CITY OF INDUSTRY, CALIF. — Railroad Handel, a 76,180-square-foot industrial building in the City of Industry, has received $3.3 million in first-mortgage refinancing. The facility is located at 18451-18467 Railroad Street. It is 80 percent leased. The 10-year loan features a 25-year amortization schedule. Financing was arranged by Michael Elmore of NorthMarq Capital’s Los Angeles office through the firm’s relationship with a national bank.

AUSTELL, GA. — KBS Real Estate Investment Trust II has sold the 261,799-square-foot Hartman II, a warehouse/distribution building located in Atlanta's Austell submarket. The property is part of the 150-acre Hartman Business Center, a master planned industrial park.
KETTERING, OHIO — IRG Kettering I has purchased a 1.1 million-square-foot industrial facility at 2000 Forrer Blvd. in Kettering. Paul Hoge of Signature Associates represented the seller, DPH-DAS, in the transaction. Norm Khourn of Cassidy Turley represented the buyer.
CINCINNATI — Amsdell Cos. has purchased a five-property self-storage portfolio in the Cincinnati MSA for $13.2 million. Each of the properties are situated on or exposed to major thoroughfares. Brett Hatcher of Marcus & Millichap represented the Cincinnati-based seller in the transaction. Three of the buildings are located in Kentucky and two are located in Ohio.
ARCADE AND CHEEKTOWAGA, N.Y. —The Hampshire Cos. has sold two industrial properties in western New York. The sale includes an 85,135-square-foot facility at 91 N. St. in Arcade and a 171,893-square-foot facility at 277 Walden Ave. in Cheektowaga. West Hartford, Conn.-based Freemont Group was the buyer. Both facilities are leased to API Heat Transfer, which designs and makes a variety of heat-transfer technologies serving industrial markets. Andrew Sandquist of CBRE Group represented both parties in the transaction.
PASADENA — Arch-Con Construction has finished the construction of a 40,000-square-foot design-build office/warehouse facility, located in Pasadena. The facility will house the combination of four Total Safety locations. Beau Kaleel of Cushman & Wakefield represented Total Safety in the lease transaction. Powers Brown Architecture provided design services for the facility, which was built crane-ready.
PHOENIX — Consolidated Grain & Barge Co. (CGB) has leased 155,794 square feet of industrial space in Phoenix. The facility is located at 2225 S. 75th Ave. within the Durango Commerce Center. This lease will bring the center to 96 percent occupancy. CGB plans to store products related to the solar construction industry at this space. The company was represented by Matt McDougall of Lee & Associates. The landlord, Clarion Partners, was represented by Bo Mills, Mark Detmer, Will Strong and Jackie Orcutt of Cushman & Wakefield of Arizona.
PARAMOUNT, CALIF. — A 28,600-square-foot, multi-tenant industrial building in Paramount has sold to ABR Properties for $2.6 million. The property is located at 15700-15714 Garfield Ave. and 7515-7524 Madison Street. ABR will occupy the majority of the building but will lease out remaining space. The company was represented by Jay Martinez of KW Commercial. The seller, a private trust, was represented by Chris Sheehan and Adam Deierling of Colliers International.
AUSTELL, GA. — KBS REIT I has sold the 353,983-square-foot Hartman Business Center One, a warehouse and distribution center located in Austell, for $16.1 million. The building is part of the 1.8 million-square-foot Hartman Business Center.
LAWRENCE, KAN. — K&M Tire has acquired an 81,640-square-foot warehouse at 3801 Greenway Circle in Lawrence, located 35 miles west of Kansas City. K&M plans to distribute wholesale tires to retailers in Kansas and Missouri from its new location. The facility will begin operations this August.
