ST. FRANCIS, WIS. — The Dickman Co. Inc./CORFAC International has brokered the sale of two industrial buildings totaling 27,550 square feet in St. Francis, a suburb of Milwaukee. The properties are located at 4160 and 4170 S. Nevada Ave. Mathie Nevada Holdings LLC purchased the properties from Nevada Avenue Properties LLC. Samuel M. Dickman Jr., Samuel D. Dickman and Zach Noble of The Dickman Co. were the brokers in the transaction.

MELVILLE, N.Y. — Rechler Equity Partners has leased space at 10 Hub Drive in Melville to Ferrellgas, a propane supplier. The company will occupy 31,000 square feet of the 95,671-square-foot property, which features 20-foot ceilings and quick access to the Long Island Expressway. The property is part of Rechler’s 13-building Melville portfolio, which totals 1 million square feet of office, R&D, manufacturing and warehouse space. Ted Trias of Rechler Equity Partners provided in-house representation for the ownership in the lease negotiations. Terms of the lease were not disclosed.

HOUSTON — Molto Properties and Generational Commercial Properties will develop a 166,250-square-foot distribution center in north Houston. Located on 19 acres at 431 Airtex Drive, the project will feature 30-foot clear heights and proximity to Beltway 8 and the George Bush International Airport. Mike Taetz, Bill Byrd and Ryan Byrd of Colliers International will market the property upon its completion in the fall. Molto Properties is a privately held industrial real estate firm with approximately 4 million square feet of industrial properties under management. Generational Commercial Properties is a commercial real estate development and project management firm based in Austin.

FORT WORTH, TEXAS — Lee & Associates has arranged a 130,128-square-foot industrial lease in Fort Worth for Universal Nutrients, a manufacturer of sports nutrition supplements. The tenant will occupy the warehouse facility located at 14801 Sovereign Road, which is in close proximity to the DFW International Airport, as well as the major thoroughfares of State Highway 360, State Highway 183 and State Highway 161. The property features 24-foot clear heights, 14 dock-high doors and 20,000 square feet of office space. Trey Ficke and Reid Bassinger of Lee & Associates represented Universal Nutrients in the lease negotiations. The landlord, MLRP 14801 Sovereign LLC, was represented internally by Matthew Smith.

CUDAHY, WIS. — The Dickman Company Inc./CORFAC International has arranged the sale of a 23,000-square-foot industrial building in Cudahy, a city in metro Milwaukee. The property is located at 5171 S. Pennsylvania Ave. DR Investments LLC purchased the building from Joshua Properties LLC for an undisclosed price. Samuel Dickman Jr. and Samuel D. Dickman of The Dickman Company Inc. represented the seller in the transaction. Travis Tiede of NAI MLG Commercial represented the buyer.

NEW YORK CITY — Kalmon Dolgin Affiliates has arranged the sale of 16-18 Decatur Street in the Ridgewood neighborhood of Queens. JHS Acquisitions purchased the 17,000-square-foot property for $2.8 million. The industrial property offers 40-foot ceilings, double interior loading docks and one drive-in door; however, the owner plans to use the space as an art studio. Neil Dolgin and Grant Dolgin of Kalmon Dolgin represented the seller, Midland Realty LLC, in the transaction. Sholom & Zuckerbrot Realty represented the buyer.

ARLINGTON, TEXAS — Bradford Commercial Real Estate Services has arranged a 52,032-square-foot industrial lease in Arlington for recycling company Waste Track Services LLC. The tenant will occupy the first floor of a two-story building that is part of a larger four-building development in the Great Southwest Industrial District. Property owner FPA Division Associates LP will strip the tenant’s space to shell condition and add four new dock doors prior to occupancy. Waste Track Services, which will relocate from nearby Granbury, will also hold rights to half of the second floor of the building. Will Dillard of Bradford Commercial represented the tenant in the lease negotiations.

HOUSTON — NAI Houston has arranged a 17,430-square-foot industrial lease in Houston for McGuire Bearing Co. LLC, a distributor of bearings and power transmission products. The tenant will occupy space at Pine Timbers Distribution Center 2, which is located at 4460 Pine Timbers St. The property is in close proximity to the major thoroughfare of U.S. Route 290. Ed Bane and Jon Michael of NAI Houston represented the unnamed landlord in the negotiations. Brad Beauchamp of Colliers International represented McGuire Bearing Co.

PHOENIX – A 113,827-square-foot industrial/flex building in Phoenix has sold to Verde Investments for $9.4 million. The building is located at 317 S. 48th Street. Verde Investments is owned by Ernie Garcia, owner and Chairman of the Board of Phoenix-based DriveTime Automotive Group. The firm has yet to announce any future plans for the building. Verde was represented by Tom Adelson of CBRE’s Phoenix office and Fred Darche of Lee & Associates. The seller, Second Berkshire Properties, was represented by Mike Haenel, Andy Markham and Will Strong of Cassidy Turley.

BROCKPORT, N.Y. — Philadelphia-based Binswanger, on behalf of Silagi Development & Management, has brokered the lease of a high-bay, distribution facility in Brockport. Situated on 32 acres at 1989 Transit Way, the 265,600-square-foot property will be occupied by Medline Industries. The warehouse and office facility was built in 1989 and expanded in 1999. Jim Panczykowski of Binswanger’s New Haven, Conn., office handled the transaction.
