MT. VERNON, OHIO — Brett Morgan Holdings LLC has acquired a 206,000-square-foot industrial building in Mt. Vernon. Located at 8405 Blackjack Road, the property will be leased to PACS Industries. James Klements of Weber Wood Medinger/CORFAC International and Mike Hurd of Cassidy Turley represented the seller, TRW Automotive, in the transaction. Terms of the sale were not released.

HENDERSON — Atwoods Ranch & Home, a retailer, has acquired a 140,373-square-foot industrial building at 1610 Industrial Dr. in Henderson. Atwoods currently operates 47 stores in five states offering a wide range of products including clothing, tools and hardware, lawn and garden supplies, sporting goods, pet supplies, feed, farm and ranch supplies and seasonal goods. The company plans to use the facility as a distribution center for its retail stores. Kipp Collins of Binswanger represented Atwoods in the acquisition.

LAURENS, S.C. — Friedrichshafen, Germany-based ZF Group is developing a 975,000-square-foot transmission manufacturing facility in Laurens. The $350 million plan will be used to manufacture fuel-efficient eight- and nine-speed automatic transmissions for the passenger care and light truck markets. Walbridge Southeast and Red Rock Developments have been tapped to design and build the facility.

WHITLEY COUNTY, IND. — Iotron Industries is currently developing a $15 million contract sterilization and materials modification facility in Whitley County. The Canada-based company's 54,000-square-foot facility is expected to open late this year. The company's e-beam facilities current provide contract sterilization services to the medical industry, pest and microbial reduction for agribusiness, and materials modification in the production of orthopedic, building and technology products.

ROSCOE, ILL. — American Aluminum Extrusion (AAE) plans to open a 276,000-square-foot manufacturing facility in Roscoe. The company will take occupancy of the former Warner Electric plant, which is located at 5253 McCurry Road. AAE plans to invest $7.5 million into the facility and create 130 new jobs in the area by 2013. The company will take occupancy by the end of the year.

EAST TAUNTON, MASS. — Maggiore Cos. will soon break ground for a new 137,000-square-foot industrial project in East Taunton. The building will be located at 60 O'Connell Way within the Liberty and Union Business Center. It is the last building to built as part of the 41-acre park. CB Richard Ellis/New England will lease the building, which will be ready for tenant build-out by July.

FORT WORTH — Universal Recycling Technologies has leased the 19,800-square-foot balance of Northpoint Trade Center's Building II, located at 731 Eight Twenty Blvd. in Fort Worth. The lease makes the national recycling organization the largest tenant in the 100,500-square-foot warehouse, and the new space is contiguous to Universal Recycling's previous 20,000 square feet in the warehouse. Based in Janesville, Wis., Universal Recycling operates seven recycling facilities throughout the U.S. Tim Vogds of CB Richard Ellis (CBRE) represented Universal Recycling, while Todd Lambeth of Dallas-based Bradford Commercial Real Estate Services represented the landlord, Bel Air Industrial.

CHINO, CALIF. — Lee & Associates has presided over the $8.5 million sale of a 189,990-square foot industrial property located at 13780 Central Ave. in Chino. Built in 1988, the single-building development is situated near the 60 and 71 freeways, as well as the Chino Airport, in the western part of San Bernardino County. Lee & Associates’ Bill Heim and Eloy Covarrubius represented buyer, DCT Industrial, in the transaction, and the brokerage firm’s Jack Cline, Patrick Bogan and Steve Coulter represented the seller, Gamm Enterprises. The buyer plans to renovate the property and lease it out.

SAN JOSE, CALIF. — Holliday Fenoglio Fowler LP has arranged $9.99 million in refinancing for a 166,600-square-foot industrial/warehouse facility located at 940 Remillard Court in south San Jose. Originally built in 1976 and situated on 7.6 acres close to Interstates 101 and 280 and the San Jose International Airport, the property was fully renovated in 2000 and 2008. On behalf of Remillard Court Holdings LLC, HFF’s Peter Smyslowski and Kevin Redford placed the 5.98 percent fixed-rate loan with Wells Fargo Bank. Retiring a maturing loan on the fully leased property, the refinancing has a 10-year term and 30-year amortization schedule.
