SALISBURY, MD. — A 49,000-square-foot industrial property, located at 618 Beam St. in Salisbury, has sold for $2.3 million. The warehouse/manufacturing facility is leased to Delmarva Media Group. ABERDEEN, MD. — Brick, N.J.-based Tryko Partners has purchased the 184-unit Perrywood Garden, located at 301 Mayberry Dr. in Aberdeen, for $10 million from Perrywood Garden Associates. The property has a project-based Housing Assistance Payment Contract in place for 100 of its units. Ridge MacLaren, Andrew Townsend and Clarke Talone of Marcus & Millichap's Philadelphia office represented the seller in the transaction.
CHICAGO — Richwell Enterprises, which specializes in distribution warehousing for the food service industry, signed a lease for 142,000 square feet at the Midway Business Center in Chicago. The property is located at 5363 S. Archer and will serve as a distribution center for one of Richwell's food customers. Matt Rogatz of Chicago Industrial Real Estate represented the tenant in the transaction. Mike Nelson and Mark Nelson of NelsonHill represented the owner.
DENVER — Enterprise Park, a three-building industrial park in Denver, has received $23 million in financing. The industrial park totals 458,397 square feet and was constructed in 2008. Financing was provided by Steve Bye and Dan Lucchesi of NorthMarq Capital’s Denver office for the borrower, an affiliate of Etkin Johnson Group.
GAINESVILLE — The $1.2 million construction of a 21,200-square-foot manufacturing facility, located at 3601 N. Interstate 35 in Gainesville, has started. Gainesville-based IFS Coatings will occupy the property upon completion. The facility broke ground in December 2011 and is slated for a May 2012 completion. Fort Worth-based Speed Fab-Crete is the general contractor and Fort Worth-based Callahan & Freeman Architects is serving as the project architect.
LAPORTE — Port Crossing Commerce Center, a joint venture between National Property Holdings and ML Realty Partners, has signed Gulf Winds International to a 247,240-square-foot lease, located at 1842 S. 16th St. in LaPorte. The 300-acre logistics industrial park is rail-served and located between the Barbours Cut and Bayport terminals. Michael Taetz, Gary Mabray and Jason Dillee of Colliers International's Houston office represented the landlord in the lease transaction. Aron Grenader of Houston-based First Houston Properties represented the tenant.
DEKALB, ILL. — An investment group controlled by Clayco and Venture One Real Estate, has acquired 350 acres of industrial land at 88 Park in Dekalb, from Citizens First National Bank. The land acquisition was financed by First Midwest Bank. The transaction represented the largest industrial land sale in the Midwest since 2007. Park 88 already contains distribution centers for 3M and Target. The 350 acres includes five pad-ready sites that can accommodate buildings of 162,000 square feet, 171,000 square feet, 418,000 square feet, 570,000 square feet, 587,100 square feet and one shovel-ready site for a 1.7-million-square-foot building.
TOPEKA, KAN. — Tritz Pallet Repair has inked a lease for 44,220 square feet of industrial space at Forbes Industrial Park, located at 7215 S. Topeka Blvd. in Topeka. HURST — Dallas/Fort Worth-based Venture Commercial has arranged the sale of a 24,463-square-foot distribution center, located at 770 W. Bedford Euless Rd. in Hurst.
