DAYTON, OHIO — GE Aviation, an operating unit of GE, is planning to develop Electrical Power Integrated Systems Research and Development Center (EPISCENTER) near Dayton. The $51 million center will focus on several markets, including on- and off-highway hybrid and electric vehicles, and additional electric aircraft and marine applications. The Ohio Third Frontier Commission is providing a capital grant of up to $7.6 million for EPISCENTER. GE expects the center to be operational in 2012. Details of the project have not been released.

MARLBOROUGH, CONN. — Colliers Dow & Condon has brokered the sale of an 8,000-square-foot industrial building in Marlborough for $550,000. North Windham, Conn.-based United Abrasives will occupy the building, which is located at 359 N. Main St. The seller was Sarasota, Fla.-based Haug Development. Richard Abo of Colliers arranged the deal.

ELIZABETH, N.J. — Atlanta-based IDI has signed third-party logistics provider Exel Inc. to a 130,205-square-foot lease at its NorthPoint Distribution Center, located at 699 Kapkowski Road in Elizabeth. The tenant will take occupancy in the summer and will share the building with Shipco, which will occupy 212,500 square feet beginning this month. Frank Petkunas provided in-house representation for IDI, with assistance from Paul Torosian and Nate Demetsky of Cushman & Wakefield. Frank Caccavo, also of Cushman & Wakefield, represented Exel.

WILLOWBROOK, ILL. — AVA Inc. has purchased a 20,385-square-foot industrial property in Willowbrook. Located at 7051 S. Adams St., the facility features two exterior docks, one drive-in door, 20-foot clear ceiling heights and parking for 36 vehicles. Kip Hennelly of CB Richard Ellis represented the buyer; Bill Waliewski of Westmont, Ill.-based Morgan Realty Partners represented the seller, 8-0 Real Estate LLC, in the transaction. Terms of the transaction were not disclosed.

PHOENIX –– Cushman & Wakefield has negotiated philosophy Inc.’s nearly 217,000-square-foot industrial lease at Buckeye Logistics Center located at 6913 West Buckeye Rd. in Phoenix. Terms of the deal were not disclosed. Constructed by The Alter Group in 2008, Buckeye Logistics Center consists of two buildings totaling 684,235 square feet. Cushman & Wakefield’s Pat Harlan represented the tenant in the long-term transaction, and the brokerage firm’s Steve Sayre, Darren Tappen and Kyle Westfall represented the landlord, Principal Global Investors. The Phoenix-based skincare and beauty company will relocate from a 100,000-square-foot facility in Chandler.

JOLIET, ILL. — Stepan Co. has inked a build-to-suit lease deal for a 217,712-square-foot industrial building at CenterPoint Intermodal Center-Joliet in Joliet. The Northfield, Ill.-based company is a producer of specialty and intermediate chemicals used in household, industrial, personal care, agricultural, food and insulation related products. The property is being developed by CenterPoint Properties.

FRANKLIN, MASS. — Healthcare supplies company Owens & Minor has expanded the lease at its Franklin distribution facility. The company previously occupied 47,459 square feet within the high-bay warehouse building but renewed and expanded its lease to occupy the entire 147,578-square-foot building. John Lashar, Paul Leone and Samantha Hallowell of Richards Barry Joyce & Partners represented the landlord, TA Associations Realty, in lease negotiations. Jackson & Cooksey represented the tenant.

ROSEVILLE, CALIF. — Solar Power Inc. will open a new 100,000-square-foot headquarters and manufacturing facility at McClellan Business Park in the Sacramento area. The property is projected to have an annual production capacity of 50 megawatts of high-performance solar panels. Founded in 2005, Solar Power anticipates construction beginning on the new facility in July with completion scheduled for early 2011.
