CHESTERFIELD COUNTY, VA. — Condair Group AG, an evaporative technologies manufacturing company, has announced plans to develop a $57.2 million production facility in Chesterfield County, roughly 20 miles southwest of downtown Richmond. Scheduled to begin operations in early 2025, the development will span 400,000 square feet. Governor Glenn Youngkin of Virginia approved a $700,000 grant from the Commonwealth’s Opportunity Fund for the project, which will create 180 new jobs, according to a press release issued by Chesterfield County. Condair is also eligible to receive state benefits from the Major Business Facility Job Tax Credit, as well as The Port of Virginia Economic and Infrastructure Development Zone Grant Program. Condair also considered South Carolina as a location for the facility.

Crossroads-Distribution-Center_Jacksonville-Fla

JACKSONVILLE, FLA. — JLL Capital Markets has negotiated the sale of two industrial buildings totaling 423,056 square feet in Jacksonville. Bixby Land Cos. sold the properties, Crossroads Distribution Center Buildings 100 and 200, for an undisclosed price. The buildings were fully leased at the time of sale. Luis Castillo, Cody Brais, Britton Burdette, Luke Pope and Taylor Osborne of JLL represented the seller in the transaction. The buyer was not disclosed.

CLUTE, TEXAS — Self-storage brokerage firm Versal has arranged the sale of Affordable Storage, a 440-unit facility in Clute, about 60 miles south of Houston. The facility spans 46,785 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, New Hampshire-based Fab Legacy LLC, in the transaction. The team also procured the buyer, Miami-based LAGO Properties LLC. The sales price was not disclosed.

Barker-Cypress-Distribution-Center-Houston

CYPRESS, TEXAS — Colliers has brokered the sale of Barker Cypress Distribution Center, a 142,100-square-foot industrial building located on the northwestern outskirts of Houston. The building sits on 12 acres and features 32-foot clear heights, 3,574 square feet of office space and parking for 124 cars and 25 trailers. At the time of sale, Barker Cypress Distribution Center was fully leased to building materials supplier 84 Lumber. Lizzy Blake led the Colliers team that represented the seller, Molto Properties, in the transaction and procured a California-based limited liability company as the buyer.

LEWISVILLE, TEXAS — Bradford Commercial Real Estate Services has negotiated a 25,445-square-foot industrial lease renewal in the northern Dallas suburb of Lewisville. The space is located within Building 4 of the 772,000-square-foot Creekside 121 development. Joe Santaularia of Bradford represented the tenant, Atlanta-based Alpha Insulation & Waterproofing Inc., in the lease negotiations. Bob Hagewood and Eric Crutchfield of Stream Realty Partners represented the landlord, Mississippi-based EastGroup Properties.

DAYTON, N.J. — CBRE has arranged a 285,362-square-foot industrial lease in Dayton, about 20 miles north of Trenton. The tenant, global logistics and fulfillment company Staci Group, is consolidating several locations into a single facility at 10 Sigle Lane. The newly constructed, single-tenant building features a clear height of 40 feet, 36 loading doors, an ESFR sprinkler system and 4,185 square feet of office space. Chad Hillyer, Kevin Dudley, Nicholas Klacik and Kate Granahan of CBRE represented Staci Group in the lease negotiations. Heller Industrial Parks Inc. owns the property.

HENDERSON, NEV. — Colliers has negotiated the purchase of The Henderson Gateway Industrial Facility in Henderson, a suburb southeast of Las Vegas. An undisclosed buyer acquired the asset for $27.8 million. The name of the seller was not released. Brian Riffel and Tyler Jones of Colliers represented the buyer in the transaction. Located at 1735 Chaparral Road, the 98,023-square-foot property features 11 dock loading doors, two grade-access doors, an ESFR fire suppression system with a diesel pump, 91 surface parking spaces and 2,530 square feet of HVAC office space.

FREMONT, CALIF. — Gantry has placed a $12.2 million permanent loan for a private real estate investor to refinance an industrial building at 45541-45581 Northport Loop West in Fremont, located in the Bay Area. The 71,500-square-foot facility features 10 bay doors with 18-foot clear heights. At the time of financing, two long-term tenants fully occupied the property. Tony Kaufmann, Alex Poulos and Joe Foley of Gantry arranged the long-term, fixed-rate loan, which one of Gantry’s exclusive correspondent life company lenders provided.

DUPO, ILL. — An unnamed beverage distributor has signed a 22,500-square-foot industrial lease at 729 Prairie Dupont Drive in Dupo, about 10 miles south of St. Louis. The warehouse features 2,400 square feet of office space, one recessed dock door, two drive-in doors and clear heights ranging from 24 to 28 feet. The Class B building, constructed in 2008, is situated near I-255 and the St. Louis Downtown Airport. George Cibula and Luke Ferzacca of DarwinPW Realty/CORFAC International, along with Joel Meyer and Ben Bacino of Intelica/CORFAC International, represented the tenant, which has begun occupying the space. Steve Zuber of Barber Murphy Commercial represented ownership.

BLOOMINGTON, MINN. — Transwestern Real Estate Services has arranged the sale of a 13,095-square-foot industrial building in Bloomington for an undisclosed price. Russ Crawford of Transwestern represented the buyer, Pickle O LLC, which plans to occupy the building with the option to divide space for additional tenants. Brian Netz and Lucas Long of Newmark represented the seller, Common Ground Properties LLC. Numerous property improvements were completed prior to the sale, including LED lighting upgrades, new office finishes and ADA-compliant restrooms.
