customers and communities to reduce electronics waste. EAST HARTFORD, CONN. — New Boston Fund has sold 71 George Street, a 53,000-square-foot industrial and office facility located in East Hartford to Nixon Uniform Services.The building includes 8,000 square feet of office space and 45,000 square feet of 28-foot clear warehouse space. The building also features five loading docks, two drive-in doors and 51 parking spaces. Mark Duclos, president of Sentry Commercial, represented New Boston in the transaction. Christopher Metcalfe, first vice president at CBRE, represented the buyer.
