OLIVE BRANCH AND SOUTHAVEN, MISS. — CBRE has arranged a $41 million loan for Hillwood Investment Properties, a Perot company based in Dallas, to finance the acquisition of a three-building industrial portfolio in metro Memphis. Brian Linnihan, Mike Ryan, Richard Henry and Taylor Crowder of CBRE Capital Markets’ Debt & Structured Finance team in Atlanta arranged the financing through Thrivent. The properties, which span 893,458 square feet, are located in Olive Branch and Southaven and were fully occupied at the time of financing to five tenants, including three third-party logistics firms. All three assets were built between 2013 and 2022. The seller was not disclosed.

LITTLETON, COLO. — Confluent Development has unveiled plans for Deer Creek Commerce Center (previously known as Ken Caryl Commerce Center), a 175,000-square-foot industrial project in Littleton, a southern suburb of Denver. Located at the intersection of C-470 and South Kipling Parkway, Deer Creek Commerce Center will consist of two buildings that can accommodate users with requirements of 20,000 to 175,000 square feet. Building features will include ESFR sprinklers, 28-foot clear heights and access to 250 parking spots. Murray & Stafford is serving as general contractor for the development, the groundbreaking of which is slated for later this month. CBRE is the leasing agent for the project.

SAN LORENZO, CALIF. — Marcus & Millichap Capital Corp. (MMCC) has arranged a $7.1 million loan for the refinancing of a 63,245-square-foot industrial building in the Bay Area community of San Lorenzo. Bradley Buzil and Connie Duong of MMCC secured the financing through a local credit union on behalf of the undisclosed borrower. Feng Transportation, a wholesaler and third-party logistics company, occupies the property, which is located at 2225 Grant Ave.

NEW YORK CITY — Bungalow Projects, a real estate investment firm specializing in media and content production facilities, in partnership with Boston-based Bain Capital Real Estate, has purchased an industrial development site in the Red Hook area of Brooklyn for $34 million. The partnership’s plans for the property at 145 Wolcott St. include a 225,000-square-foot production facility with four soundstages averaging 18,000 square feet each, as well as 82,000 square feet of ancillary production support space and 200 below-grade parking spaces. David Behin of Newmark represented ownership in its off-market purchase of the property.

ELGIN, ILL. — Lee & Associates has negotiated a 15,520-square-foot industrial lease for Soosan USA, a wholly owned North American subsidiary of Soosan Heavy Industries. The property is located at 1390 Gateway Drive in Elgin. Soosan designs, manufactures and supplies hydraulic breakers, compactors and crawler drills to 70 different countries. John Sharpe and Rick Anesi of Lee & Associates represented the tenant. Matt Garland of Cawley Chicago represented the owner, Clear Height Properties.

HEBRON, ILL. — Entre Commercial Realty has brokered the sale of a 12,013-square-foot industrial facility in Hebron, a city in northeast Illinois. The sales price was undisclosed. The property features additional land suitable for outdoor storage or future expansion. The facility once served as the headquarters of KBI Custom Case, a manufacturer specializing in casework for the commercial sector. Elisabeth Lazzara and Kevin Kaplan of Entre represented the seller, while Kevin Kaplan of Entre represented the buyer, CTS Group of Cos. The trucking and logistics company plans to utilize the space as its new headquarters.

REFUGIO, TEXAS — Marcus & Millichap has brokered the sale of Affordable Mini Storage, a 126-unit self-storage facility in Refugio, about 40 miles north of Corpus Christi. The site spans 2.5 acres at 908 Bayou Road and can support additional expansion. The facility was built in 2014 and offers 14,700 net rentable square feet. Jon Danklefs of Marcus & Millichap represented the undisclosed seller in the transaction and procured the buyer, Kingcrest Communities.

STAFFORD, TEXAS — Phoenix Design Group has signed a 14,195-square-foot industrial lease renewal in Stafford, a southwestern suburb of Houston. According to LoopNet Inc., the building at 4850 Wright Road was built in 1979 and totals 42,695 square feet. Ryan Hartsell and Chase McAteer of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. William Carpenter of Stream Realty Partners represented the landlord, Mapletree.

GRAND PRAIRIE, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 12,292-square-foot industrial lease renewal at 902 Fountain Parkway in Grand Prairie, located in the central part of the metroplex. Canon Shoults, Maddy Coffman and Walker Floyd of Holt Lunsford represented the landlord, Arden Group, in the lease negotiations. The representative of the tenant, HVAC services provider Conti LLC, was not disclosed.

ILLINOIS — Alberici will build two utility-scale solar energy projects for Adapture Renewable Inc. (ARI) in central Illinois. The developments will be comprised of more than 232,000 solar panels each. Alberici is scheduled to break ground later this year, with commercial operation expected in early 2026. ARI anticipates that the projects will create more than 300 jobs during construction and over $250 million in economic impact to the local communities. Although the developments would include enough capacity to power more than 34,250 homes, the electricity generated by the solar plants will be procured by a social technology company through an Environmental Attributes Purchase Agreement. Coordination of the projects will be managed and executed by Alberici in conjunction with resources from its enterprise affiliate Flintco Renewable Energy.
