CHICAGO — Martinez Seafood and Produce has acquired a 23,980-square-foot industrial building, which is located at 340 N. Sacramento in Chicago. The buyer has selected Summit Design Build to complete an extensive build-out of the property to convert it into a food-grade, freezer/cooler facility. Construction completion is scheduled for 2011. Frank Fernandez of Chicago Brokers represented the buyer; Michael Nelson and Mark Nelson of Paine/Wetzel•ONCOR International represented the seller, John Cocomise, in the transaction. The building sold for $784,000.

MONMOUTH JUNCTION, N.J. — Coca Cola Enterprises has signed a build-to-suit agreement for 225,000 square feet of distribution space in Monmouth Junction. The soft drink maker will be consolidating several of its locations into the new facility, which is located at 60 Dean's Rhode Hall Road. The distribution center will feature 20,000 square feet of office space and will be applying for LEED certification. Completion is expected in July 2011. Studley's Daniel Foley and Tom Carragher represented Coca Cola in negotiations. The developer and landlord for the project is Forsgate Industrial Partners.

DALLAS — US Courier & Logistics has leased a 32,500-square-foot office and warehouse space in the seven-building Regal Business Center in the Brookhollow industrial district of Dallas. Located at 4560 Leston Ave., the freestanding building is complete with 13 dock doors. David Easterling of CB Richard Ellis represented the tenant, which has operations in Austin, Houston, San Antonio, El Paso, Tyler, McAllen, Waco and Corpus Christi.

TUCSON, ARIZ. — Davidson/Rohrbacker Investments LLC has purchased a 58,000-square-foot industrial building, located on 10 acres at 401 East Irvington Road in Tucson, for $2 million. PICOR Commercial Real Estate Services’ Pat Welchert represented the buyer in the transaction, and Grubb & Ellis’ Ron Zimmerman represented the seller, Foxworth Galbraith.

MIAMI — Wexford Science & Technology has completed vertical construction on the six-story R&D Building One, the first phase of The University of Miami Life Science & Technology Park. The 252,000-square-foot building is located on 8.8 acres of land at NW 17th Street in Miami. R&D Building One, which has been designed to LEED standards, will house office, lab and retail space. Delivery is expected in the middle of next year. The entire technology park will eventually span five buildings and 2 million square feet.

AURORA, ILL. — Midwest Warehouse has signed a lease for a 549,588-square-foot warehouse facility in Aurora. Developed by Duke Realty Corp. in 2008, the Class A property is situated on 25.4 acres at 2805 Duke Parkway. Tim Thompson and Brad Borkowski of HSA Commercial Real Estate represented Midwest Warehouse, a third-party logistics firm; Lynn Reich and Brian Kling of Colliers B&K represented the ownership, Duke Realty Corp., in the transaction. Terms of the lease were not released.

GRAND RAPIDS, MICH. — Hansen Collision has acquired a 24,565-square-foot industrial facility, which is located at 7536 Expressway Drive in Grand Rapids. The facility was the former Cummins Bridgeway property. Cummins Bridgeway sold the property for an undisclosed price. Chad Versluis of NAI West Michigan represented both parties in the transaction.

HAZLETON, PA. — NAI Summit has brokered the sale of an 87,350-square-foot warehouse in Hazleton. The property is situated within Valmont Industrial Park at 500 Jaycee Drive. It traded for $950,000. Bob Nemeth of NAI Summit represented the seller, Kalola Associates. The buyer, Cradle Real Estate, plans to lease the space to Concord Plastics, which will use it as a recycling center.

BURR RIDGE, ILL. — Dik Drug Co. has selected Woodridge, Ill.-based Morgan/Harbour Construction to complete a 32,065-square-foot warehouse expansion in Burr Ridge. The project includes adding 32,065 square feet to the company’s existing 78,082-square-foot property, which is located at 160 Tower Drive. The expansion will include five exterior dock, one drive-in door and 28-foot clear ceiling heights. Dik Drug warehouses more than 20,000 products over a broad spectrum of categories and specializes in providing service and support to independent pharmacies. Cornerstone Architects is providing architectural services for the project, which is scheduled for completion in the first quarter of 2011.

EAST GREENBUSH, N.Y. — NAI Platform has negotiated the sale of a 42,000-square-foot flex warehouse building in East Greenbush. The building is located at 1 Power Way and consists of half office space and half warehouse space. NAI's Dan Slote, Jim Harder and Tyler Culberson represented the undisclosed seller. The buyer's name was also not released.
