CHARLESTON, S.C. — US Industrial REIT III, an affiliate of USAA Real Estate Co., has acquired a 1.1 million-square-foot property in Charleston. The LEED Gold-certified, cross-docked Class A bulk distribution facility is situated on 124 acres at the Rockefeller Group-MeadWestvaco Foreign Trade Zone. The sellers were a joint venture consisting of The Rockefeller Group and MeadWestvaco Corp. Andrew Merin and Stewart Calhoun of Cushman & Wakefield, along with locally based Colliers Keenan, represented the seller in the transaction. The acquisition price was not disclosed.

HOUSTON — Precision Flamecutting & Steel, Inc., has purchased 13.19 acres at Satsuma Station Industrial Park, located off U.S. Highway 290 and Highway 6 in northwest Houston. The new 105-acre, master-planned business park is a development of PinPoint Commercial LP and is currently home to FedEx Freight's 153,853-square-foot facility. Bill Rudolf and Gray Gilbert of CB Richard Ellis (CBRE) represented Precision Flamecutting & Steel, Inc., in the transaction.
RURAL HALL, N.C. — Cole Real Estate Investments has acquired Hanesbrands Distribution Center in Rural Hall for an undisclosed price. The property was acquired along with the Medtronic Office Building in San Antonio, Texas, in separate transactions totaling $64.6 million. The 930,000-square-foot Hanesbrands building is leased to Hanesbrands under a 12-year, triple-net lease with a renewal option of an additional 10 years. Boyd Messmann provided in-house representation for Cole. Fran Donato of NAI Welsh represented the seller, Capital Solutions, in the transaction. John Johannson of NAI Welsh referred the transaction to Cole.
DUBUQUE, IOWA — Thermo Fisher has completed the disposition of its industrial complex, which is located at 2555 Kerper Blvd. in Dubuque. Situated on 12 acres, the 189,981-square-foot property sold for an undisclosed price to an undisclosed buyer. WAUKEGAN, ILL. — Abbott Laboratories has renewed its 128,007-square-foot industrial lease within Amhurst Lakes Business Park, which is located at 3651 Burwood Drive in Waukegan. ROCHESTER HILLS, MICH. — Otto Bock Polyurethane Technologies Inc. has leased a 53,243-square-foot industrial space at 2923 Technology Dr. in Rochester Hills. The Duderstadt, Germany-based manufacturer of orthotic and prosthetic components has 43 sales and service locations worldwide and approximately 4,000 employees. Steve Morris and Diane Meranski of Newmark Knight Frank represented the tenant in the transaction. The landlord and terms of the lease were not released.
PENNSYLVANIA — KBS Real Estate Investment Trust II has purchased a 1.6 million-square-foot Pennsylvania industrial portfolio for $90 million. The portfolio contains four properties located at 325 CenterPoint Blvd. in Pittston, 125 Capital Road in Pittston, 550 Oak Ridge Road in Hazleton and 14-46 Alberigi Dr. in Jessup. The first three buildings are wholly leased to Kimberly-Clark, Grupo Bimbo and Amazon.com, respectively. The final building is fully leased to four tenants. KBS Capital Advisors provided in-house representation to the REIT. Michael Hines and Michael Blunt of the Philadelphia office of CB Richard Ellis represented the undisclosed seller.
POMONA, CALIF. — On behalf of Structural Composites Industries, The Saywitz Co. has negotiated an 11-year, $11 million manufacturing and industrial lease for 173,200 square feet at 336 Enterprise Place in Pomona. Barry Saywitz of the Newport Beach, Calif.-based brokerage firm represented the tenant in the transaction; the seller, TA Realty Associates, was represented by Davis Partners.
BEDFORD HEIGHTS, OHIO — NAI Daus has brokered two lease transactions for a total of 137,400 square feet of office and warehouse space at 5111 Richmond Road in Bedford Heights. Decker Equipment Co., a supplier of used forklifts and lift trucks, has leased 61,500 square feet at the building, while Brand Castle LLC, a producer of cooking and baking kits, leased 75,900 square feet at the property. Todd Gardiner & Associates represented Decker Equipment Co., and Coven-Goldman Associates represented Brand Castle LLC. Robert Wetzel and Scott Garson of NAI Daus represented the landlord, Samson Realty Co., in the transaction. Terms of the leases were not released.
