LAS VEGAS – Marcus & Millichap Real Estate Investment Services has sold a 37,500-square-foot industrial property. Ned Zivkovic and Tina D. Taylor, who work out of the firm’s Las Vegas office, listed the property exclusively on behalf of the seller, a corporation. The duo negotiated a deed-in-lieu of foreclosure. The debt relief was about $1,856,000. The beneficiary also contributed an undisclosed sum. The property, located at 5335 Wynn Rd., also contains 1,500 square feet of office space.

PHOENIX – Cassidy Turley BRE Commercial has sold building three at 71 Roosevelt Industrial Park, a 164,000-square-foot industrial park that comprises four buildings. The 33,000-square-foot, single-tenant building was purchased by Texas Medical Distributors for $1,369,500. Cassidy Turley’s Steve Mardian, Paul Boyle and Rick Danis represented the sellers, WE Uterque Holdings Corp. (JP Morgan Chase Bank). Lee & Associates’ Matt Fredrick represented the buyers.

FORT LAUDERDALE, FLA. — Good Roads has purchased the 70,000-square-foot industrial building, located at 5360 NW 35th Ave. in Fort Lauderdale, for $4.5 million. The building is located in the Fort Lauderdale Commerce Center. Two tenants occupy 20,000 square feet in the building and Good Roads will move into the remaining 50,000 square feet. Chris Metzger and Rick Etner of Cushman & Wakefield's Fort Lauderdale office, and Sky Groden, Christopher Thomson and Justin Cope of the Palm Beach Gardens office, represented the seller, Nat and Sam Butters.

WEST BEND, WIS. — Dimension Tool & Machining has acquired a 9,000-square-foot industrial property located at 950 Eastern Ave. in West Bend. Dimension plans to relocate to the building, formerly occupied by WenCo, from its existing facility in Grafton, Wis. James Young of Milwaukee-based Cassidy Turley Barry represented Dimension as well as the seller, Robert Wenzlaff. The acquisition price was not disclosed.

John Kruse and Edward Bane of Holt Lunsford Commercial represented the landlord, Teacher's Insurance. In addition, Rudolf and Gilbert represented Sercel, Inc., a provider of seismic acquisitions systems based on cable, radio telementary and vibrators, in its renewal of a 99,000-square-foot warehouse and distribution space at 10570 Bissonnet in southwest Houston. Rives Nolan of InSite Commercial Real Estate represented the landlord, East Group.

SOUTH HOLLAND, ILL. — Universal Metal Hose, Inc. has purchased an 84,000-square-foot industrial building located at 1711 S. Wallace Ave. in South Holland. The buyer plans to consolidate operations from three existing Chicago locations into the new building. The property features 21.5-foot clear ceilings, 11 docks and 5,500 square feet of office space. Daniel Fanelli of Darwin Realty & Development Corp. represented the buyer. Grant Glattly and Pete Roberson of CB Richard Ellis represented the seller, Alliance Commercial Partners. The acquisition price was not released.

BARBERTON, OHIO — Marcus & Millichap has brokered the sale of Sentry Stor-All, a 65,000-square-foot self-storage facility located in Barberton, for $1.1 million. Situated at 3001 Barber Road, the property was constructed in 1978. It contains 418 units and was 68 percent leased at the time of closing. Dan Burkons and Richard Schontz of Marcus & Millichap's Cleveland office represented the seller and buyer, both of which were undisclosed.

First, 36,540 square feet of industrial space, located at 66-126 Keller Ave., to #B Lancaster L.P. Berger represented both parties. Susquehanna Valley Emergency Medical Services was the buyer. Berger also represented Manufacturers and Traders Trust Company in the sale of 47,808 square feet of office space, located at 2250-2270 Erin Ct. William Rothman of RSR Realtors represented the buyer, County of Lancaster.
