COLUMBUS, IND. — Browning Investments Inc. has broken ground on a $15 million, 468,000-square-foot manufacturing and assembly facility for The Phoenix Group in Columbus. The industrial property is located in the Woodside Northwest Park and will include 32-foot high ceilings, energy-efficient fluorescent lighting and an early suppression, fast response sprinkler system. Browning Construction is the Construction Manager. The Phoenix Group, a supply chain management company, expects to employ more than 50 workers at the facility.

PIQUA, OHIO — Industrial Spring Co. has signed a lease for 48,600 square feet of space at 9200 Country Club Drive in Piqua, located about 28 miles north of Dayton. With the additional tenant, the industrial property is now fully leased. In its new location at the Scarbrough Industrial Park, Industrial Spring Co. will manufacture garage door springs for manufacturers, distributors and wholesalers. DivcoWestpurchased the asset from a partnership between AEW andOrchard Partners, LLC for an undisclosed sum. WOODRIDGE, ILL. — HSA Commercial Inc. will break ground this month on an 180,480-square-foot speculative warehouse facility at Park 355 in Woodridge, a western suburb of Chicago. HSA Commercial is partnering with Denver-based Industrial Income Trust for the project. The proposed industrial building will include 30-foot clear heights, frontage on I-355, 49 exterior truck docks and four drive-in doors. The industrial property will also be divisible by 17,580-square-foot suites to accommodate smaller industrial tenants seeking immediate leasing opportunities.
CARTERET, N.J. — Everflow Supplies has acquired a 100,000-square-foot industrial property, located at 100 Middlesex Ave. in Carteret, about 15 miles south of Newark, for $4 million. The seller was Wyckoff Associates. Everflow, a distributor of valves, heating components, plumbing specialty and pipe products in New Jersey, will move from its current 65,000-square-foot distribution headquarters, located at 2401 E. Linden Ave. in Linden, to the new building. The property is strategically located near several major roadways, including the New Jersey Turnpike and Routes 1 and 9. The property is also close to Port Newark, Central New Jersey and Lower Manhattan. Jordan Metz of Bussel Realty Corp. represented Everflow in the transaction.
