GARLAND AND FARMERS BRANCH — The Dallas office of Duke Realty Corp. has secured renewal leases with DAP Products, a marketer of caulks, sealants and adhesives, and Balcones Recycling, a company that converts waste products into resources. DAP Products, represented by Cash McWhorter and Larry Kell of Colliers International, has renewed for 130,900 square feet in Duke's International II, a 283,600-square-foot warehouse/distribution center in Garland. Meanwhile, Balcones Recycling, represented by Blake Rendrick and Will Nichols of Stream Realty Partners, has renewed for 96,400 square feet in Duke's Two Valwood Park, a 126,800-square-foot industrial facility in Farmers Branch. Randy Wood and Curt Hefner represented Duke in the lease transactions.

IRWINDALE, CALIF. — Seventh Street Development has broken ground on a new $40 million corporate headquarters/manufacturing/warehouse facility for Huy Fong Foods. The maker of Sriracha Hot Chili Sauce will consolidate its operations into the new 655,000-square-foot development, located within L.A. County at Azusa Canyon Road and Cypress Street in Irwindale, when it is completed in fall 2011. The California Mission-style building will consist of 26,000 square feet of office space, 150,000 square feet of manufacturing space and 480,000 square feet of warehouse space. Long Beach, Calif.-based Seventh Street, the development manager, is joined by general contractor KPRS Construction Services and RKZ Architects on the build-to-suit project.

TUCSON, ARIZ. — Dover Engineering Systems, dba Sargent Controls & Aerospace, has purchased an 18,800-square-foot industrial facility, located at 5600 West Coca Cola Place in Tucson, from DS Waters of America for $1.84 million. PICOR Commercial Real Estate Services’ Steve Cohen represented the buyer in the transaction, and CB Richard Ellis’ Bruce Suppes represented the seller.

WAUKEGAN, ILL. — Onsrud Cutter has purchased a 63,833-square-foot industrial facility in Waukegan. Situated on 6 acres at 1081 Northpoint Blvd., the property offers heavy power, air-conditioned warehouse/manufacturing space and 15,000 square feet of office space. Onsrud plans to relocate its manufacturing operations to the facility from its existing property in Libertyville, Ill. VERNON, CALIF. — Lee & Associates has negotiated GYC Investment LLC’S $3.3 million purchase of a 29,931-square-foot industrial building located at 3015 Leonis Ave. in Vernon. Built in 1952, the property will be upgraded with coolers, high-efficient lighting and refurbished offices. Lee & Associates Commerce’s Peter Bacci represented the buyer in the transaction, and VOIT Commercial’s Brian McLoughlin represented the seller, Irish Green LLC.

MT. PROSPECT, ILL. — Brennan Investment Group has acquired a 217,000-square-foot industrial facility in Mt. Prospect. Situated on 8 acres at 1900-2000 S. Carboy Road, the two-building property is partially leased. An affiliate of Principal Global Investors sold the property for an undisclosed price. Grubb & Ellis provided representation for the seller. Brennan has engaged CB Richard Ellis to market and lease the remaining space in the facility.

FARMERS BRANCH, TEXAS — Furniture company Weir's Furniture Village has acquired a 416,000-square-foot industrial property in the Dallas suburb of Farmers Branch that will serve as its new headquarters. The building is located on 16.11 acres at 4800 Spring Valley Road. It will house Weir's headquarters offices, distribution center and retail outlet store. The company will be relocating its current distribution center, which is located near the interchange of Stemmons Freeway and Mockingbird Lane in Dallas, to the new building. Tom Pearson and Chris Teesdale of Colliers International represented Weir's in the deal. Steve Berger and Dave Anderson of CB Richard Ellis represented the seller, Worldcolor, which was also the building's former occupant.

FONTANA, CALIF. — Lee & Associates has negotiated Allied West Paper Corp.’s 10-year, $20.5 million lease of the Midway Distribution Center, a 611,968-square-foot industrial property located at 11101 Etiwanda Ave. in Fontana. Lee & Associates’ Jeff Smith and Jeff Huberman represented the tenant in the transaction. Beginning a phased occupancy on Dec. 15, Allied West also has plans to add 100,000 square feet of manufacturing space and 15,000 square feet of office space to the 4-year old building, which will be used as the company’s corporate headquarters.

RIVERWOODS, ILL. — Podolsky Northstar CORFAC International has brokered the disposition of Southpoint I, a 100,415-square-foot industrial property located in Tinley Crossings Corporate Center in Riverwoods. KVH Industries acquired the property, which is located at 8400 W. 185th St., from Jefferson Pilot Investments, a subsidiary of Lincoln Financial Group. Built in 1998, the property features 28-foot clear ceilings, 17 exterior docks, two drive-in-doors, an ESFR sprinklers and parking for 112 cars. Adam Tarantur and Randy Podolsky of Podolsky Northstar represented Jefferson Pilot; Larry Johnson of CB Richard Ellis represented KVH in the transaction. Dan Minor of Vorys, Sater Seymour & Pease LLP provided legal services for the seller, while Jay Gitles of Seyfarth Shaw provided legal services for the buyer.
