BREA, CALIF. – A 45,560-square-foot industrial building in Brea has sold to Nail Harmony for $4 million. The building is located at 1425 Moonstone Street. Nail Harmony was represented by Luke Hudson and Scott Seal of Lee & Associates’ Orange, Calif., office. The seller, Cohen Asset Management, was represented by Tom Dorman of CB Richard Ellis and Ian Britton of Colliers International.

CARLISLE, PA. — Industrial Income Trust has purchased a 201,000-square-foot industrial building, located at 1627 Ritner Hwy. in Carlisle, for $8 million from a family trust. The property is fully leased to Andersen Logistics. Gerry Blinebury, Pat McBride and Leah Balerno of Cushman & Wakefield's Philadelphia office were the sole brokers of the transaction. David Fazekas of Industrial Income Trust's East Rutherford, N.J., office sourced the transaction.
LA PORTE — The Carson Companies has broken ground on the 276,320-square-foot Sens Road Distribution Center, located on Highway 225 in La Porte. The building is 75 percent preleased to Houston-based Canal Warehousing. Cadence McShane is the general contractor for the project and Architect's Plus is the architect. The project is slated for a first quarter 2012 completion.
HOUSTON — Polytex Fibers Corp. has renewed a 102,001-square-foot industrial lease at 9550 W. Wingfoot in Houston. Edward Bane of Holt Lunsford Commercial's Houston office represented the landlord, TA Associates Realty. Rand Stephens of Avison Young's Houston office represented the tenant.
CAMARILLO, CALIF. — A 52,380-square-foot industrial building in Camarillo has sold to Binder-USA, a subsidiary of Franz Binder GmbH & Co., for $5.5 million. The facility is located at 3903 Calle Tecate. Binder-USA was represented by Michael and Melinda Walsh of Daum Commercial. The seller, Batarse Family Partners, a California-based L.P., was represented by Timothy P. Foutz, senior executive vice president with NAI Capital’s Encino office. Foutz noted that Binder-USA originally signed a lease at the building 4.5 years ago with an option to buy.
EDINBURG — Monmouth Real Estate Investment Corp. has purchased a 113,871-square-foot industrial building, located at 502 W. Independence Dr. in Edinburg, for $8 million. The property is net-leased to FedEx for 10 years. The building sits on 13.1 acres and was constructed by Kansas City, Mo.-based Jones Development Co. No brokers were involved in the transaction.
ROANOKE — Holliday Fenoglio Fowler (HFF) has arranged refinancing for the 198,000-square-foot United Supermarkets Distribution Center, located at 200 Freedom Dr. in Roanoke. Mark West and Brandon Chavoya of HFF's Dallas office arranged the financing through Bank of America Merrill Lynch on behalf of the borrower, United Supermarkets. Proceeds of the loan will refinance a construction loan.
IRWINDALE, CALIF. — Superior Communications has renewed its lease for 225,030 square feet at 5027 Irwindale Avenue in Irwindale. The property serves as the company’s corporate headquarters and distribution facility. The lease is valued at $14 million. Superior was represented by Studley’s Joshua Gorin and Marcus Arredondo. The building is owned by Clarion Partners, who was represented by Phil Lombardo of Cushman & Wakefield.
KNOXVILLE, TENN. — NAI Knoxville has brokered the $1.07 million sale of a 61,000-square-foot industrial building, located at 5049 S. National Dr. in Knoxville. Scott Recycling purchased the building from Clayton Bank & Trust. NAI Knoxville represented both parties in the transaction.
PLAINFIELD AND GREENFIELD, IND. — CB Richard Ellis has arranged a $24.42 million loan on behalf of Welsh Property Trust for the acquisition of two industrial buildings in Plainfield and Greenfield totaling 1.37 million square feet. Joel Torborg of CB Richard Ellis' Minneapolis office arranged the 10-year loan with a 30-year amortization schedule through Allianz Life Insurance Co.
