ARLINGTON, TEXAS — Lee & Associates has arranged a 39,264-square-foot industrial lease in Arlington for FlexXray LLC, a provider of advanced inspection services and contract packaging solutions. The tenant will occupy space within the warehouse at 3751 New York Ave., which is in proximity to the interchange of I-20 and State Highway 360. Trey Fricke and Reid Basinger of Lee & Associates represented FlexXray in the negotiations. Matt Dornak of Stream Realty Partners represented the landlord, G&I VII Midpoint LP.

WILMINGTON, ILL. — Ledcor Construction Inc. has broken ground on a 1.7 million-square-foot regional distribution center at Ridgeport Logistics Center, a 1,500-acre, rail-served intermodal park in Wilmington, 17 miles south of Joilet. Ridge LEGO LLC on behalf of Michelin contracted with Ledcor to complete the project. Ledcor is scheduled to finish the three-building facility in the summer of 2015. Ridge Development, the industrial arm of Transwestern Development Co., is developing the new facility. Itasca, Ill.-based Cornerstone Architects Ltd. is the lead architect for the project. Vernon Hills, Ill.-based Manhard Consulting Ltd. will provide civil engineering design. Ledcor has completed more than $8.5 million in infrastructure work at the RidgePort Logistics Center.

ARLINGTON, TEXAS — Lee & Associates gas brokered the sale of a 60,546-square-foot industrial property in Arlington. The building, located on 2.5 acres at 1101 Avenue G, features clear heights of 18 feet, three dock-high doors and two grade-level doors. Mark Graybill, Tom Walrich and Reed Parker of Lee & Associates represented the seller, W.W. Henry Co. LP, in the transaction. Nathan Lawrence of CBRE represented the buyer, Capital Partners LLC.

HOUSTON — United Equities Inc. has arranged a 15,680-square-foot industrial lease in Houston for Flow Solutions Holdings Inc., a valve solutions provider refining, petrochemical and energy industries. The tenant will occupy the warehouse located at 14710 Vickery Drive, which is located in proximity to Beltway 8, Houston’s outer loop. The facility features 1,800 square feet of office space and 28-foot eave heights. Doug Freedman of United Equities represented the landlord, Vickery-Aldine Bender LLC. HOUSTON — Moody Rambin has arranged a lease renewal and expansion totaling 14,536 square feet of office space in Houston for Flexpipe, a division of ShawCor Ltd. that specializes in the production of flexible composite piping. The growing tenant occupies space at the Ashford 6 building, located at 1155 Dairy Ashford Road within the Ashford Place Office Park. Bob Cromwell and Kevin Nolan of Moody Rambin represented the landlord and property owner, Delaware-based BRI 1851 ASHFORD LLC, in the negotiations.

SAN DIEGO — HFF has arranged a $6 million loan for the acquisition and renovation of Morena Business Center, a three-building flex/industrial park in San Diego. The structures, located at 2620, 2640 and 2645 Financial Court, total 62,814 square feet. The park’s six-acre site is located east of I-5 in the Morena submarket. Tenants include Destination Concepts, American Geotechnical, Solar West Electric and Envision. Zach Koucos and Aldon Cole led the HFF team that worked on behalf of SR Commercial, a privately held, full-service commercial real estate investment company, to arrange the fixed-rate, non-recourse loan.

The tenant will occupy space within the facility located at 1213 W.N. Carrier Parkway, which is part of Oakridge Business Park. ELGIN, ILL. — Arthur J. Rogers & Co. has arranged the lease of four properties in Elgin, located approximately 45 miles northwest of Chicago. The properties are located within the Rogers Business Parke-Elgin, a development consisting of four buildings totaling 232,000 square feet. The leases include a 9,890-square-foot property at 2521 Technology Drive for Precision Dormer LLC, a manufacturer and seller of high-speed steel and carbide round tools; a 4,500-square-foot property at 2531 Technology Drive for Intellisource Inc., a graphic production and promotional company; a 3,900-square-foot property at 2541 Technology Drive for Winegard Co., a manufacturer of television reception products; and a 1,690 square-foot property at 2521 Technology Drive for ONSITE Woodwork, a family-owned premier woodworking company. Chris Zannis of Arthur J. Rogers & Co. negotiated the leases. Facilities at Rogers Business Parke-Elgin offer both 100 percent office suites and mixed-use office/warehouse space, with units ranging from 2,000 to 58,000 square feet.
