BEDFORD PARK, ILL. — Sappi Fine Paper North America, a global paper products manufacturer and supplier, has signed a lease for 225,000 square feet of industrial warehouse space at 6558 W. 73rd St. in Bedford Park. The space is located within a 309,479-square-foot rail-served warehouse near the Interstate 55 Corridor. William Strey and Dirk Hrobksy of UGL Services represented the tenant; Adam Roth of NAI Hiffman represented the landlord, Mirvac Industrial Trust, in the transaction. Terms of the lease were not released.

NEW YORK CITY — Blackstone Real Estate Advisors has procured a $138 million loan for the acquisition of a Class A industrial portfolio. The portfolio consists of 17 bulk distribution buildings located across the Eastern U.S. totaling 4.4 million square feet. ING Real Estate Finance helped secure the funds and committed $69 million as joint lead arranger. It partnered with Canadian Imperial Bank of Commerce for the funding.

LA PORTE — Meritex has acquired a two-building, warehouse portfolio in La Porte. 3Ds Porte LLC sold the 313,000-square-foot portfolio for an undisclosed price. The Class A properties range in size from 115,000 to 198,000 square feet. Additionally, Meritex acquired the rights to purchase a 13-acre land parcel located between the two buildings. The land parcel is capable of supporting an additional 150,000 square feet of warehouse development. The portfolio, which is 100 percent occupied, will be managed by Meritex. Terms of the transaction were not released.

SIMI VALLEY, CALIF. — NAI Capital has arranged the purchase of an 81,646-square-foot industrial property located at 61-69 W. Moreland Road in Simi Valley. Terms of the deal were not disclosed. NAI Capital’s David Young and Chad Gahr represented the buyer, Entertainment Earth Holdings LLC, in the transaction, and Scott Caswell of Delphi Business Properties represented the seller, RGH Holdings LP. The distributor of action figures and toy collectables will relocate from its two buildings, totaling approximately 30,000 square feet, in North Hollywood to the new building this summer. Prior to sitting vacant for 2 years, the industrial building, which includes approximately 15,000 square feet of office space, was occupied by Ronco, the company made popular by Ginsu Knives.

CLINTON TOWNSHIP, MICH. — MCE Properties has acquired a 125,684-square-foot industrial facility in Clinton Township for an undisclosed price. The buyer plans to make several improvements to the site and immediately relocate to the facility, which is located at 35135 Groesbeck Highway. The acquisition price was not released but the asking price was $1.59 million. Joe DePonio and Jason Capitani of L. Mason Capitani brokered the transaction. The seller was not released.

NEW BERLIN, WIS. — License Products, dba FirsTime Manufactory has signed a lease for an industrial facility in New Berlin. The 47,333-square-foot property is located at 2350 S. 170th St. Bedford Realty c/o Univar USA leased the space to the tenant for an undisclosed price. Samuel Dickman Jr., Samuel Dickman and Brian Parrish of The Dickman Company/CORFAC represented the tenant in the transaction.

SCOTTSDALE, ARIZ. — Cassidy Turley BRE Commercial has facilitated the $4.3 million trade of Airpark 99, located at 15525, 15575, 15551 and 15679 N. 83rd Way in Scottsdale. Private investor Kootenay Holdings (K2H Airpark LLC) purchased the four-building, multi-tenant flex industrial property from Turner Development (TOF Airpark LLC.) Cassidy Turley BRE Commercial’s Bob Buckley, Steve Lindley and Tracy Cartledge represented both parties in the transaction.

RANCHO DOMINGUEZ, CALIF. — Colliers International has completed the $3.5 million sale of a 27,052-square-foot industrial building, located at 18618 S. Ferris Place in Rancho Dominguez. Built in 2007, the property includes 26' clear height and three dock-high doors. Colliers International’s Josh May represented the private-investor seller, Ferris Place LLC, in the transaction, and Terry Reitz of Grubb & Ellis represented the Inglewood, Calif.-based buyer, ILS Inc. The importer will use the facility as its new headquarters.

BOLINGBROOK, ILL. — KTR Capital Partners has acquired 605 Territorial Drive in Bolingbrook. The 182,400-square-foot property features 30-foot clear heights, heavy parking, loading and power, flexible office options and a fully air conditioned warehouse space. At the time of acquisition, the property was 50 percent leased and currently offers two contiguous units of 40,181 and 48,101 square feet for lease. BPG Properties sold the facility for an undisclosed price. Terry Grapenthin and Josh Hearne of Cawley Chicago Real Estate represented KTR in the transaction.
