PHOENIX — A 29-acre parcel of land in Southwest Phoenix has sold to McClain Foods Services for $7 million. It is located at the Southwest corner of 75th Avenue and Interstate 10. The company plans to develop a 200,000-square-foot freezer/cooler facility on the site. Construction is scheduled for 2013. McClain was represented by Stein Koss and Mike Quint of Lee & Associates, along with Jackson & Cooksey. The seller, EJM Development Co., was represented by Rick Robertson and Allen Lowe.

MEDLEY, FLA. — A joint venture between Butters Construction & Development and L&B Realty Advisors will develop a $100 million, 918,000-square-foot Class A bulk distribution industrial park called Airport North Industrial Park in Medley. It is located on a 44.5-acre site at N.W. 87th Avenue and N.W. 80th Street. CBRE Capital Markets procured L&B Realty Advisors and its client, the State of Florida, as Butters Construction & Development’s equity partner for the deal. Airport North Industrial Park will include four institutional-quality industrial buildings. Site development will commence in the first quarter of this year and vertical construction in the second quarter of this year.
IRVING, TEXAS — Alliance Architects has won the bid to design a 150,000-square-foot manufacturing/distribution facility for Project Services Group (PSG), located on a 9.1-acre site at 2000 Century Center Blvd. in Irving. The new headquarters facility will consist of 54,000 square feet of industrial space, 14,000 square feet of office space and the rest is available for lease to future tenants. Joven Cavas of Alliance is overseeing the project management, PSG will provide general construction services, Wier Associates is providing civil engineering services and McHale Engineering is providing structural engineering services.
HOUSTON — The Houston office of Q10 Kinghorn, Driver, Hough & Co. (KDH) has secured $9.75 million in permanent financing for a six-property industrial portfolio located in Houston, Deer Park and Pasadena. The portfolio totals 232,989 square feet and is fully leased. Travis Fite of KDH arranged the loan through Aviva Investors on behalf of the borrower, Houston-based GSL Welcome Group.
GOOSE CREEK, S.C. — An industrial property situated on 87.36 acres directly across from a Google data center in Mt. Holly Commerce Park off Highway 52 in Goose Creek has sold for $3.3 million. Thomas Buist Jr. of Lee & Associates’ Charleston, S.C. office represented the seller, Goose Creek Industrial Investors, and Milton Thomas III of Lee & Associates represented the buyer, EF Sanders LLC.
SOUTH WINDSOR, CONN. — Marcus & Millichap has arranged the $32.2 million sale of a FedEx Ground package and sorting facility in South Windsor. The 224,061-square-foot facility is fully leased to FedEx Ground Package Systems for 15 years. Laurie Ann Drinkwater and Seth Richard of Marcus & Millichap represented the buyer in the transaction.
MARLBORO, N.Y. — Brooklyn Bottling Group has acquired a 113,532-square-foot manufacturing building at Route 9 West and Riverview Drive in Marlboro. Brooklyn Bottling, one of the largest independently owned beverage and food companies in the U.S., plans to use the facility as a warehouse for its finished goods. The building features 9,500 square feet of office space and newly installed loading docks. Jim Panczykowski of Binswanger represented the seller, Chelsea Homes Inc., in the transaction.
WOBURN, MASS. — M&K Engineering has purchased 166 New Boston St., a single-story industrial building in Woburn, for $2.1 million. M&K will use the building to expand its precision machining business. James and David Stubblebine of The Stubblebine Co./CORFAC International represented the seller and procured the buyer in the transaction.
KATY, TEXAS — Panattoni Development Co. has begun construction on a 420,000-square-foot build-to-suit facility for Igloo Products Corp. in West Ten Business Park in Katy. The property will be used as a distribution center for Igloo's line of outdoor cooling products. The facility will be Igloo's third distribution center and is located within two miles of Igloo's headquarters. Bob Hutson of Symmedian Technologies, along with John Nicholson of Transwestern, represented the tenant in the land transaction. Evans General Contractors is the general contractor and Randall-Paulson Architects is the architectural firm for the project.
WEBSTER, TEXAS — Colliers International has arranged the sale of Bay Terrace I & II, two office/flex properties totaling 200,378 square feet in Webster. The properties are located at 17155 Feathercraft and 555 Forge River inside of Houston's NASA/Clear Lake submarket. Dan Braun is the buyer.
