MUSKEGON, MICH. — Essex Property Management has purchased a one-story, 199,785-square-foot manufacturing building at 2121 Latimer Dr. in Muskegon. Essex will use the facility as an addition to the manufacturing footprint of the Port City Group of Cos. in Western Michigan. The property includes 3,500 square feet of office space, five truck docks and parking for 115 vehicles. Rob Gemerchak of Binswanger represented the seller, Bekaert Corp. in the transaction.

WHIPPANY, N.J. — Z&Z Supply has signed a lease renewal for 13,200 square feet at 1 Apollo Dr. in Whippany. The company will continue to use the site for the wholesale distribution of HVAC equipment. Howard Weinberg of Cassidy Turley represented the landlord, Keystone NJP III LLC in the transaction. Steven Leitner of NAI Hanson represented the tenant.

SIMI VALLEY, CALIF. — A 9,976-square-foot industrial property in Simi Valley has sold to American Warehouse Equipment for about $2 million. The property is located at 1371 Kuehner Drive. The property was built in 1980 and renovated in 1991. John DeGrinis, Patrick DuRoss and Jeff Abraham of Colliers International’s Encino office represented both the buyer and the seller, the O’Loughlin Family Trust, in this transaction.

CHARLOTTE, N.C. — Childress Klein Properties has commenced construction on a 270,400-square-foot speculative industrial building in Charlotte’s Ridge Creek Distribution Center, located off Westinghouse Boulevard and General Drive in Charlotte. Averitt Express has signed a 67,000-square-foot lease to anchor the building, which will feature a 30-foot clear height ceilings, loading dock doors and parking for truck trailers. It will also contain energy and water saving features, including a reflective roof membrane, highly efficient electric lighting and plumbing and landscaping designed to limit water usage. The building was designed by Wagner Murray Architects and will be constructed by Shelco Inc.’s Charlotte office.

GLENDALE, WIS. — Opus Development Corp. will begin an expansion project for the Glendale headquarters of Weyco Group, a shoe distributor, later this month. Opus will construct a new building to link Weyco's main facilities to a newly acquired 80,150-square-foot warehouse adjacent to the property. The new construction and building purchase will result in 112,000 square feet of additional space. Construction on the project is scheduled for completion this October. The project will boost Weyco's total space to more than 1 million square feet.

CHICAGO — Atlanta-based Best Warehousing & Transportation Center has renewed its 56,051-square-foot lease at a West Chicago industrial facility owned by DCT Industrial Trust. Best Warehousing is a third-party logistics firm and the facility is its first location in Illinois. Brad Borkowski of HSA Commercial Real Estate represented the tenant in the transaction. David Prell and Kirk Armour of CBRE Group represented the owner.
