INDIANAPOLIS — Subaru of America has signed a build-to-suit agreement for a 715,000-square-foot distribution center. The new facility will be located in the Northwest Indianapolis submarket at Prologis Park Lebanon, proximate to major freeways and the Indianapolis International Airport. Thestate-of-the-art facility will be utilized as a regional parts distributioncenter. Subaru of America signed the build-to-suit agreement with Prologis Inc.

STRATFORD, CONN. — Seaboard Industries Inc. has signed a lease for 32,000 square feet for a pool and spa supply warehouse, located at 100A Benton St. in Stratford. Jon Angel of President Angel Commercial LLC represented the tenant in their search and in the lease negotiations. Rob Shawah of Baldwin Pearson represented the landlord, Ernest Trefz. The family-run business wholesales a variety of chemicals equipments and parts for the pool and spa industry.

The seller, Coneen Family Trust, was represented by Mark Silverman and Jason Smithson of NAI San Diego.

LIVONIA, MICH. — Bernard Financial Group has arranged a $7.8 million loan for the refinancing of an industrial property in Livonia, located about 19 miles west of Detroit. The refrigerated industrial warehouse building includes 383,649 square feet of space. The 12-year, nonrecourse loan is self-amortizing and includes a 4.75 interest rate. Ashley Mastronardi LLC was the borrower. Dennis Bernard and Kevin Kovachevich of Bernard Financial originated the loan. Protective Life Insurance Co. and its subsidiaries provided the loan.
STAFFORD, TEXAS – Boyd Commercial/CORFAC International has secured the sale of a 14,129-square-foot industrial property, located at 12806 and 12810 Murphy Road in Houston. COLUMBUS, IND. — Browning Investments Inc. has broken ground on a $15 million, 468,000-square-foot manufacturing and assembly facility for The Phoenix Group in Columbus. The industrial property is located in the Woodside Northwest Park and will include 32-foot high ceilings, energy-efficient fluorescent lighting and an early suppression, fast response sprinkler system. Browning Construction is the Construction Manager. The Phoenix Group, a supply chain management company, expects to employ more than 50 workers at the facility.
PIQUA, OHIO — Industrial Spring Co. has signed a lease for 48,600 square feet of space at 9200 Country Club Drive in Piqua, located about 28 miles north of Dayton. With the additional tenant, the industrial property is now fully leased. In its new location at the Scarbrough Industrial Park, Industrial Spring Co. will manufacture garage door springs for manufacturers, distributors and wholesalers. Industrial Property Brokers represented the landlord, John Scarbrough, in the transaction.
DALLAS — Colliers International has arranged an industrial lease expansion and renewal totaling 81,357 square feet at 4653 Leston Ave. in Dallas.
