OLIVE BRANCH, MISS. — LEGACY Supply Chain Services Inc. has signed a lease for 117,181 square feet of industrial space at Crossroads Distribution Center Building B in Olive Branch. The third-party logistics provider is securing the space as a distribution center for a manufacturer of baseball-related equipment. The lease brings the property to full occupancy. As a result, the property owner, IDI, has broken ground on Building L “to meet market demand,” according to Tim Moore, vice president of leasing for IDI Memphis. Crossroads L is slated to be 241,994 square feet and is scheduled for completion in October 2013. Fully developed, Crossroads Distribution Center will contain approximately 7 million square feet of Class A distribution buildings. Ken Parker and Mike Demperio of Fischer & Co. represented the tenant in the transaction. Moore represented IDI.

AUBURN HILLS, MICH. — Metro Sweep Services LLC has signed a lease for 16,320 square feet of industrial space located at 2670 Auburn Court in Auburn Hills. Metro Sweep offers environmentally friendly solutions for street sweeping, parking lot sweeping, landscape maintenance and pressure washing. Kris Pawlowski and Gary Stephens of Signature Associates represented the landlord, Gold Star Development LLC, in the transaction.

GRAND PRAIRIE, TEXAS — Michigan-based Encore Floral Inc. is doubling the size of its current distribution center by expanding to the 22,663-square-foot ProLogis GSW 33, located at 1097 Ave. R in Grand Prairie. The company's current distribution center is located in Pinnacle Park in Dallas. Brian Pafford of Bradford Commercial Real Estate Services represented the tenant in the lease transaction. Denver-based ProLogis was self-represented by Jon Sorg. Encore Floral is a national fresh flower bouquet-maker for supermarkets.

AVONDALE, ARIZ. — Conn Appliances has signed a 10-year lease for 277,649 square feet at the Coldwater Depot Logistics Center in Avondale. The specialty retailer will be located within Phase I of the center. Conn was represented by CBRE’s Matthew Keener, Brian Ashby and Dan Calihan. The landlord, Trammell Crow Company and Clarion Partners, was represented by CBRE’s Rusty Kennedy and Pat Feeney.

ALPHARETTA, GA. — Sealy & Co. Inc. has purchased an 88,215-square-foot industrial property, located at 1525 Morrison Parkway in Alpharetta, for $5.8 million. The building is fully leased to FedEx Corp., which has five years remaining on its lease. Originally constructed as a build-to-suit, the property has been occupied by FedEx since 1998. Britton Burdette of Stan Johnson Co. represented both the buyer and seller, Wallace Enterprise, in the transaction.

JACKSONVILLE, FLA. — The Supply Source, a supply chain management company, has signed a 69,098-square-foot industrial lease at the Deerwood Distribution Center, located at 8500 Baycenter Road in Jacksonville. The company plans to move its corporate headquarters to the new space this June. Patrick Thornton and Christian Harden of NAI Hallmark Partners represented the landlord, EastGroup Properties, in the transaction.

COPPELL, TEXAS — Duke Realty Corp. has signed lease agreements totaling 224,105 square feet with two companies in its Freeport North development in Coppell. Freeport North is a 13-building industrial campus. CID Resources Inc., a medical apparel provider, has leased 114,105 square feet of space in Freeport VI, located at 601 S. Royal Lane. Norwex USA Inc., a Norwegian-based company specializing in reduced-chemical household and personal care products, leased 110,000 square feet in Freeport XIV, located at 800 W. Bethel Road. Duke Realty was self-represented in both transactions by Randy Wood. Ryan Boozer of Mercer Co. represented CID Resources, and Sharron Morrison and Brad Struck of Transwestern represented Norwex.
