DORAL, FLA. — Four tenants have signed leases totaling 106,000 square feet at Beacon Centre, located at NW 25th Street and NW 84th Avenue in Doral. Lifeline Pharmaceuticals leased 21,000 square feet and was represented by Kathy Zerbone of Doral-based Easton & Associates. Codotrans leased 42,000 square feet and was represented by Devin White of CBRE's Miami office. Worldpac signed a long-term renewal for 28,000 square feet and was represented by Brian Smith of Cushman & Wakefield's Miami office. BR-1 signed a 15,000-square-foot renewal and was represented by Gabe Menocal of Miami-based NAI Miami. Thomas Kresse, Walter Byrd and Ben Eisenberg of Transwestern's Miami office represented the landlord, RREEF, in all four lease transactions.

RICHMOND, CALIF. – Home furnishings company Serena & Lily has leased 54,896 square feet of warehouse and manufacturing space at Pinole Point Business Park in Richmond. The tenant was represented by Brian Barden of Lee & Associates’ Oakland, Calif., office and Brian Foster of Cassidy Turley BT Commercial. Pinole Point’s landlord, Industrial Income Trust, was represented by Greig Lagomarsino and Todd Severson with Colliers International’s Oakland office.

ELGIN, ILL. — Milwaukee-based Zilber Property Group has purchased a 125,990-square-foot industrial building, located at 1331 Davis Rd. in Elgin, Ill. for an undisclosed amount. Tenants include Seigle Cabinet Center and Bucher Hydraulics. Ken Franzese and John Cassidy of Lee & Associates represented the seller. Adam Marshall of NAI Hiffman represented the buyer and Bucher Hydraulics.

PERTH AMBOY, N.J. — Bunzl Northwest, a national distributor of outsourced food, cleaning and safety products, has signed a seven-year, 132,410-square foot lease at Perth Amboy Business Park in Perth Amboy, N.J. The industrial complex is owned by Matrix Development Group and Morgan Stanley. Bunzl Northwest was represented by Cassidy Turley's Jonathan Tesser and Mark Sonnenberg.

GROVES — Store It! @ Groves has purchased a 575-unit self storage facility, located at 6701 Gulfway Dr. in Groves. Houston-based The Jenkins Organization will operate the 67,013-square-foot facility. Steve Mellon of Grubb & Ellis' Houston office and Pete Williams of the firm's Memphis, Tenn., office represented the seller, MLCFC 2006-4 Gulfway Storage LLC, in the transaction.

SAN DIEGO – The Mira Sorrento Business Park, a three-building, 97,472-square-foot industrial/flex property in the San Diego submarket of Sorrento Mesa, has sold to Mira Sorrento Venture LLC for $10,465,200. The complex was fully leased at the time of sale. CBRE’s Paul Lafrenz, Paul Komadina and Nick Psyllos represented the seller, Mirso Properties, L.P., along with Brian Crepeau and Ken Robak of Pacific Coast Commercial.

LA PUENTE, CALIF. — Rexford Industrial has purchased a two-building, 58,084-square-foot industrial complex in La Puente for $3.6 million. The off-market transaction, which was completed on an all-cash basis for the firm’s Rexford Industrial Fund V REIT, enabled the seller to avoid foreclosure. The complex is currently 70 percent leased. Stephen Shatafian of Lee & Associates represented Rexford in this transaction.

CORDOVA, TENN. — Westmount, Quebec-based Dalfen America Corp. has purchased the 234,000-square-foot Trinity Ridge Business Center, an eight-building REO industrial property located at 7730-7760 Trinity Rd. in Cordova, from the loan servicer, LNR Partners, for $7.2 million. DBSI Inc. acquired Trinity Ridge Business Center in 2007 for $22.9 million. The property was foreclosed on last year. Johnny Lamberson of CBRE represented the buyer in the transaction and Andrew Phillips of Colliers International's Memphis, Tenn., office represented the seller .
