NAPA, CALIF. —Cassidy Turley BT Commercial has closed the $6.45 million sale of the 52,875-square-foot All American Mini Storage Facility, located at 1111 Soscol Ferry Road in Napa. Constructed in 1987 and more than 90 percent leased at the time of sale, the 15-building property consists of 427 self-storage units and includes 212 RV spaces. Cassidy Turley BT Commercial’s Tom McMullan represented seller, GBH-NMS LLC, in the transaction; the buyer was 1111 Soscol Ferry Mini Storage.
FOREST PARK, OHIO — Stan Johnson Co. has completed the sale of an industrial property , which is located at 1700 Carillon Blvd. in Forest Park. The 335,700-square-foot facility is 100 percent occupied by The Hillman Group, a distributor of fasteners, keys, letters, numbers, signs and engravings. New York-based Angelo Gordon & Co. acquired the property, which is situated on 21 acres, for an undisclosed price. Craig Tomlinson of Stan Johnson Co. represented the seller, Cincinnati United Contractors Inc., and the buyer in the transaction.
NORTH ROYALTON, OHIO — A Columbus, Ohio-based independent investor has acquired a 21,514-square-foot warehouse/office facility in North Royalton. Located at 8888 Ridge Road, the property, which houses an AT&T Corporate Training Facility, is approximately 80 percent warehouse space and 20 percent office space. Dan Cooper of The Cooper Commercial Investment Group represented the sellers, a Cleveland-based private entity, in the transaction. Terms of the sale were not disclosed.
CHILLICOTHE, OHIO — The Kitchen Collection, a wholly owned subsidiary of NACCO, has leased a 475,000-square-foot industrial facility situated on 34 acres in Chillicothe. The distribution center features 6- to 8-inch reinforced concert floors, 32-foot ceiling heights, 54-foot by 40-foot steel column spaces, pre-cast concert walls, an ESFR sprinkler system, 11,520 square feet of Class A office space, a cross-dock design with 41 9-foot by 9-foot dock doors with levelers and two 12-foot by 16-foot drive-in doors. Additionally, the facility is served by Norfolk Southern Railroad. Rob Gemerchak of Philadelphia-based Binswanger brokered the transaction, which was valued at $17.5 million.
FORT WORTH — Suncom Holdings LP, a mattress manufacturing company, has purchased a 179,407-square-foot warehouse and distribution facility in Centreport Industrial Park, located at 4250 Cambridge Dr. in Fort Worth, with intentions to expand from its current Dallas location. Holmes Davis of Binswanger represented the seller, Nestle Waters North America, while Craig Jones of NAI Robert Lynn represented Suncom Holdings LP.
MOORPARK, CALIF. — Lee & Associates-LA North/Ventura has negotiated an 111,700-square-foot industrial lease at 609 Science Drive in Moorpark. Lee’s John Ochoa and Grant Harris negotiated the 7-year lease on behalf of AG Machining, which had initially planned to move its operations to Mexico. Colliers International’s John DeGrinis, Patrick DuRoss and Jeff Abraham represented the landlord, 609 Science Drive LLC, in the transaction.
SAN DIEGO — Voit Real Estate Services has directed the approx. $2.03 million sale of a 20,286 square-foot industrial property, located at 9808 Waples Street in the Sorrento Mesa submarket of San Diego. This single-tenant industrial building was vacant at the time of closing. Voit’s Randy LaChance and Jon Danton represented the seller, CT CL Fund II LLC (CT Realty Investors), in the transaction, and Tom Van Betten of Cassidy Turley BRE Commercial represented the buyer, Rancho Resources.
LOGAN, N.J. — Dermody Properties/DP Partners has acquired a vacant distribution facility located within Logisitcenter at Logan in the township of Logan. The 259,910-square-foot property is situated on 14.4 acres at 1109 Commerce Blvd. Constructed in 1998, the building features 10,000 square feet of office space, with the remainder consisting of air-conditioned manufacturing/warehouse space. Dermody plans to immediately reposition and lease up the property. The seller was Lexington Lion NEBC LP. Great Point Investors is Dermody's joint venture partner in the property.
IRVINE, CALIF. — DAUM Commercial Real Estate Services has handled the $8.65 million acquisition of a 95,005-square-foot industrial building located at 17352 Von Karman Ave. in Irvine. DAUM’s Mike Barreiro and Gavin Denniston represented the buyer, ICC-CHT LLC, in the transaction, and Voit Real Estate Services represented the seller, MAM-Von Karman LLC.
