Stonebreaker Dr. in Kendallville. Bill Cupp and Casey Cupp of CBRE, Sturges represented the landlord, Harbor Investments LLC, in the transaction. They also represented Kautex.

RICHFIELD, WIS. — Universal Metrics Inc. has purchased a 38,700-square-foot industrial facility, located at 3040 Helsan Dr. in Richfield, Wis. Universal Metrics, a Menomonee Falls, Wis.-based supplier of steel and stainless steel fabrications, will expand its capacity with the new building. Jim Young of Cassidy Turley Barry’s Milwaukee office represented Universal Metrics in the transaction. Anthony Huenerbein and Brian Parrish of The Dickman Co. represented the seller, TVT LLC in the transaction.

ROCKAWAY, N.J. — Technology services provider Activu Corp. will relocate its headquarters from Denville, N.J. to the former Edy's Ice Cream distribution facility at 301 Roundhill Dr. in Rockaway. The company signed a 24,000-square-foot lease at the 50,000-square-foot flex facility. Ken Flynn of Jones Lang LaSalle represented Activu in the transaction. Robert Donnelly of Cushman & Wakefield's Morristown, N.J. office represented the landlord.

PLANO — Atlanta-based T5 Data Centers is partnering with Dallas-based Lincoln Property Co. to build the 150,000-square-foot T5@Dallas, a data center located in Legacy In Plano, a master-planned business park, at 5741 Legacy Dr. in Plano. The companies will deliver the property in several phases, with Phase I expected to come on line in June 2012. Lincoln will market the property, where pre-leasing is currently under way.

CADILLAC, MICH. — HCI Limited Partnership has purchased two industrial properties leased to FedEx for an undisclosed amount. The portfolio includes a 41,093-square-foot property at 1225 Marty Paul St. in Cadillac and a 75,656-square-foot building at 7783 Chattsworth Rd. in Columbus, Ga. Brandon Brown of T.L. Properties represented HCI in the transaction. CRS Advisors represented the seller, Puget of Texas.

AUSTIN, TEXAS — Austin-based AIC Ventures has acquired two industrial buildings from Northern Stamping Inc. for an undisclosed amount. The buildings include an 85,000-square-foot facility in Valley View, Ohio and a 160,000-square-foot facility in Cuyahoga Heights, Ohio. Concurrent with the purchase, AIC Ventures entered a long-term lease with Northern Stamping, a manufacturer of structural components and welded assemblies for the global automotive market. Greg West of Colliers International represented both parties in the transaction.
