IRVINE, CALIF. — Voluspa has signed a five-year lease for 84,816 square feet of space at an industrial building in Irvine. Located at 2900 McCabe Way, the building received four viable offers within its first 45 days on the market, according to Kevin Turner, senior vice president in Voit’s Irvine office. Turner, along with Michael Hartel, also of Voit, represented the landlord, Crown Associates Realty, in the transaction. The lease is valued at $2.96 million.

MOORESVILLE, N.C. — Choate Construction has been selected to build a 310,000-square-foot plant for Niagara Bottling in Mooresville. The new plant will create approximately 66 jobs and invest $45 million into the area within the next 3 years. The facility will include multiple German fabricated injection and blow molding lines. BDG Design Group is the architect for the project.

OLIVE BRANCH, MISS. — Watson Pharmaceuticals' Anda Distribution division has planed to construct a 234,000-square-foot pharmaceutical distribution facility at Crossroads Distribution Center, located off Highway 78 in Olive Branch. Atlanta-based IDI has been selected to build the facility, which will employ approximately 70 workers when the company relocates from its current facility in Groveport, Ohio. The Mississippi Development Authority provided $23.5 million for the construction and outfitting of the facility. Completion is slated for the second quarter of 2012.

BELLINGHAM, MASS. — Central National-Gottesman Inc. (CNG) has signed a 12-year, 130,850-square-foot industrial lease at the 190 Mechanic St. warehouse facility in Bellingham. The 210,700-square-foot warehouse is now 100 percent leased. CB Richard Ellis’ Robert Gibson and Ed Jaroz represented the owner, an affiliate of Paradigm Properties, and David Post of Northeast Realty Consultants represented CNG.

STAFFORD — Arch-Con Construction recently broke ground on a concrete tiltwall and structural steel building in Stafford for Puffer Sweiven, an oil and gas provider. Puffer Sweiven’s expansion comprises 40,500 square feet of warehouse space and approximately 5,500 square feet of office space. The project is slated for a fourth quarter 2011 completion.

DALLAS — Colliers International has brokered the following sales of two industrial buildings in the Stemmons Corridor in Dallas totaling 47,294 square feet: Hydro Temp, Inc. has purchased a 27,934-square-foot building at 8710 Empress Row that includes 3,552 square feet of office space. Shannon Owens of Glacier Commercial represented Hydro Temp, and Colliers’ Tom Pearson, Phil Rosenfeld and Matt Thompson represented the seller, Marbenall Properties Ltd. JPA Capital LLC has purchased a 19,360-square-foot building at 8918 Governors Row. Pearson, Rosenfeld and Thompson represented Marbenall in the transaction. Texas Chalkboard, Inc., which is owned by JPA’s owner Jerry Pham, will occupy the building.

FONTANA, CALIF. — Overton Moore Properties has purchased an 18-acre site near Elm and Poplar Avenues in Fontana. OMP plans to build a single-tenant, 454,000-square-foot, Class A industrial building on the site that will be called OMP Fontana Distribution Center. This project is a joint venture with LaSalle Investment Management. Colliers’ Josh Hayes, Tom Taylor and Steven Bellitti represented both the buyer and the seller, Hanson Roof Tile Company, in this transaction. The project’s architect is HPA Architects.

UNION CITY, CALIF. — Rich Products Corporation has signed a long-term lease at the Willowbrook Business Center in Union City. The 15-year lease includes about 185,500 square feet situated on 9.5 acres. The food service company will be relocating from its current facility in South San Francisco. Rich Products intends to use this new space as one of its primary manufacturing and distribution hubs. CBRE’s Mark Kol and David Black represented Rich Products. Greig Lagomarsino and Rick Keely from Colliers’ Oakland office represented Willowbrook’s landlord, Young’s Holdings.

MEMPHIS, TENN. — Dallas-based Mayfield Properties has purchased the 4.2 million-square-foot The Memphis Depot Business Park in Memphis from the City of Memphis and Shelby County. The industrial park is currently 86 percent leased to 24 tenants including Cargill Cotton, Louis Dreyfus Corp. and UPS. Colliers International's Memphis office has been selected to lease and manage the property. Joel Fulmer of Boyle Investment Co.'s Memphis office and John Robinson of CB Richard Ellis' Austin, Texas, office represented the seller in the transaction.
