NEW YORK CITY AND RIDGEWOOD, N.J. — Marcus & Millichap has completed two Tri-State commercial sales. First, a partially vacant multifamily and retail building located in Brooklyn traded for $620,000. Bryan Schellinger and Zachary Felson represented the seller, and Matthew Fotis, also of Marcus & Millichap, represented the buyer. In the second transaction, a 2,581-square-foot retail property located in Ridgewood traded for $1.25 million. David Thurston of Marcus & Millichap represented the seller and secured the buyer. The parties in both transactions were not disclosed.

PLAINFIELD, ILL. — Tennessee-based OHL has leased 507,544 square feet of industrial space 281 Airtech Parkway in Plainfield. The tenant will use the property as a distribution facility for its customers. Andrew Morris, Jeremy Woods, Matt McGrady and Jon Shuel of Indianapolis-based Summit Realty Group, along with Randy Wolcott of Brentwood, Tenn.-based ProVenture, represented the tenant; the landlord, ProLogis, was self-represented in the transaction. Terms of the lease were not disclosed.

MECHANICSBURG, PA. — Nestle Purina PetCare Co. has signed a lease for 185,858 square feet of industrial space in Mechanicsburg. The company will occupy space within 6360 Brackbill Blvd., which is part of a two-building, 494,400-square-foot industrial campus. Joseph McDermott and Vincent Ranalli of CB Richard Ellis brokered the lease, which carries a 7-year term. The landlord is RREEF.

RANCHO CUCAMONGA, CALIF. — Dedeaux Properties LLC has leased a 135,000-square-foot industrial property, located at 9000 Rochester Ave. in Rancho Cucamonga, to Hollywood Ribbon Industries. Commencing this month, the $2.2 million lease covers a 5-year term. Binswanger/Realty Advisory Group’s Brett Dedeaux, Rustin Mork and Anthony Dedeaux represented both the Los Angeles-based landlord and the lessee in the transaction.

MT. PLEASANT, WIS. — Principle Construction Corp. has completed a 40,742-square-foot build-out project for Menomonee Falls, Wis.-based Maysteel, a manufacturer of precision metal enclosures, assemblies and systems. Located at Park 94 Building #2 in Mt. Pleasant, the project included the installation of a 1,600-amp service, T5 lighting and a 2,000-square-foot office space. Maysteel plans to use the facility as a warehouse, manufacturing and assembly plant. HSA Commercial Real Estate owns the property, which was constructed in 2008. Cornerstone Architects provided architectural services for the build-out project.

BELLINGHAM, MASS. — Natick-based Premier Equipment has acquired a 45,000-square-foot office/warehouse flex building in Bellingham for $3.2 million. The property is located on 9.6 acres at 47 S. Maple St. John Eysenback of R.W. Holmes Realty Co. was the sole broker in the transaction. He is also representing the buyer in the search for a tenant to occupy 15,000 to 20,000 square feet of expansion space currently available in the building.

HOUSTON — Suncoast Realty has sold a 36,835-square-foot warehouse to HT Shop Realty for an undisclosed amount. The property is located at 5148 Lotus St. in Houston. NAI Houston's Chris Kugle, John Ferruzzo and Dustin Gillioz represented the seller. Pacific Financial's Corey Ferguson represented HT Shop Realty.

COSTA MESA, CALIF. — DAUM Commercial Real Estate Services has represented AJAN Properties LP in the more than $6.3 million purchase of a 41,655-square-foot industrial building located at 320 Kalmus Drive in Costa Mesa. DAUM’s Mike Barreiro and Gavin Denniston represented the buyer in the transaction, and Lee & Associates represented the seller.
