CLAYTON, N.C. — LB&B Associates has signed a lease for 204,420 square feet of industrial space in The Carolinas Distribution Center, located at 977 Shotwell Rd. in Clayton. Kent Honeycutt and J.D. McNeill of Cushman & Wakefield's Raleigh, N.C., office represented the tenant in lease negotiations, while Jim Allaire and Jackson Rivers of Cassidy Turley's Raleigh, N.C., office represented the warehouse owners, Crown-Raleigh III, in the lease negotiation.

ELKHART, IND. — Feed the Children has purchased a 65,072-square-foot distribution building, located at 22365 Elkhart East Blvd. in Elkhart. The building is the former Burnstine distribution center. FM Stone Commercial represented the seller.
SAN ANTONIO — Dallas-based Stream Data Centers has sold its 150,000-square-foot San Antonio Ready-to-Fit data center to a Fortune 100 company. Brian Loewen of Newmark Knight Frank represented the buyer and Paul Moser, Rob Kennedy and Anthony Bolner represented Stream Data Centers in house. The facility sits on 33 acres in Westover Hills in San Antonio. The building consists of 8-inch-thick concrete walls and a concrete ceiling system that can withstand 175 miles per hour winds.
LAS VEGAS – Strategic Storage Trust has purchased three self-storage facilities in San Francisco, Las Vegas and Hampton, Va., for $12.2 million. The facilities, totaling about 2,100 units, will be re-branded under the SmartStop Self Storage name. The 790-unit Nevada facility is located at 4770 S. Pecos Ave. in Las Vegas. The 640-unit San Francisco Bay Area facility is located at 2300 Grant Ave. in San Lorenzo, Calif.
COMPTON, CALIF. – A 22,500-square-foot industrial building in Compton has been sold to Sudco International for $2.3 million. The motorcycle parts manufacturer has utilized the facility as its new headquarters since mid-July. The facility resides within the Dominguez Technology Center. David Grote, a partner in the Torrance office of Klabin/CORFAC, represented the sellers, Susan and Tai Chung. Voit's Ryan Lewis represented Sudco.
MIAMI — CB Richard Ellis has arranged the $1.27 million sale of an 8,885-square-foot industrial building located at 10825 NW 33rd St. in Miami from A DE Q Holdings to High Property Group. Ronald Marrero and David Albert, of CBRE's Miami office, and The Katsikos Group represented the buyer and Flagler Real Estate represented the seller.
NEWARK, DEL. — DYK Automotive has signed a lease for 60,000 square feet of industrial space from Landlord Emerald Lake in Pencader Business Park at 650 Pencader Drive in Newark. The space will be used for DYK’s distribution center for its Northeast operations. R. Kemp Conrad, Ernest Felici, John Birmingham, Gerard Blinebury and Leah Balerno, all of Cushman & Wakefield, represented DYK in the transaction. Landlord Emerald Lake was represented in-house.
JACKSONVILLE, FLA. — Jacksonville-based Grubb & Ellis | Phoenix has arranged a 213,000-square-foot lease at 12759 Gran Bay Pkwy. in Jacksonville on behalf of Saddle Creek Corp. John Richardson and Bryan Bartlett of Grubb & Ellis | Phoenix represented Cabot Properties, the landlord, and Ladson Montgomery of the same firm represented the tenant.
SAUK VILLAGE, ILL. — Grubb & Ellis' Chicago-based Sale-Leaseback/Net Lease Properties Group has arranged two industrial sale-leasebacks in Sauk Village on behalf of Cream Ridge, N.J.-based SIGMA International Group. The buildings, which total 73,025 square feet, are located at 21699 Torrence Ave. and 2701 Kalvelage Dr. SIGMA will continue to occupy the buildings under a long-term lease. Jonathan Wolfe and Jordan Shtulman of Grubb & Ellis represented SIGMA in the negotiations.
HOUSTON — Stamford, Conn.-based Riveroak Investment Corp. has purchased an 85,701-square-foot flex building in Houston for $17.15 million. The three-story building is located at 16400 Park Row in the Park Ten Business Park and is fully occupied by Kraton Polymers. Martin Hogan and Dan Miller of Holliday Fenoglio Fowler represented the seller, Eastbourne Park Row, in the transaction. George Yerrall and Derek Eakin represented Riveroak in-house. The purchase was financed with $10.3 million of debt from Wells Fargo.
