WHITE PLAINS, N.Y. — NAI Friedland has brokered the sale of a White Plains industrial building for $3 million. The single-story, 63,000-square-foot property is located at 179 Westmoreland Ave. The buyer, Westy's Self Storage, plans to demolish the building and construct a new self-storage facility. LONDONBERRY, N.H. — Tinkham Realty has brokered the trade of two development sites in Londonberry. The buyer in both deals was Concord, N.H.-based Pillsbury Realty Development. The first site totals 9 acres and is located at 2 Ash St. It is zoned for industrial development. The second site totals 38 acres and is located at 34 Hovey Road. It is currently zoned for agricultural/residential use, but Pillsbury plans to develop it in conjunction with the first site. The combined purchase price for the two sites is approximately $2.1 million. Judy Tinkham of Tinkham Realty represented Pillsbury and procured the sellers, both of which were family partnerships.
NEW YORK CITY — Hudson Realty Capital has secured $2.8 million in first-mortgage financing for an 8.9-acre industrial park located in Staten Island. The loan will be used to assist in the acquisition of the property's existing first mortgage. The property contains five three-story warehouse buildings totaling 165,150 square feet. The borrower and lender were not disclosed.
HOUSTON — Christopher Hunter of Marcus & Millichap has represented a limited liability company in the purchase of a Houston distribution warehouse from a private party for an undisclosed amount. The 36,675-square-foot property is located at 1210 Shotwell St. The building includes 1,500 square feet of office space.
SANTA FE SPRINGS, CALIF. — Colliers International has negotiated Cerritos, Calif.-based GHI Group LLC’s more than $3.45 million acquisition of a 32,006-square-foot industrial building, located at 13021 Arctic Circle in Santa Fe Springs. Constructed in 2004, the property features dock-high and ground-level loading and a 24-foot clear height. Colliers’ Chris Sheehan and Adam Deierling represented the buyer, a manufacturer of computer components, in the transaction; and VOIT Real Estate Services’ Dan Berkenfield represented the private-investor seller, Dodson LTD.
GLENDALE, CALIF. — Bay Alarm has acquired a 9,700-square-foot industrial building, located at 1728 Standard Ave. in Glendale, from trustees Jack D. and Myra S, Taylor, for $1.725 million. Lee & Associates-LA North/Ventura’s Randall Kobata and Brett Warner represented the buyer and sellers, respectively. The burglar alarm company is relocating from a Van Nuys, Calif., facility.
BRASELTON, GA. — Sealy & Co. has purchased the 439,338-square-foot Braselton 85 Distribution Center from a private party for an undisclosed amount. The LEED Silver property is located on Highway 124 in Braselton. Tom Senkbeil, Bob Cutlip and Klay W. Simpson served as in-house representation for Sealy.
HILLSIDE, ILL. — Dynamic Manufacturing Corp. has acquired a 173,000-square-foot industrial property, which is located at 4201 Raymond Dr. in Hillside. The company plans to use the property to consolidate and reorganize operations. Dynamic is a remanufacturer of torque converters and transmissions for the automotive industry. Daniel Fanelli, George Cibula and Anthony Leeds of Darwin Realty & Development Corp. represented the buyer; Justin Fierz and Brian Vanosky of Lee & Associates represented the undisclosed seller. The acquisition price was not disclosed.
GARLAND — Epiphany Lighting Products has signed a 114,515-square-foot lease with First Industrial for warehouse space in Garland. The property is located at 3901 W. Miller Road. Realty Advisors' Charles Lester represented the tenant in the transaction. CB Richard Ellis' Dave Anderson represented the landlord.
HUNTINGTON BEACH, CALIF. — Colliers International has negotiated the lease of a 167,778-square-foot industrial building, located at 5800 Skylab Rd. in Huntington Beach, to Modular Wind Energy. Reportedly the largest lease transaction completed to date this year in west Orange County, the 5-year deal exceeds $4.9 million. Colliers’ Clyde Stauff represented the landlord, DCS Holdings, in the transaction, and CRESA Partners’ Jeff Shepard and Dillon Dummit represented the tenant, a manufacturer of blades for wind turbines. Situated within Huntington Beach Industrial Park, the building includes 16,000 square feet of executive office space.
