COPPELL, TEXAS — CBRE Capital Markets has arranged the sale and $25.5 million in acquisition financing for Coppell Commerce Center and Coppell Business Center in Coppell. Jack Fraker, Josh McArtor, Jonathan Bryan and Heather McClain Venegoni of CBRE represented the seller, a global investment manager, in the transaction. Scott Lewis, Matt Ballard and Patrick Benoist of CBRE also worked on behalf of Lincoln Advisory Group, an affiliate of Lincoln Property Co., to arrange the two permanent loans. The CBRE team arranged the loans through Allstate and Bank of America. The two industrial properties total 771,720 square feet and were a combined 91 percent occupied at the time of sale.

PALM SPRINGS, CALIF. — North Village Center, a 93,529-square-foot industrial/retail park in Palm Springs, has sold to WLA Investments for $4.1 million. The three-building park is located at 19345-19465 North Indian Canyon Drive. It was 70 percent occupied at the time of sale. Both the buyer and the unnamed seller were represented by Dan Vittone and Alan Pekarcik of Avison Young’s Irvine office.
KETTLEMAN CITY, CALIF. – An 89,880-square-foot freight terminal in Kettleman City that is triple-net leased to FedEx Corporation has sold to a buyer that was completing a 1031 Exchange for $21.4 million. The freestanding terminal is located at 33104 25th Ave. about halfway between Los Angeles and San Francisco. The facility was completed earlier this year. It carries a 29-year absolute triple-net lease that is guaranteed by FedEx. The unnamed seller was represented by John Glass of Marcus & Millichap’s San Francisco office.
ELKRIDGE, MD. — Terreno Realty Corp. has acquired an approximately 349,000-square-foot industrial property in Elkridge for $16.7 million. The property contains two buildings located on 17.9 acres at 6675 Amberton Drive and 6660 Santa Barbara Road. The buildings contain 107 dock-high and 10 drive-thru doors. Occupancy was 64 percent at the time of closing. The property’s estimated stabilized cap rate is 8 percent. The seller’s name was not disclosed.
NORTH CHARLESTON, S.C. — CBS Productions has leased 200,000 square feet of industrial space at 45000 Goer Drive in North Charleston. The tenant will use the facility for the production of the new television drama series “Reckless.” Hagood Morrison of Colliers represented the undisclosed landlord in the transaction. HIDALGO, TEXAS — Los Angeles-based BH Properties LLC has purchased the 313,120-square-foot Tres Puentes Distribution Center for $8.6 million. The property is located at 1501 International Blvd. in Hidalgo. The purchase falls in line with BH Properties' focus on acquiring industrial properties near the Mexican border. The company plans on adding border facilities in Texas, Arizona and California in the next two years.

The new owner plans to execute a major renovation at the building before it relocates from nearby Gardena. The plastic injection molding and contract manufacturing company was represented by Brandon Carrillo, Greg Gill and Dylan Espley of Lee & Associate’s Long Beach office. The seller, Serella Revocable Trust, was represented by Mike Bouma and Paul Caputo of Voit.
