FORT WORTH, TEXAS — LG Electronics has leased 66,433 square feet of warehouse space at Hillwood's Commerce Center 4 property in the Alliance Global Logistics Hub. The tenant now leases the entire 165,402-square-foot property, which is located at 2153 Eagle Parkway in Fort Worth. LG first moved to the building in 2005. CB Richard Ellis' Seth Kelly and Ryan Keiser represented the tenant. Steve Aldrich represented Hillwood internally.
YONKERS, N.Y. — An affiliate of Mile Square Transportation has acquired an industrial property in Yonkers from Precision Valve Corp. for $10.75 million. Located on more than 8 acres at 700 Nepperhan Ave., the industrial building has served as the corporate headquarters for Precision since 1952, but the company recently relocated to South Carolina. William Cuddy, Jr., and Kevin Langtry of CB Richard Ellis' Westchester, N.Y., office represented Precision in the sale. Bernard Stachel of Tamerlain Realty Corp. represented the buyer.
HOUSTON — Cadence McShane Construction Co. has completed 326,000 square feet of renovations and 30,000 square feet of new construction at Weingarten Realty Investors' ClayPoint 4 warehouse. The property is located in the 40-acre ClayPoint Distribution Park at the intersection of Clay and Hollister roads in Houston. Seeberger + Associates designed the project.
MIRA LOMA, CALIF. — Grubb & Ellis has represented a private investor in the $5.8 million purchase of Grapevine Business Center located at 3030 and 3090 Grapevine St. in Mira Loma. Constructed in 2008, the center comprises two industrial buildings totaling approximately 85,000 square feet. Grubb & Ellis’ David Wu represented the buyer, David Deng, in the transaction, and Greg Ashwill of Ashwill Associates represented the seller, Panattoni Development Co. Deng’s import and distribution company, Nanjing Electric ProCom, will occupy the 51,034-square-foot Building B; Building A is currently unoccupied.
CARSON, CALIF. — Watson Land Co. has leased out 119,077 square feet of industrial space located within the Dominguez Technology Center at 18620 Harmon Ave. in Carson. The 5-year lease is valued at $5 million. Mohr Partners’ Dina Zavislak represented the Eden Prairie, Minn.-based lessee, C.H. Robinson Worldwide, in the transaction, and Watson Land was represented in-house by Lance Ryan and Mike Bodlovich.
TAYLOR, MICH. — Paul Burger of Burger Easton & Co. brokered a lease transaction in Taylor. A private company leased a 32,000-square-foot industrial property for an undisclosed price. Burger represented the landlord, Rea Construction Co., in the transaction.
HUTCHINS, TEXAS — AS America has leased 626,100 square feet of warehouse space from Duke Realty in Hutchins. The property is located at 801 E. Wintergreen Road. CB Richard Ellis' Dave Anderson represented the tenant in the transaction. Duke Realty was represented internally.
MIDDLE RIVER, MD. — Ace Logistics has leased 141,400 square feet from RREEF at 670 Chesapeake Park Plaza in Middle River. The warehouse lease serves as a relocation and expansion for the tenant. MILWAUKEE — Chryspac LLC has leased 33,088 square feet of space in Milwaukee. The property is located at 130 W. Edgerton Ave. Barnett Capital Ltd., dba BCL Edgerton LLC, leased the property to Chryspac for an undisclosed price. Brett Garceau and Stephen Provancher of NIA MLG Commercial represented the landlord; Bob Dufek of Dufek Realty represented the tenant in the long-term lease transaction.
HAUPPAUGE, N.Y. — Perfume wholesaler FragranceX.com has acquired an 80,319-square-foot flex building located on Long Island for $5.7 million. The building is located at 5 Plant Ave. in Hauppauge. It contains 18-foot ceilings and six loading docks. The buyer plans to use the property for its Internet sales and distribution operations. Richard Cohen of Ashlind Properties represented the buyer.
