INDEPENDENCE, MO. — Plan B, a commercial sweeping and cleaning company, has signed a 9,600-square-foot lease for a new headquarters facility in Independence. The property is located at 301 N. Kiger, and Plan B will transfer 14 employees to the new location. John Hassler of Zimmer Real Estate Services represented the tenant in the transaction. The landlord is Block Real Estate Services.

EDISON, N.J. — Futai Inc., one of the world's largest umbrella manufacturers, has purchase 7 Parkway Place in Edison. The company plans to relocate its divisional headquarters to the 50,000-square-foot warehouse, located within Raritan Center Industrial Park. Rachel Pittard and Stephen Elman of Cushman & Wakefield represented Futai in the transaction. The purchase price is undisclosed.

ROBBINSVILLE, N.J. — Matrix Development Group has completed a 150,000-square-foot, build-to-suit distribution building for Ritchie & Page Distributing Co. The facility is located in the Matrix Business Park at Exit 7A off the New Jersey Turnpike in Robbinsville. The building includes 20 loading dock positions and 18,000 square feet of office space. Ritchie & Page, a beverage distributor, plans to consolidate its Trenton and Wall Township locations to the new site.

RICHMOND, VA. — HMU Terminal Road has purchased a 126,639-square-foot industrial property, located at 2823 Bells Rd. in Richmond, from Richmond Industrial LLC for $2.15 million. Richard Porter of Richmond-based Porter Realty Co. represented the buyer in the transaction. Scott Douglas and Evan Magrill of Cushman & Wakefield/Thalhimer's Richmond office represented the seller.

The building is located at 2957 E. 46th Street and includes 25,000 square feet of office space. Mola was represented by Doug Cline of Lee & Associates. The landlord, Karney Management, was represented by Paul Sablock ofJones Lang LaSalle and Greg Stanton of CBRE.

BOSTON — Stag Industrial acquired a 145,000-square-foot industrial building in East Windsor for $6.1 million, and signed purchase contracts to buy four additional industrial properties for $28.6 million. The warehouse — constructed in 1976 and renovated in 2006 — is fully leased to East Windsor, a mattress manufacturer. Details are unavailable for the additional contracts, which are entering the due diligence stage.

SAN ANTONIO — Dallas/Fort Worth-based Venture Commercial Real Estate has brokered the sale of a 42,887-square-foot industrial property, located at 501-505 S. Comal St. in San Antonio's Westside community. David Schnitzer of Venture Commercial represented the seller, 1114 West Commerce Associates, in the transaction. Patrick Shearer and Brad Hardy of San Antonio-based Peloton Commercial represented the buyer, the San Antonio City Public Service Board.

ISELIN, N.J. — Iselin-based Sperry Van Ness has arranged the sale of three industrial properties for a combined $7.5 million. In the first deal, Schott NYC, a leather jacket manufacturer, purchased a 58,683-square-foot property at 735 Rahway Ave. in Union, N.J. The company plans to use the building as its headquarters for manufacturing and distribution. Doug Richter and Ian Grusd of Sperry Van Ness represented the tenant in the transaction. David Fisher of Weichert Commercial represented the seller, Gelb Estate. Richter also represented Whitman, an engineering consulting firm, in its $1.8 million purchase of a 23,000-square-foot facility at 7-9 Pleasant Hill Rd. in Cranbury, N.J. Mary Ryan of Franzwa Real Estate Advisors represented the seller, Jaffar Inc. In the third deal, Sitex Group acquired a 40,000-square-foot distribution facility at 22 Cragwood Rd. in Avenel, N.J., for $2.5 million. Richter and Ian Grusd of Sperry Van Ness represented the seller, HLP Associates LP in the deal. George Molloy of Grubb & Ellis represented the buyer.

DAYTON, N.J. — Medicia Holdings, a soap, shampoo and body wash manufacturer, has renewed its lease at 2351 Route 130 S. in Dayton. The long-term lease is for 250,000 square feet of industrial space. Brian Cass, Blake Chroman, Rob Kossar and Joel Lubin of Jones Lang LaSalle represented the tenant in the transaction.
