GRAND PRAIRIE, TEXAS — Bradford Commercial has brokered the sale of a 92,500-square-foot warehouse in the northeast Dallas suburb of Grand Prairie. The fully occupied facility, located in the Great Southwest industrial district at 1170 109th St., was renovated in 2009. Michael Spain and Jim Ferris of Bradford previously arranged a long-term lease of the building to Northwest Sign Industries. The pair also represented the seller, a California-based limited liability company, in the sale of the property. Lissa Cooke of Cooke Swaney & Cooke represented the buyer, an out-of-state partnership.

SANFORD, FLA. — NAI Realvest has arranged the $3 million sale of a 242,000-square-foot warehouse and distribution facility at 1201 Cornwall Road in Sanford. George Livingston, Christie Alexander, Drew Saphos and Paul Vera of NAI Realvest represented the seller, Columbus, Ohio-based Lake Mary Industrial Partners LLC. Colliers International represented the buyer, 1201 Cornwall LLC.

MORRISVILLE, N.C. — Duke Realty has signed Flextronics Americas LLC to a lease renewal for 322,699 square feet of space at 1000 and 1200 Innovation Avenue within Woodlake Center in Morrisville. Woodlake Center is a master-planned industrial park totaling 812,000 square feet. Jackson Rives of Cushman & Wakefield | Thalhimer, along with Duke Realty’s Hooker Manning, represented Duke Realty in the transaction.

RICHARDSON, TEXAS — Alliance Architects has completed shell and interior design services for DataBank’s new 50,000-square-foot facility in the northeast Dallas suburb of Richardson. Located within Digital Realty’s Dallas Data Center Park Campus, the new building will resemble DataBank’s downtown Dallas location. The new property includes 41,000 square feet of data hall dedicated to customer hardware, high-density power delivery architecture, executive offices and a conference room. Tom Maxwell, Ashley Gibson, Gloria Boyd, Barb Caires and William Arch worked on the Alliance Architects team. K2 Construction provided general construction and construction management services.

ARLINGTON, TEXAS — Lee & Associates has arranged the lease of 32,230 square feet of industrial space in Arlington for Impex Forwarding Agency Inc., which specializes in foreign trade services. The property, located at 2401-2407 Centennial Drive, was originally constructed in 1977 and features clear heights of 24 feet. Becky Thompson of Lee & Associates represented the tenant in the lease negotiations, while Kacy Jones and Wilson Brown of CBRE represented the landlord, First Industrial Realty Trust.

HAYWARD, CALIF. — FBA Holdings, Inc., a subsidiary of Sears Holdings Corporation, has leased 64,800 square feet inside the Hayward Business Park. The new facility is located at 30803 Santana Street in Hayward. The company will use this new space to relocate its warehouse/distribution facility, which was previously based in Richmond. The company outgrew that 27,000-square-foot warehousing space. FBA was represented by Steve Miller of SiteLink International. The landlord, PS Business Parks, was represented by Greig Lagomarsino, and Rick Keely of Colliers International’s Oakland office.

STURTEVANT, WIS. — Meridian Design Build has broken ground on a 76,320-square-foot expansion to the existing Kerry Ingredients & Flavours plant in Sturtevant, a southern suburb of Milwaukee. The local plant, where dry spices are blended to make flavorings for other food-industry manufacturers, was originally 65,000 square feet in size when Kerry acquired the property. In 2008, Kerry added 30,000 square feet, according to the Journal Times, a local newspaper. The multiphase development will include a fully air-conditioned warehouse, 10 loading docks and a secure spice storage area. Meridian will also make improvements within the existing plant to accommodate increased production output at the facility. The project is slated for a mid-summer 2014 completion. Harris Architects is providing the design services. Pinnacle Engineering Group will complete the civil engineering work for the project.

The warehouse, originally constructed in 1985, is located at 1210 Metro Park Blvd. and features clear heights of 16 feet. Mark Graybill of Lee & Associates represented the buyer, Team Taylor Investments LLC. Dan Spika of Henry S. Miller Brokerage LLC represented the seller, Britestar Group Inc.

SAN MARCOS, TEXAS — L&M Supply, a provider of erosion control products, has chosen the San Antonio suburb of San Marcos as the home of its second Texas distribution center. The new 40,000-square-foot facility, located at 126 Texas Ave., will employ more than 20 local staff. L&M is based in Willacoochie, Ga. The Greater San Marcos Partnership assisted L&M in the site selection process.
