IKEA SIGNS 101,065 SF WAREHOUSE LEASE AT STOUGHTON INDUSTRIAL PARK

STOUGHTON, MASS. — IKEA has signed a 101,065-square-foot warehouse lease at Stoughton Industrial Park, located at 1000 Technology Center Drive in Stoughton, a southern suburb of Boston. The home furnishings company will use the location as a distribution facility. The 332,676 square foot building is owned by a joint venture between ASB Real Estate Investments and Lincoln Property Co. Richards Barry Joyce & Partners LLC represented the landlord in the transaction. Cushman & Wakefield represented IKEA in the transaction.

PRIVATE EQUITY FUND PAYS $13.8M FOR INDUSTRIAL PORTFOLIO

NEW YORK CITY — In a $13.8 million sale-leaseback transaction, a private equity fund has purchased five industrial properties from American Forest Products. The acquired properties total approximately 575,000 square feet and are located in California, South Carolina and Virginia. American Forest Products, a provider of third-party logistics and retail services, will lease the properties for 21 years. Camille Renshaw of Stan Johnson Co. represented the buyer and seller in the transaction.

CUSHMAN & WAKEFIELD BROKERS 125,000 SF INDUSTRIAL LEASE

GRAND PRAIRIE, TEXAS — Cushman & Wakefield has arranged the lease of 125,000 square feet of warehouse/distribution space at 2820 N. Great S.W. Parkway in Grand Prairie. The industrial space is located in the Paddock Distribution Center. Pete Richardson, Drew Richardson, Benedict Gordon, Bill McClung, Mike Wyatt, Robbie Baty and Grant Pruitt of Cushman & Wakefield of Texas Inc.'s Dallas office represented the tenant, Johns Manville, in the transaction. Johns Manville, a manufacturer and marketer of building products, will occupy approximately 1,000 square feet of office space in the property. Andrew McCaig and Cornelia Heins represented the landlord, Primera Cos., in-house.

CHARLOTTE, N.C. — Trinity Capital Advisors has acquired an additional building in Shopton Ridge Industrial Park in Charlotte. The firm now owns three buildings in the eight-building park. Located at 4015 Shopton Road, the 108,800-square-foot Class A office and industrial building is fully occupied by Rent-A-Center and The Maintenance Team. Trinity purchased the property through a joint venture with Pacific Coast Capital Partners. Bill Wood handles the leasing at Trinity Capital's Shopton Ridge portfolio and Janice Crum serves as property manager.

PREMIER MOTOR LINES SIGNS 97,453 SF LEASE AT 2 COLONY ROAD IN JERSEY CITY

JERSEY CITY, N.J. — Premier Motor Lines has signed a 97,453-square-foot industrial lease at 2 Colony Road in Jersey City. The 262,000-square-foot warehouse facility was built in 1976. The building has 24-foot ceilings, 40 tractor-trailer parking spaces and an active rail. Matthew Corpuel of CBRE represented Premier Motor Lines in the transaction. Bill Waxman, Mindy Lissner and Nicholas Nitti of CBRE represented the landlord, RREEF Management LLC. Premier Motor Lines is a third-party warehousing and logistics company that provides food-grade warehousing, brokerage and private fleet service to New York, New Jersey, New England and Eastern Pennsylvania. The business is relocating from 397 E. 54th St. in Elmwood Park.

Fiesta Blvd. The company will be consolidating from 53,000 square feet at two facilities. The transaction was executed by Bob Kling and Dave Johnson of Lee & Associates Arizona.

MONROE, OHIO — Ball Metal Beverage Container Corp. has signed a 163,000-square-foot industrial lease at 1225 Logistics Way in Monroe, located about 30 miles north of Cincinnati. The 553,694-square-foot Building B is the second building to be built at Monroe Logistics Center. Ball Metal Beverage Container is the building’s initial tenant. Si Pitstick and Josh Young of Cincinnati Commercial represented the landlord, Industrial Developments International. Chuck McCosh of Cushman & Wakefield represented Ball Metal Beverage Container in the transaction.

ACE HARDWARE'S 450,000 SF FACILITY COMING TO WILMER

WILMER, TEXAS — CenterPoint Properties has broken ground on ACE Hardware's new 450,000-square-foot, build-to-suit facility in the Sunridge Business Park in Wilmer. ACE Hardware will lease the property for 10 years upon its completion. CBRE represented ACE Hardware in its lease transaction. The facility is slated for a February 2014 completion.

ALLIANCE TO DESIGN L'OREAL USA'S DISTRIBUTION CENTER IN DALLAS

DALLAS — L'Oreal USA has selected Alliance Architects Inc. to design its new 513,947-square-foot distribution center, which will be located on a 50-acre site within the Ridge Logistics Center in Dallas. The new facility will be situated on the corner of Telephone Road and Dallas Avenue. The property will have expansion capabilities of up to 400,000 square feet. The distribution center will include 13,000 square feet of office space, separate shipping and receiving areas, locker rooms and indoor/outdoor break areas. Ridge Property Trust is the developer for the build-to-suit property and Hill & Wilkinson are the general contractors. The Alliance design team includes Scott Meyer and Ashley Griffith.
