INGLEWOOD, CALIF. — A 16,400-square-foot industrial building in Inglewood has sold to DoorKing for $2.93 million. DoorKing has occupied the building, located at 112 S. Glasgow Ave., for more than 10 years. The entry and control systems manufacturer will utilize the building for warehousing and office space. Its manufacturing operations are housed in some of the surrounding buildings. Randy Kobata of Lee & Associates-LA North/Ventura represented both the buyer and the seller, 26th Street Partners, in this transaction.

ELK GROVE VILLAGE, ILL. —Chicago-based Bridge Development Partners has acquired a 212,200-square-foot industrial facility, located at 2201 Lunt Ave. in Elk Grove Village. Bridge and its capital partner, Wanxiang America Corp. of Elgin, Ill., paid $3.6 million for the property. The facility is currently leased to stationary company House of Doolittle and trucking firm CR Express. Bridge plans to redevelop the property into an air cargo building with 35 docks. Construction is scheduled for the spring of 2013. CITY OF INDUSTRY, CALIF. – Two buildings within the Baldwin & Amar Distribution Center in the City of Industry have sold to separate buyers for a total of $14,810,480. A 96,888-square-foot warehouse/distribution building located at 760-780 Baldwin Park Blvd. was purchased by Asia Direct for $8,235,480. The company was represented by Brian McLoughlin of Voit Real Estate Services. A 92,488-square-foot warehouse/manufacturing building located at 13280 Amar Ave. was purchased by American Foam, Fiber & Supplies for $6,575,000. That company was represented by Jason Chao of CBRE. Phil Lombardo and Ty Newland of Cushman & Wakefield represented the distribution center’s owner, OMP, on both transactions.

FORT MYERS, FLA. — The Fort Myers Preparatory & Fitness Academy has signed a 65,190-square-foot lease at a former Robb & Stucky warehouse and showroom, located at 4740 S. Cleveland Ave. in Fort Myers. The charter school will move from its temporary location at 10676 Colonial Blvd. in Fort Myers, and convert the space into 33 classrooms, office space, a cafeteria and athletic facilities. Jim Garinger of Colliers International's Fort Myers office represented the landlord, Normark Investments, in the 10-year lease transaction. John Paulich, IV, of Jassy Real Estate Investments represented the tenant.

MEMPHIS, TENN. — Chris Avery of AESOP Memphis has signed a 30,000-square-foot lease at an industrial building, located at 5355 Distriplex Farms Dr. in Memphis, for a Sky Zone Indoor Trampoline Park. Charles Sevier of Memphis-based Crump Commercial/CORFAC International, along with Aleks Trifunovic of The Klabin Co./CORFAC International's Los Angeles office represented the tenant in the lease transaction. Hank Martin of Memphis-based NAI Saig represented the landlord, Net Magan Property Owner One LP.

CHICAGO — Sperry Van Ness has sold two West Loop properties, totaling $1.9 million, in Chicago. Scott Maesel represented the seller of 1328 W. Randolph, formerly known as the Weinstein Meatpacking Building. A private investor purchased the 14,700-square-foot building for about $1.1 million. Maesel also represented both parties in a transaction at 935 W. Randolph. The 7,200-square-foot former meatpacking building had housed the Jos. A. Baumgartner Co. since 1977. A private investment group purchased the property for $725,000 and will redevelop the building into a mixed-use property.

BROOKINGS, S.D. — Chicago-based Bel Brands USA — the maker of Laughing Cow, Mini Baybel and Boursin Cheese — plans to build a new 170,000-square-foot manufacturing facility in Brookings. The $100 million facility will employ more than 200 workers once the plant becomes fully operational in 2014. The company plans to break ground this summer on a 42-acre land parcel along 32 Avenue, near the I-29 cooridor. The facility will be used to produce Bel Brands' Mini Baybel cheese. Dan Maslauski, Brian Chernett, Ann Woessner-Collins, Kris Bjorson, Dan McGillicuddy and Rich Thompsen of Jones Lang LaSalle assisted Bel Brands in the site selection process.

ENFIELD, CONN. — Diversified Information Technologies has acquired 180 Moody Rd. in Enfield for $2.2 million. The property consists of 166,000 square feet of industrial/warehouse space situated on 15 acres. Keith Kumnick and Stephanie Pious of Colliers International represented the seller, Mead Westvaco, in the transaction. Sean Duffy, Damon Bowers and Tim D'Addabbo of Cushman & Wakefield represented the buyer.

SUWANEE, GA. — IDI has commenced construction on the 559,407-square-foot, build-to-suit Mitsubishi Electric Cooling & Heating headquarters, located in Huntcrest Business Center at 1340 Satellite Blvd. in Suwanee. The company will consolidate its current 350,000-square-foot footprint across three buildings to the facility. The property will be the corporate headquarters for Mitsubishi Electric's cooling and heating division and will include office and professional training space, as well as nearly half a million square feet of warehouse space. The company will move into the space in February 2013. Alan Clayton of Jones Lang LaSalle's Atlanta office represented the tenant in the lease transaction and the landlord was self-represented by Lisa Ward of IDI's Atlanta office.

NEWBURGH, N.Y. — Two industrial leases totaling 165,000 square feet have been signed at the Northeast Business Center in Newburgh. Preferred Fragrances, a women's perfume importer, moved this month from its Mountainville, N.Y. facility to a 105,000-square-foot space at 1900 Corporate Blvd. Existing tenant Kraft Foods has renewed its lease for 5 years and expanded its facility to 60,000 square feet at 700 Corporate Blvd. The landlord is National Realty & Development Corp.
