DALLAS — American Realty Capital Properties (ARCP) has acquired a 75,050-square-foot Mrs. Baird's distribution facility, located in Dallas, for $6.2 million. The facility is fully leased to Bimbo Bakeries USA, which has five years remaining on its 15-year lease. The acquisition brings ARCP's real estate holdings to 119 properties worth roughly $216.5 million.

BAKERSFIELD, CALIF. — Titan Real Estate Investment Group has purchased a 360,000-square-foot cold storage facility in Bakersfield for $15 million. The facility contains 9 million cubic feet of refrigerated and dry storage space. It is the largest refrigerated storage facility in Kern County, according to Titan, which plans to expand the facility’s refrigerated capacity. Following this acquisition, the company also formed Titan Cold Storage.

SOUTHAVEN, MISS. — StyleCraft Home Collection has signed a 167,600-square-foot lease at the Airways Distribution, located at 8474 Marketplace Drive in Southaven. The space is located in the 602,500-square-foot Building E. The company will relocate and expand its distribution center in DeSoto County, and approximately 10,000 square feet will be used as a lighting and decor showroom. Allen Wilkinson and Dan Wilkinson of Colliers International represented the tenant in the lease transaction. IDI, the landlord, was self-represented by Tim Moore.

PEWAUKEE, WIS. — Marcus & Millichap has completed the $11.5 million sale-leasback of the American Distribution Center in Pewaukee, located 15 miles west of Milwaukee. The two-building complex is a build-to-suit for American TV & Appliance, a furniture, appliance and electronics retailer. Developed in 1989 and 1999, the property encompasses 287,000 square feet. Scott Pertel, Vincent Schwab, David Weinberg and Paul Kerber represented the buyer in the transaction. They also represented the seller, American TV & Appliance.

TEANECK, N.J. — Phibro Animal Health Corp. has leased 44,000 square feet at Glenpointe Centre in Teaneck. The company, which manufactures animal health and performance products, is relocating its headquarters from Ridgefield Park, N.J. Richard Baumstein, Marc Graham and Christian Politan of Cushman & Wakefield represented the owner, Alfred Sanzari Enterprises, in the transaction. The Krupat Group represented the tenant.

RANDOLPH, N.J. — Morris Habitat for Humanity has inked a lease for 33,500 square feet at 274 South Salem St., an industrial property in Randolph. The nonprofit is relocating from the nearby Mill Hill, N.J. Barry Cohorsky and Joseph Vindigni of NAI Hanson represented the tenant in the transaction. Built in 1968, the one-story industrial property totals 45,000 square feet on more than 15 acres.

HOUSTON — HFF has arranged the sale of a four-building, 515,478-square-foot industrial portfolio located in Houston. Two of the Class A properties are located within the Northwest 8 Business Park and the other two are located within the Windfern Distribution Center. The properties have an average of 93.3 percent occupancy and are leased to tenants such as Schlumberger Technology, Bayou Packaging, Core Laboratories and Specialty Rolled Metals. The buyer, Industrial Income Trust, purchased the properties free and clear of debt. Rusty Tamlyn and Trent Agnew of HFF represented the seller, a client advised by Clarion Partners, in the transaction.

HOUSTON — Arch-Con Construction has completed a 108,000-square-foot warehouse and office build-out for Eaton Corp., located at Sago Plaza in northwest Houston. The property includes a 75,000-square-foot manufacturing facility, a 25,000-square-foot office and an 8,000-square-foot training facility and demonstration room. The property is built to accommodate a five-ton jib crane and a five-ton bridge crane. Powers Brown Architecture designed the property. Jim Foreman of Cushman & Wakefield represented Sago Enterprises in the lease transaction.

RANCHO CUCAMONGA, CALIF. — Reusable Container Corporation has signed a new 52-month lease for 100,000 square feet of industrial space in Rancho Cucamonga. The company, which already occupies 100,876 square feet within this center, plans to expand its manufacturing operation with the additional space. It will now fully occupy the facility, which is located at 8950 Rochester Ave. within the Rancho Technology Park. Frank Geraci, Walt Chenoweth and Juan Gutierrez of Voit’s Inland Empire office represented both the tenant and the landlord, DCT Industrial Trust, in this transaction.

LINCOLNSHIRE, ILL. — Meridian Design Build has broken ground on a 100,280-square-foot building expansion for Kubota Engine America in Lincolnshire. The project includes the construction of an 81,880-square-foot warehouse and 18,400 square feet of office space. Kubota Engine America manufactures diesel and gasoline engines for the industrial market. Peter Schmidt and Ryan Moore of Meridian Design Build are managing the project. Timothy Morgan Associates is providing architectural services and Manhard Consulting will complete the engineering work.
