CARSON, CALIF. — Watson Land Co. has leased a 148,725-square-foot industrial property, located on 7.81 acres at 2116 E. 220th Street in Carson, to OHL. Terms of the deal were not disclosed. Situated within the master-planned Watson Corporate Center, the LEED Gold-certified property includes 32 dock-high loading positions, a 185-foot truck turning radius and a 32-foot ceiling clearance. Pro Venture’s Doug McDowell and L2 Cos.’ Lewis Latimer represented OHL in the transaction; WLC was represented in-house by Lance Ryan and Mike Bodlovich.

STRAFFORD, MO. — John Deere Reman – Springfield is planning to develop a 275,000-square-foot facility in Strafford. Located in Strafford Industrial Park, the facility will serve as a central core processing and storage location for the company. The expansion is a $14 million new capital investment to the area and will create 55 new jobs over 5 years.

AURORA, ILL. — Cohen Financial has arranged a $4 million loan for the refinancing of an industrial corporate headquarters building in Aurora. Located at 4215 Campus Dr., the 46,986-square-foot property houses office, laboratory and warehouse space. The building is fully leased by Engineering Systems Inc. Michael Grant of Cohen Financial's Chicago office arranged the 10-year, fixed-rate loan with a 20-year amortization schedule. The borrower is Campus Drive LLC and the developer is REM Management Co.

FRANKLIN TOWNSHIP, N.J. — Joy Systems has signed a lease with Mack Co. for a 100,000-square-foot industrial building located at 101 Cottontail Lane in Franklin Township. The building comprises 95,000 square feet of warehouse/distribution space and 5,000 square feet of office space. The new tenant will relocate its headquarters to the building from nearby Bridgewater. The Cushman & Wakefield team of Stan Danzig, Jules Nissim, Steve Elman and Rachel Pittard represented the tenant in lease negotiations. Paul Jerkovich represented Mack in house.

WACO — Caterpillar Inc., the world's leading manufacturer of construction and mining equipment, has opened a precision manufacturing center for hydrochemical work tool production at its Waco campus. The new facility, which spans 75,000 square feet, began operations earlier this year and will employ approximately 60 people when fully staffed and at full capacity. The facility is the fourth new Caterpillar location to open in Waco since 2005.

CITY OF INDUSTRY, CALIF. — Colliers International has negotiated a 5-year lease for a 155,992-square-foot industrial building, located at 14255-14317 Lomitas Ave. in the City of Industry. Built in 2001, the state-of-the-art facility will be used as a warehouse by the new tenant, HOT Services, which was represented by IDS Real Estate Group. Colliers International’s Steve Bellitti, Tom Taylor and Tony Phu represented the Orange County-based landlord, Lomitas LP, in the $3.1 million transaction.

EDWARDSVILLE, KAN. — Premier Beverage, a wholly owned subsidiary of Glazer's of Kansas, has acquired an industrial property located at 1100 Blake St. in Edwardsville. The 245,000-square-foot industrial building, which was formerly occupied by Appleton Paper Co., sold for an undisclosed price. M&I Regional Properties LLC, the real estate arm of M&I Marshall & Ilsley Bank of Milwaukee, sold the property. David Zimmer of Zimmers Cos. represented the seller; Whitney Kerr of Cassidy Turley represented the buyer in the transaction.

SPRINGFIELD, MO. — Performance Food Group (PFG) is expanding its 80,000-square-foot PERFORMANCE Foodservice – Roma distribution facility in Springfield. The company plans to add 35,000 square feet to the existing property. The expansion will result in a $5.2 million in capital investment in the Springfield area. PERFORMANCE Foodservice Roma's Springfield facility serves more than 1,500 customers throughout a nine-state area, which includes pizzerias, Italian and Mexican restaurants and regional chains.

NEW BALTIMORE AND DETROIT, MICH. — NAI Farbman has brokered two sales totaling 157,175 square feet in Michigan. In the first transaction, Comerica Bank sold a 23,175-square-foot property, located at 51513 Industrial Dr. in New Baltimore, to Tipro Properties LLC for an undisclosed price. Jeffrey Cavazos and Paul DeBono of NAI Farbman represented the seller. In the second transaction, NAI Farbman's Brian Crawford represented both parties in the acquisition of a 134,000-square-foot facility at 6500 E. Davison in Detroit. Focus Hope sold the property to Grand Papa's for an undisclosed price.

SAN DIEGO — Richard Conner of Conner Family Trust has sold a 72,712-square-foot industrial building, located at 4370 Jutland Dr. in the Clairemont area of San Diego, to FFP Ltd. for $3 million. Originally developed in 1967, the property is situated just east of Morena Blvd. and north of Costco. Cushman & Wakefield’s Deborah Hunkeler and Colliers International’s Jay Arnett represented the seller in the transaction.
