AURORA, ILL. — Illinois-based Peerless Industries has signed a 1-year lease and purchase option for a 307,813-square-foot industrial space at 2300 White Oak Circle in Aurora. The auto/visual mounting solutions manufacturer plans to consolidate and relocate its global operations to the new facility, which was developed by Northern Builders in 1997. Situated on 22.5 acres, the building features 30-foot clear ceiling heights, 35 exterior docks and 400 parking spaces. Peerless has future plans to develop a 180,000-square-foot expansion on the site. Larry Goldwasser and Jay Maher of NAI Hiffman represented Peerless Industries; Jason West, Sean Henrick and Mike Magliano of Cushman & Wakefield represented the owner, Northern Builders. Additional terms of the lease were not released.

SAN ANTONIO — Marcus & Millichap has brokered the sale of the 35,382-square-foot Burwood Lane Business Park between two undisclosed parties. The property is located at 4-6 Burwood Lane in San Antonio. Joshua Swank of Marcus & Millichap's San Antonio office represented the seller. The firm's Joshua Lass-Sughrue, who works in the firm's Houston office, represented the buyer.

FORT WORTH, TEXAS — Mitchell & Murphy LLC has purchased a 13,230-square-foot warehouse from Colonial Freight Systems for an undisclosed amount. Located at 1201 Cantrell Sansom in Fort Worth, the property sits on 5.46 acres. Marla Yost of Keller Williams represented the buyer in the transaction. NAI Huff Partners' Walter Floyd and Robert Sawyer represented the seller.

SANFORD, FLA. — Sanford-based AMR Florida Holdings has purchased a 30,000-square-foot warehouse from Salt Lake City-based Zions First National Bank for $900,000. The property, located on 2.64 acres at 2664 Jewett Lane in Sanford, was built in 1984. Allison Reynolds of Orlando, Fla.-based Duke Kroeger & Co. represented the buyer. Sperry Van Ness' Tyler Doggett represented the seller.

NORTH BRUNSWICK, N.J. — Capacity LLC has expanded its presence at Sudler Corporate Park in North Brunswick. First, the tenant renewed its lease for a 125,000-square-foot building located at 1112 Corporate Road. It also signed a new lease for a 130,000-square-foot warehouse building located at 1101 Corporate Road. The new building is situated on 11 acres and features 40-foot by 40-foot column spacing, one drive-in dock and 10 external docks. Capacity has been a tenant at the park, which is owned by The Sudler Companies, since 1998. Steven Spinweber provided in-house representation for the landlord in lease negotiations. John Maloney, Jr., of CB Richard Ellis represented the tenant.

WICHITA FALLS, TEXAS — Natura World, a pillow and bedding manufacturer, will open its new U.S. headquarters in Wichita Falls, a $24.9 million capital investment that will create 400 jobs. The property will be the company's only location in the United States. The state of Texas invested $1.5 million in the project through a Texas Enterprise Fund grant.

PHOENIX — Cassidy Turley BRE Commercial has negotiated Presson Corp.’s acquisition of the 236,883-square-foot Martin Van Buren Commerce Park in Phoenix. The Arizona-based private-investment company purchased the six-building, multi-tenant industrial complex, located at 301-502 N. 37th Drive and 3740 W. Van Buren, from ProLogis. Cassidy Turley’s Steve Lindley, Bob Buckley and Tracy Cartledge represented the buyer in the transaction; ProLogis was represented internally.

FULLERTON, CALIF. — Colliers International has negotiated the $12.25 million purchase of a 198,020-square-foot industrial property, located at 1424 S. Raymond Ave. in Fullerton, by South Coast Transportation and Distribution. The property consists of three industrial buildings situated on 14.9 acres of land. Colliers’ Clint McMorris and Lary Carlton represented the Los Angeles-based buyer in the transaction, and Grubb & Ellis’ Jeff Read and Greg Osborne represented the seller, Newport Beach, Calif.-based Western Realco.

LAKE ZURICH, ILL. — ECHO Inc., which develops and manufactures professional-grade, hand-held outdoor power equipment, has selected Premier Design + Build Group to construct its 127,200-square-foot expansion at the company's existing facility in Lake Zurich. The project includes the addition of 12 exterior truck docks, one drive-in door, 28-foot clear heights and architectural pre-cast, and 3,000 square feet of office space improvements. Completion is slated for this summer. Stephan Rankin Associates is providing architectural services for the project, while Jacob & Hefner Associates is serving as civil engineer.
