NAI’s Ron Berg, Jeff Berg, Mica Berg and Eric Tumbleson represented the buyer in the single-tenant investment transaction, and the seller, AML Development II, represented itself.

INDIANA — Three Indiana industrial properties operated by Meridian Automotive Systems totaling 790,000 square feet have been sold to a private party for an undisclosed price. The sale represents the liquidation of Meridian's significant property assets; the company initiated a Chapter 7 bankruptcy proceeding last August. The sale includes a 354,000-square-foot warehouse, located at 501 Northridge Drive in Shelbyville; a 233,000-square-foot property, located at 14123 Roth Road in Grabill; and a 203,000-square-foot building, located at 1890 Riverfork Drive in Huntington. Jim Fasone and Brian Dell of Summit Realty Group represented the buyer. BND Commercial's Karl Behrens and Signature Associates' Brad Viergever represented the owners of the Grabill and Huntington properties. Summit and Signature represented the owner of the Shelbyville property.
O’FALLON, MO. — BJC HealthCare has developed the 40,000-square-foot Tier III data center at its 48-acre Progress West HealthCare Center campus in O’Fallon. The property features an $8 million electrical design and installation project from PayneCrest Electric and Communications. The project features two independent ,12,470 kilovolt services offering a power supply of 25 million volt amps for each electrical system. PayneCrest also installed a building automation system designed by Johnson Controls, which routes all mechanical, electrical, fire alarm and security monitoring and control points to a central monitoring system. Clayco Construction Co. served as construction manager; Arcturis served as architect and civil engineer; CJL Engineering served as electrical and mechanical engineer and C&R Mechanical served as HVAC design assist.
ST. LOUIS — R, B & M LLC has purchased a 25,350-square-foot warehouse from a private party for an undisclosed price. The property is located at 1230 Pierce St. in St. Louis. National Electric Contracting Co. will move into the space from a smaller building, making the new property its headquarters. NAI DESCO's Floyd Sweeny represented the buyer.
DUNCAN, S.C. — ResMed has signed a 174,000-square-foot industrial lease with Piedmont Office Realty Trust in Duncan. The warehouse is located at 110 Hidden Lake Circle. Brian Young and John Scott of CB Richard Ellis|The Furman Company, along with Piedmont Office Realty Trust's Alex Valente, represented the landlord. Cushman & Wakefield's Joe Smith and NAI Earle Furman's Dave Reeves represented ResMed.
SCHAUMBURG, ILL. — Amada-Wasino America has signed a 10-year lease for a 40,000-square-foot industrial property in Schaumburg. Shorewood Properties leased the property, which is located at 2324 Palmer Drive. The lease is valued at more than $4 million. Amada plans to use the property as a showroom, system configuration area, parts storage and distribution. Mas Ishida of TOBI International represented the tenant; John Cassidy and Ken Franzese of Lee & Associates’ Chicago office represented the landlord in the transaction. Terms of the lease were not disclosed.

Lemon Ave., 20507-20547 and 20529-20847 Walnut Drive in Diamond Bar. With assistance from Colliers International’s Josh Hayes, Voit’s Al Pekarcik, Dan Vittone and Nick represented Foremost Airport Vegas Ltd. in its sale of the 165,697-square-foot, multi-tenant industrial park; the buyer, Walnut Business Center LLC, represented itself in the transaction.
PHOENIX — CB Richard Ellis (CBRE) has negotiated the $8.75 million sale of a 250,157-square-foot, 100 percent leased distribution building located within Estrella Business Park at 1002 S. 63rd Ave. in Phoenix. CBRE’s Barry Gabel and Mindy Korth represented the seller, Honolulu-based 1600 Broadway LLC, in the transaction; the buyer was Duke Realty Limited Partnership of Phoenix.
DENVER — Fuller Real Estate has brokered Mariposa Real Estate Investments LLC’s $2.85 million purchase of a 48,796-square-foot industrial building located at 275 Mariposa Street in Denver. Fuller’s Alec Rhodes and Tyler Smith represented the buyer in the transaction, and CB Richard Ellis’ Tyler Carner, Jim Bolt and Mike Camp represented the seller, LCP 275 LLC.
