ADAIRSVILLE, GA. — Georgia Gov. Nathan Deal has unveiled that Shaw Industries Group Inc. will build a new carpet tile manufacturing facility in Adairsville, located in Georgia's Bartow County. Shaw is expected to make an $85 million investment in the new project and create 500 new jobs. The company will build and equip a facility in the 600,000 to 700,000-square-foot range. The new facility will be located on a 117.6-acre parcel near the intersection of Highway 140 and Hall Station Road. Construction on the facility is expected to begin in 2014. Shaw currently operates six facilities other facilities in Bartow County and employs nearly 15,000 people throughout Georgia.

LIVONIA, MICH. — Bernard Financial Group has arranged a $1.8 million loan secured by Sarmor Industrial, an 110,810-square-foot industrial property in Livonia. Sarmor 30 LLC was the borrower. Ameritas Life Insurance Co. was the lender. Kevin Kovachevich of Bernard Financial originated the loan.
CARLSTADT, N.J. — NAI James E. Hanson has arranged a 26,112-square-foot lease at 455 Barell Ave. in Carlstadt. S.N.S. Oriental Rugs LLC signed a three-year lease for the entire building, which it plans to use for the warehousing and distribution of oriental rugs. The property features a 3,000-square-foot office portion, a 16-foot clear ceiling height, three loading docks and 19 parking spaces. Jeffrey DeMagistris and Thomas Vetter of NAI James E. SPARTANBURG, S.C. — Chambers Street Properties has acquired a 156,800-square-foot industrial property, located at 1200 Woods Chapel Road near Spartanburg. The property is located one mile from Interstate 85 and two miles from the Greenville-Spartanburg Airport. The project sits on a 32.5-acre parcel and is expandable to 273,000 square feet. With this purchase, Chambers Street now owns more than 2.1 million square feet of warehouse/distribution space in the Spartanburg area. Chambers Street purchased the property through its affiliate, RT Woods Chapel LLC. Virginia Wright of Atlanta-based Bull Realty represented the buyer in the transaction. Dick Merritt of Greenville, S.C.-based Merritt and Co. represented the seller, ACPS LLC. Lear Operations Corp, a supplier of plastic automotive components, occupies the plant.
CHICAGO — 4K Diversey Partners LLC has signed a contract to purchase the 1.4 million–square-foot, 21-acre former Marshall Field’s warehouse campus in Chicago. Macy’s Inc., which has owned the property since 2005 and vacated it in 2008, was the seller. The new owner plans to redevelop the campus into a multi-tenant project that will include manufacturing, warehouse and distribution space. The property is located at 4000 W. Diversey Ave., about six miles from the Loop. Chicago-based 4K Diversey Partners is comprised of three individuals: Lou Silver, Aaron Paris and Paul Fishbein. Occupancy is scheduled for January 2014. Op2mize Real Estate Advisors will provide leasing and property management services.
HOUSTON — NAI Houston has brokered the sale of a 75,000-square-foot warehouse property in Houston’s Far Northwest industrial submarket. The asset is situated on 10.6 acres at 13813 FM 529. Buyer Deepwater Corrosion Services, a full-service offshore corrosion-control company serving the oil and gas industry, plans to use the building as its new headquarters. John Ferruzzo and Chris Kugle of NAI Houston represented Deepwater in the transaction. Mac Process LLC was the seller.
SHREWSBURY, MASS. — Fantini & Gorga has arranged $1.8 million in acquisition financing for a single-story, multi-tenant flex property in Shrewsbury. The 37,800-square-foot building is located at 910 Boston Turnpike, about 40 miles west of Boston. Situated on 3.8 acres, the property is located on Route 9. John Gorga, president and principal at Fantini & Gorga, represented the borrower, Hecht Shrewsbury LLC, in the transaction.
MONROE, CONN. — GAT, a manufacturer of sports and fitness supplements, has signed a 21,000-square-foot warehouse and office lease in Monroe. GAT will occupy almost half of the building, leaving 5,000 square feet of office and 16,000 square feet of warehouse space available. Brett Sherman, CCIM at Angel Commercial LLC, represented GAT, while Jon Angel, also of Angel Commercial, represented the landlord. The flex building is located at 578 Pepper St., about 19 miles east of Danbury.
HOUSTON — Cushman & Wakefield has arranged the lease of 23,000 square feet at Northwest Place Industrial Park to Cameron International Corp. Jim Foreman and Beau Kaleel of Cushman & Wakefield represented owner Levey Group, a Houston-based commercial real estate company specializing in office-warehouse properties. Brandi McDonald of Newmark Real Estate represented the tenant, a provider of flow equipment products, systems and services to the oil, gas and process industries.
PHOENIX — Baseline Interstate, a 136,683-square-foot industrial warehouse/office property in Phoenix, has sold to Dalfen America Corp. for $7.5 million. The buyer was doing business as Mazal TOV Realty, LPL. The property is located at 4707 E. Baseline Road. The building was vacant at the time of sale. Bob Buckley, Tracy Cartledge and Steve Lindley of Cassidy Turley’s Capital Markets Group represented Dalfen. The seller, Holualoa Companies, was represented by CBRE.
