LOUISVILLE, KY. — A joint venture between Brennan Investment Group and TriGate Capital has acquired Tradeport I, a 212,500-square-foot, Class A distribution facility. The property is located at 9001 Cane Run Road in Louisville's Riverport submarket. Kevin Grove of CBRE Louisville represented the seller, Principal Real Estate Investors, in the transaction. The acquisition is TriGate Capital's second investment with Brennan and its first acquisition in Louisville.

BRIDGEVIEW, ILL. — ML Realty Partners has signed Menasha Packaging to 166,683 square feet of industrial space at its facility in Bridgeview, a southern suburb of Chicago. The industrial property is located at 7770 W. 71st St., west of Harlem Avenue with easy access to I-55. The building includes 33-foot clear ceiling heights, exterior loading and abundant car and trailer parking. Steve Connolly, executive vice president, and Chris Gary, vice president of NAI Hiffman’s industrial services team, represented ML Realty Partners in the transaction. Patrick McCaffrey and Rob Wheeler with Cresa Partners represented Menasha. Menasha Packaging specializes in creating high-end graphic packaging and merchandising products for retail, food and pharmaceutical applications.

OAK CREEK, WIS. AND AURORA, ILL. — Marcus & Millichap is marketing a $36.3 million two-property, single-tenant industrial portfolio. The properties are a $19 million, 279,828-square-foot Staples distribution facility located in Oak Creek, Wis., and a $17.3 million, 63,740-square-foot FedEx freight terminal located in Aurora, Ill. Nick Manganais, a vice president of investments in Marcus & Millichap’s Chicago O’Hare office, is representing the seller, an Illinois-based family partnership. The Staples distribution center is located in the southeastern Milwaukee metro area at 120 W. Opus Drive and features 259,828 square feet of warehouse space and 20,000 square feet of office space. The FedEx freight terminal is located at 3883 Butterfield Road in Aurora, the second-largest city in Illinois and part of Chicago’s Naperville/Aurora metropolitan trade area. The property features a 55,120-square-foot main building with 6,800 square feet of office space.

PASADENA, TEXAS — Newmark Grubb Knight Frank has arranged a 24,000-square-foot build-to-suit lease for Holman Boiler Works Inc. at Bayport North Industrial Park II in Pasadena, a southeastern suburb of Houston. Rob Stillwell of NGKF’s Houston office represented the tenant, a boiler solutions provider headquartered in Dallas and in business for 65 years. Holman’s new facility will be located at Underwood Road and New Decade Road within the complex, which is near the intersection of Highway 146 and Fairmont Pkwy. B. Kelley Parker III of Cushman & Wakefield represented the property owner and landlord, a Texas limited partnership.

PASADENA, TEXAS — Moody Rambin has arranged an industrial lease of 10,500 square feet at the Jasmine Warehouse Project in Pasadena, about 15 miles southeast of Houston. FlexiPlus LLC, a packaging and container company, signed on to be the newest tenant at the 1905 Jasmine Drive facility. Dan Nguyen and Doyle Toups of Moody Rambin represented the landlord, V & W Leasing, in the negotiations.

PITMAN, N.J. — Broadway Stages has acquired the 495,166-square-foot former Sony facility in Pitman, a city in southeast New Jersey. The New York City-based film, television and music video production company purchased the property as an investment, according to Binswanger, which brokered the sale. The high-tech facility was previously used to manufacture compact discs and DVDs and includes 19 dock high doors, parking for approximately 830 vehicles, 35,048 square feet of office space and a full-service cafeteria. Binswanger will be marketing the property, which is located at 400 N. Woodbury Road, on behalf of Broadway Stages.

CARROLLTON, TEXAS — Lee & Associates has arranged an 11,200-square-foot lease for Dallas Label & Packaging in Carrollton, situated about 20 miles north of Dallas. The lease is for industrial space located at 2502-2510 Camp Avenue, which is in close proximity to the interchange of President George Bush Turnpike and Interstate 35. Nathan Denton of Lee & Associates represented the landlord, Marks Property Management, while Rosana Shekman of Dallas Prestige Realty represented the tenant.

COMMERCE, CALIF. — KTR Capital Partners has purchased a four-property industrial portfolio in Commerce for an undisclosed sum. The 254,000-square-foot portfolio is located along 61st and Randolph streets. The buildings are 85 percent leased to six tenants. The disposition was handled by Mike Sidney, Mike Foley, John McMillan, Jeff Sanita, Jeff Chiate and Jeff Cole of Cushman & Wakefield. The seller was Erwin & Essie Appel Trust.
