BIRMINGHAM, ALA. — East Lansing, Mich.-based Mill Steel has leased 122,000 square feet of warehouse space from an undisclosed landlord at the Birmingham Food Terminal and Distribution Center. The company will generate 30 new jobs at the Birmingham facility. EGS Commercial Real Estate's Marc Eason represented the landlord in the lease. PLEASANT PRAIRIE, WIS. — Emco Chemical Distributors Inc. has acquired a 259,580-square-foot industrial warehouse building in Pleasant Prairie for an undisclosed price. Located at 8601 95th Ave. within LakeView Corporate Park East, the property is a rail-served manufacturing/warehouse built in 1991 with additions in 1997. Keith Puritz, Brett Kroner, Ryan Bain and Zach Graham brokered the transaction. The seller was Hexion Specialty Chemicals Inc.
PLANO, TEXAS — IDI has sold a 283,559-square-foot warehouse to KBS Realty Advisors for an undisclosed amount. The property is located at 3801 E. Plano Parkway in Plano. CB Richard Ellis' Jack Fraker, Josh McArtor, Gary Carr and Russell Ingrum represented the seller.
HOUSTON — Cadeco Industries has leased 154,114 square feet of warehouse space from EastGroup Properties in Houston's Lockwood Distribution Center. Located at 1060 Lockwood Drive, the property is close to East Interstate 10 and Loop 610. Grubb & Ellis' Doug Nicholson and John Nicholson represented the tenant. SAN BERNARDINO, CALIF. –– Cushman & Wakefield has negotiated Kohl’s purchase of Gateway South, a 970,000-square-foot distribution center located at 825 East Central Ave. in San Bernardino, for an undisclosed price. The facility offers immediate access to Interstates 215 and 10. Cushman & Wakefield’s Phil Lombardo and John McMillan represent the buyer, and Jones Lang LaSalle’s Mike McCrary and Peter McWilliams represented the seller.
CARSON, CALIF. — Grubb & Ellis has represented Epson America in its 180,000-square-foot, 68-month lease renewal at the Dominguez Technology Center, a Class A industrial building located at 18300 Central Ave. in Carson. The tenant has fully occupied the property since it was built in 2000. Grubb & Ellis’ Jim Biondi, Terry Reitz and Gerald Kim represented Epson in the transaction, and the property owner, Carson Dominguez Properties L.P., represented itself.
POOLER, GA. — H.J. High Construction Co. and Batson-Cook Co. are gearing up to break ground on the $16.9 million second phase of the Mitsubishi Power Systems Americas Savannah Machinery Works development in Pooler. The phase includes a 75,000-square-foot manufacturing bay and a mile-long rail line. Delivery is expected in April 2011.
JACKSON, MISS. — Jackson-based Southeast Industrial Properties I, a joint venture between Hines Investments and Duckworth Realty, will deliver a seed research facility for the Monsanto Co. by late this year. The 26,100-square-foot property will be located in Jackson's Flora Industrial Park. Flowood, Miss.-based Peoples Construction Corp. is serving as the general contractor.
DULLES, VA. —Northwestern Investment Management Co. has leased 64,539 square feet of warehouse space to San Antonio-based Ward North America, a moving and storage company, for the next 10.5 years. The property is located at 23000 Ladbrook Drive in Dulles. Adam Schindler and Paul Schweitzer represented the tenant in the $8 million lease, which is expected to bring 50 jobs to the area. The firm's Caulley Derringer and Stephen Beggs represented the landlord.
MELROSE PARK, ILL. — Kerry Ingredients & Flavours has selected Meridian Design Build to construct an 84,000-square-foot expansion to its existing 113,000-square-foot manufacturing facility in Melrose Park. Located at 3141 W. North Ave., the project will offer a total of approximately 197,000 square feet when complete in fourth quarter 2010. The redevelopment project includes the demolition of a two-story, 130,000-square-foot structure. Harris Architects is providing architectural and structural engineering services for the project. Jacob and Hefner Associates is serving as civil engineer.
