SACRAMENTO, CALIF. — EL & EL Wood Products Corp. has acquired a 20-acre industrial site in Galt for an undisclosed sum. The site is located about 20 miles south of Sacramento. The mouldings and millwork products distributor plans to build a 220,000-square-foot wholesale distribution center for its line of moldings, doors and other building materials. The company currently manages 255 employees, along with its own fleet of trucks throughout California, Nevada and Arizona. The project is anticipated to bring 75 new jobs to the City of Galt. The new facility will be built by BCM Construction Co. Tom Manz & Associates, an affiliate of seller KMS Development, will serve as construction manager. EL & EL Wood was represented by Tommy Ponder of Cable & Kilpatrick. Matt Cologna, Bryce MacDonald and Dave Nicholson of Cushman & Wakefield’s Sacramento office represented the seller in this transaction.

CHARLOTTE, N.C. — Beacon Partners, a Charlotte-based developer, has broken ground on InnerLoop North, two warehouse buildings totaling 415,541 square feet. The speculative industrial buildings will be located on David Cox Road near the intersection of Harris Boulevard and Old Statesville Road in north Charlotte. The site for InnerLoop North is situated 1.5 miles from I-77, two miles from I-485 and less than five miles from I-85. The property features 30- and 32-foot clear heights, on-site trailer parking and an ESFR sprinkler system. The project team includes architect Merriman Schmitt, general contractor InterCon Building Corp. and lender Regions Bank. Beacon Partners expects to deliver InnerLoop North in the fourth quarter.

Scott Industries Inc., an automation company, will occupy space at 1026 Doris Road. Peter E. Kepic, Peter J. Kepic and Ryan Brittain of Colliers International represented the tenant in the transaction. Doris Road Holdings LLC is the landlord.

HOUSTON — Q10 | Kinghorn, Driver, Hough & Co. has arranged an $8.3 million loan on behalf of an unnamed buyer for the acquisition of a 112,000-square-foot flex property in northwest Houston. Archer Well Co., a service and materials provider in the oil and gas industries, fully occupies the facility. Ray Driver III, Matt Franke and Travis Fite of Q10 | KDH closed the non-recourse loan within 44 days.

GROVEPORT, OHIO — The Opus Group is developing a 484,216-square-foot speculative industrial warehouse building in the Opus Business Center at Rickenbacker in Groveport near Columbus. The property is located at 6201 Greene Pointe Drive South. Construction has begun on Building 8 and is slated for completion in November. The industrial warehouse building will feature a 32-foot clear height and 2,500 square feet of office space, which will be constructed with the shell allowing for quick tenant occupancy. The building will also accommodate parking for 200 cars and 50 trucks with room for additional parking. Building 8 at the Opus Business Center at Rickenbacker will be owned by a joint venture partnership between Opus Development Co. LLC and Founders Properties LLC. Opus Development will be the developer, Opus Design Build will be the design-builder and Opus AE Group will be the architect and engineer for the project. Opus has developed seven industrial buildings at Opus Business Center at Rickenbacker totaling 3.6 million square feet.

POMPANO BEACH, FLA. — Industrial Developments International (IDI) has inked a lease renewal and expansion agreement with Whole Foods Market Group Inc. at Pompano Business Center in Pompano Beach. Whole Foods has expanded its 71,754-square-foot lease to 123,062 square feet, which will bring Pompano Business Center’s Building M to full occupancy. The grocer uses the facility as its South Florida distribution center. Charlie Allen and Sky Groden of Cushman & Wakefield represented Whole Foods in the lease transaction. IDI was internally represented by Larry Dinner.

CHICAGO — NAI Hiffman has arranged the lease of 194,880 square feet of industrial space in Chicago. PECO Pallet, a provider of pallet rental services, will occupy space in the Chicago Manufacturing Campus located at 2924 E. 126th St. The space includes 20 exterior docks, abundant parking and access to the Calumet River. PECO Pallet plans to use this facility for the re-manufacturing and distribution of pallets to its grocery and consumer goods clients. Chris Gary and Howard Bergdoll of NAI represented the landlord, an institutional owner. Jeff Heymann of Colliers International represented PECO Pallet.

ARLINGTON, TEXAS — Bradford Commercial has arranged an industrial lease renewal and expansion totaling 34,132 square feet in Arlington. Pronto Delivery, a third-party distribution and logistics company, renewed its lease of 23,744 square feet at the warehouse located at 1034 Ave. M and also expanded by 10,388 square feet within the facility. The property, totaling 69,748 square feet in the Great Southwest Industrial District, is now fully occupied. Brendan Smith led the Bradford Commercial team representing the tenant in the negotiations. The landlord, Proterra Properties Inc., was represented internally by Chris Bly and Dan Lawson.
