DALLAS AND FORT WORTH — HFF has arranged the sale of a six-property, 16-building industrial portfolio totaling 462,618 square feet in the Dallas-Ft. Worth Metroplex. HFF marketed the properties on behalf of the seller, AEW Capital Management LP, who sold the portfolio for one of its institutional clients. Red Tail Acquisitions purchased the assets for an undisclosed amount. The properties are located at 1360-1420 Presidential Drive and 85-890 N. Dorothy Drive in Richardson and at 1420 Halsey Way, 1406 Halsey Way, 2122 Country Club Drive and 2855 Trinity Square Drive in Carrollton. The properties are 87 percent leased to 41 tenants. HFF’s team included Randy Baird, Jud Clements, Robby Rieke and Justin Kundrak.

HOUSTON AND HUMBLE, TEXAS — TNRG has arranged the sale of two industrial properties in Houston and Humble. In the first, Long View Equity Partners II LTD purchased a 28,270-square-foot facility on 4553 Aldine Bender Road in Houston. Mike Spears and Mary-Elizabeth Moore with TNRG represented the buyer. Travis Land and John Ferruzzo with NAI Houston represented the seller, BRG Cornerstone Development Partners LLC. In the second transaction, Timothy Ray purchased a 3,000-square-foot facility on 2407B S. Houston Ave. in Humble. Thomas Leger and Chase Cribbs from TNRG represented the seller, LWS S. Houston Ave. LLC. Jason Kieschnick with Zann Commercial represented the buyer.
ROCK HILL, S.C. — Charlotte-based Beacon Partners plans to break ground on Riverwalk Commerce Center, a speculative industrial building within Riverwalk Business Park in Rock Hill, a suburb of Charlotte. Riverwalk Commerce Center will span 277,290 square feet and feature 32-foot clear heights, a 185-foot truck court with trailer parking and an ESFR sprinkler system. Beacon plans to break ground in mid-September and complete the project in the first quarter of 2015. The project team includes architect Merriman Schmitt, general contractor Choate Construction and project lender Regions Bank. This is the second speculative industrial building that Beacon is currently developing.
SUFFIELD, CONN. — East Granby, Conn.-based Trevisan USA LLC has broken ground on its new industrial facility in Suffield. The 17,000-square-foot building will accommodate Trevisan’s previously announced expansion in the United States. The new facility is located on the corner of Austin and South streets. Bloomfield, Conn.-based PDS Engineering and Construction is leading the project.
BOLINGBROOK, ILL. — ML Realty Partners LLC has acquired a 56,931-square-foot industrial building in Bolingbrook for an undisclosed price. The distribution facility is located at 650 S. Schmidt Road and will be available for lease immediately. The property has highway visibility along I-55. Terry Grapenthin and Jeffrey Galante of Lee & Associates represented ML Realty Partners in the acquisition and will be responsible for the leasing of the building.
UNION CITY, GA. — USAA Real Estate Co. has acquired the I-85 Distribution Center, a 744,000-square-foot warehouse in Union City within the South Atlanta industrial submarket. The property is located within a half mile of I-85 and nine miles from Hartsfield-Jackson Atlanta International Airport. Panattoni Development Co. developed the property in 2006 with 32-foot clear heights, ESFR fire sprinklers, 60-foot deep speed bays, 185-foot truck court and trailer and automobile parking. Sean Boswell and Scott Plomgren of Colliers International’s Atlanta office are coordinating the leasing of the property, which has 517,000 square feet of vacancy.
MILWAUKEE — Zilber Property Group has acquired six industrial buildings from CenterPoint Properties in Milwaukee for an undisclosed sales price. Totaling more than 202,000 square feet, the properties are located near the General Mitchell International Airport. The portfolio includes a combination of single-tenant and multi-tenant buildings. RPF Commercial Inc. represented the seller and will continue to market on behalf of Zilber Property Group.
HUNTLEY, ILL. — Entre Commercial Realty LLC has arranged the sale of a new 40,000-square-foot industrial building in Huntley for an undisclosed price. The property is within Huntley Corporate Park located at 13700 George Bush Court. The new build-to-suit facility is situated on 2.4 acres and features 24-foot clear heights with four exterior docks. Cargo Equipment, a 52-year-old manufacturer of load securement equipment and supplies, will relocate from 640 Church Road in Elgin to this new location. Entre’s Dan Benassi and Mike Gazzola represented the developer, Reiche Construction. Bruce Granger of NAI Hiffman represented the buyer, Cargo Equipment.
AUBURN HILLS, MICH. — L. Mason Capitani/CORFAC International has arranged the sale of a 6,122-square-foot industrial building in Auburn Hills. Daedong North America, a manufacturer and distributor of tractors, UTVs, attachments and implements, purchased the property for an undisclosed sales price. The building is located at 1265 Doris Road. SAN DIEGO – A 25,000-square-foot industrial/warehouse property in the San Diego submarket of National City has sold to Bonita Hills Holding LLC for $2.8 million. The property is located at 326 W. 30th Street. The buyer plans to use the space for storage and staging. Mark Lewkowitz of Colliers International represented the buyer. Lewkowitz also represented the seller, ZJR LLC, along with Chris Holder of the same firm.
