STRATFORD, CONN. — Miller’s Hallmark Cards has sold its warehouse and office facility, a 20,000-square-foot building located at 1370 Honeyspot Road in Stratford for $1.1 million. Randy Vidal of Vidal/Wettenstein represented the seller. Carlos Perez of Right Choice ReMax Realty represented the buyer, TR&Z USA Trading, in the transaction.

PHOENIX — Buckeye Logistics Center, a 684,064-square-foot, institutional-quality industrial property, has sold to IIT Acquisitions LLC for $44.3 million. The two-building center is located at 6825 and 6913 W. Buckeye Road. The first building is fully leased to HD Supply, Victory Packaging and Mor Furniture for Less. The second building is fully leased to Philosophy and Kellogg. Mark Detmerand Bo Millsof Jones Lang LaSalle's(JLL) Capital Markets group represented both the buyer and the seller, Principal Real Estate Investors, in this transaction. Pat Harlan,Steve Sayreand Kyle Westfall, also of JLL, were able to fully lease the previously vacant buildings prior to the sale.
MIRAMAR AND DAVIE, FLA. — IDI has commenced construction for industrial buildings at two of its South Florida business parks. In Miramar, IDI will construct a 300,428-square-foot building within its 77-acre Miramar Business Centre. This project marks the final building in the business park, which will contain 1.1 million square feet upon its completion. In nearby Davie, IDI will construct a 122,175-square-foot building within Davie Business Center. This project marks the first building constructed in the 42-acre business park, which will contain 705,000 square feet of industrial space at full build-out. Both buildings will be built to LEED-Silver standards. Completion for both projects is expected in December.
JACKSONVILLE, FLA. — Newmark Grubb Phoenix Realty Group (NGP) has brokered the sale of a 300,000-square-foot distribution facility located at 5550 W. 5th St. in Jacksonville’s Westside submarket. NGP’s John Richardson and Bryan Bartlett represented the seller, Zell Enterprises. Bob Hillis of Hillis Properties represented the buyer, Dupuy Storage Florida. The sale price was undisclosed.

The office property is located in the Westridge Business Park in New Berlin, a southwest suburb of Miwaukee. EXTON, PA.— Noble Opportunity Fund I has sold a 36,000-square-foot flex building, located in the Eagleview Corporate Center at 650 Pennsylvania Ave. in Exton, for $2.5 million.The buyer, Chester County Food Bank, is a nonprofit organization that collects, grows, processes, stores and distributes food to those who serve the hungry in Chester County. The building includes 6,000 square feet of Class A office space, an indoor garden atrium and 30,000 square feet of warehouse space. Scott Williams, senior vice president in Binswanger’s King of Prussia office, arranged the transaction.

The three-building park is located at 19345-19465 North Indian Canyon Drive. It was 70 percent occupied at the time of sale. Both the buyer and the unnamed seller were represented by Dan Vittone and Alan Pekarcik of Avison Young’s Irvine office.
